Griffin Funding is a national direct mortgage lender based in San Diego, California. We underwrite in house, so we make the credit decision ourselves rather than passing your file to a third party.
We specialize in borrowers whose income does not fit a standard W-2 box: self-employed business owners, real estate investors, and veterans. The online application takes about 10 minutes, and files move in days rather than weeks. Since 2013 we have funded more than $3.6 billion to over 8,000 clients.
Loan programs we offer
- Bank statement loans — qualify using 12 or 24 months of business or personal bank statements instead of tax returns. Built for self-employed borrowers, contractors, and business owners who write off heavily.
- DSCR loans — qualify an investment property on its own rental cash flow (debt service coverage ratio) rather than your personal income. No W-2s, no tax returns.
- VA loans — purchase and refinance options for veterans, active-duty service members, and eligible surviving spouses, including zero-down purchase loans.
- Home equity loans and HELOCs — including fixed-rate HELOCs and reverse second mortgages, for pulling cash out without touching your first mortgage rate.

From the first conversation I had with Justin he was very professional. He answered all my questions without hesitation. His overview of how the process would go once we found a house was very helpful.
Once we found a home he and Shell always keep me informed, always let me know in a timely fashion what items they needed from me.
Without hesitation I would highly recommend Justin to anyone needing a mortgage.

Update , Nick my griffin loan officer , called back . He was delayed getting the answer to my question . All good , he’s gonna walk me through the auto pay set up , great recovery Nick . Appreciate your help !
