Very bad company 😞 they are scammers do not partner with them they will scam you

We were extremely impressed with the service provided by Henry Sykes Auctions. They went above and beyond to help us achieve the sale of our property. Although delays arose due to circumstances on the buyer’s side, the team remained proactive throughout, maintaining regular communication, liaising with solicitors and helping to resolve issues as they arose. Their commitment and dedication were exceptional, and we would wholeheartedly recommend them to anyone looking to sell a property.

Selling our cottage through Henry Sykes Auctions proved to be an excellent decision. The entire process was handled professionally and efficiently from beginning to end. Adam provided outstanding support, always taking the time to answer questions and offer assistance whenever needed. His communication was excellent and he was consistently available by telephone. We are extremely grateful for his help and would not hesitate to recommend Henry Sykes Auctions to anyone considering selling a property.

We recently purchased a property in North Wales through Henry Sykes Auctions and dealt primarily with Adam throughout the transaction. From the outset he was approachable, responsive and always willing to help. Buying at auction for the first time felt quite daunting, but his guidance made the process straightforward and stress-free. We were very pleased with the service received and would certainly consider using Henry Sykes Auctions again in the future.

Having watched Sarah Beeny’s property programmes, we were encouraged to explore buying through auction. As first timers, we were naturally a little apprehensive, but the experience was far easier than expected. The biggest advantage was the certainty once contracts were exchanged, both parties were committed, which gave everyone peace of mind. The seller mentioned after the sale completed that two previous purchases had fallen through via estate agents, so he appreciated the security just as much as we did. The process was clear, efficient and transparent from start to finish. We would happily recommend property auctions to others.

First time selling a property via auction and Henry Sykes made the process smooth from start to finish. Reece was incredibly helpful, responsive, and accommodating throughout, especially with marketing changes. Communication was excellent and I achieved a result I was really happy with. Would happily use them again.

Same here — couldn’t get the money together to complete, so lost my 1% reservation fee (£900 with dreaded vat) Feels like all three of us ended up in the same mess — poor decisions and lack of planning on our part. Hard not to get frustrated after though (I even joked about the “it’s a scam” route), but really we’ve put ourselves here 🤦‍♂️. Leaving a one-star review makes me feel better anyway 😂 Its not put me off though, just need to actually have the money to complete next time - but they don't tell you that. Sod ‘em anyway

They were so professional and easy to deal with, nothing was too much trouble for them. This was my first property to sell so I appreciated all the help and advice they gave me. I would definitely recommend them.

same thing happened to me. I bought a property from them and then the seller apparently pulled out and when i tried to get my money back from the auctioneer he kept diverting my attention away from getting my money back so i eventually reported them for fraud and am awaiting the conclusion to this

*** BUYERS BEWARE ***
Don’t get involved with these auctioneers, they have an auction site “henrysykes.co.uk”, but everything else is fake. I paid a pre-auction deposit via credit card to “Henry Sykes Auctions”, but no such company exists. Later I paid a further invoice to “Henry Sykes”, which my bank tells me is a personal account. More than two months on from the January auction, we have been unable to complete the sale because the seller’s solicitor does not have the authority to sell. I have asked the auctioneers to refund to fee and let us withdraw, but my repeated requests are ignored.

Other points to consider.
(1) This auctioneer’s USP is that sellers pay no fee – it is all loaded on the buyer: 3% +VAT. So add 4% on to whatever you bid.
(2) The auctioneer can bid up to the reservation price on behalf of the seller. So you are likely to bid against one or more fake bidders.
(3) The auctioneer takes no responsibility for any information it provides. In our case, we were informed (almost certainly incorrectly) that the sale included free forecourt parking.
(4) The only communication from the auctioneers has been emails and texts from “Tim Ico” using a gmail account and mobile number. What legitimate company doing business with the public does not have a company email and company phone.
