David is a good tech and does his job well

I lived at an invitations home for 3 years with 3 other adult women. The maintenance guys were nice but when it came to fixing things the bare minimum was done, if you were lucky. On move out I was initially charged over 2,000 dollars. I had the home professionally cleaned including the carpets, the home was actually better condition when I moved out. Initially I was charged for cleaning fees and carpet, painting, light bulbs( which were replaced) door stoppers( also in place) trash in trash bins on the side of the house. I actually moved the bins to the curb in the evening. I disputed the charges got some of my money back but not all of it, because they charged me for paper I forgot to remove on the top of the refrigerator. Moral of the story is Don’t rent with Invitation Homes, unless you don’t want your deposit back. I would give them half a star if I could.

On September 21, 2026, I was advised that Director Leon Smith would return my call regarding my ongoing dispute over the water and sewer billing adjustment, as well as my concerns about the unprofessional manner in which I was spoken to by the property manager during our conversation.

As of October 15, 2026, I have received no return call, email, or other correspondence from the Director or anyone else

The underlying billing dispute also remains unresolved. I continue to question the methodology used to calculate the credit, particularly the use of elevated utility bills from the disputed period to establish the baseline for determining the adjustment. I have also requested a clear accounting of the credits applied to my account.

After repeated attempts to obtain clarification and resolve these concerns directly, I find the continued lack of follow-through unacceptable.

This will be my final public update regarding my attempts to resolve this matter directly before pursuing additional avenues for review and resolution.

We chose Invitation Homes because the deposit was only two months’ of rent, not the 3 that the real estate agents recommend landlords to charge so they can take their share. That was the only positive. All of their homes are poorly maintained because they expect their tenants to do the majority of maintenance. Their fees are absolutely ridiculous. They use CONservice for water/sewer/trash which adds more fees. They tried to charge us for their violations that existed prior to our lease date. If you have problems, you have to be home to wait for the maintenance people… we had major issues in our first month and I had to miss 5 days of work- did they give me back my 40 hours of used PTO?!? No, they gave us $238 rent credit. And, it took reaching out to the HEAD of maintenance to get any movement on issues. I will be writing letters to all of our state politicians to get them out of Florida!

Good system so far but didn’t have any renting experience yet

We applied on October 1 and were approved the next day. Our leasing specialist, Jackie, answered quickly and fixed an error in our lease paperwork (ESA animal addendum) the same day. The move-in orientation was well organized, and the technician, Michael Sherette, was professional, friendly and explained everything about the house. The process was clear from application to keys. Thank you!

Move in we didn’t get the discount and they argued that we did and said it was credited elsewhere… it was not. We can do simple math and my bank account doesn’t reflect the discount. No DoorDash card that was advertised as well. We had an 90 day inspection, was horrible the property manager is a bully. Just was back for our 6 month inspection and I reviewed my lease it says yearly and this guy was even more of a bully. I got a citation for a plant stand being in front of a window in a spare bedroom used as a office and for my husband’s motorcycle being parked in our garage near the water heater and electric box… not blocking either just parked inside the garage. It’s on wheels … it can be moved . The property manager made several comments to me in my home that we were “just renters “. Very frustrating and I really don’t want this person back on my property. I felt so uncomfortable.

⭐ 1 Star — Extremely Disappointing Experience With Invitation Homes

I would NOT recommend renting from Invitation Homes based on my experience.

From the moment we moved into the property, we encountered numerous issues, including an unpleasant odor, plumbing problems, a dirty home, and problems with the dishwasher and cabinets. These were not issues we created. They existed when we moved in, and we documented several of them through emails and photographs.

Despite these conditions, we maintained the property to the best of our ability and left it in better condition than we received it.

What made this experience even more frustrating was the move-out process. During the pre-move-out inspection, we were informed that we were required to hire professional house cleaners, carpet cleaners, and potentially painters, and provide receipts proving these services had been completed. We were also told that failure to meet these expectations could result in additional charges, even for something as minor as dusty blinds.

I have rented homes before, and I have never experienced a move-out process quite like this. The expectation seemed to be that we should return the property in a condition suitable for the next tenant, despite the fact that it was not provided to us in that condition.

I fully acknowledge that we mounted televisions and that certain walls may require patching or painting. I have no problem accepting responsibility for legitimate damage we caused. However, I do have a problem with being expected to correct preexisting conditions or pay for services that go beyond our actual responsibilities.

During the inspection, I specifically brought up the unpleasant odor that had existed since we moved in. The inspector stated that he could not smell anything. I also informed him that we had documentation and photographs of the property’s original condition.

Before leaving, the inspector promised to send an email detailing exactly what needed to be addressed before move-out. That email never arrived.

I subsequently sent an email expressing my concerns to multiple Invitation Homes representatives who had previously communicated with us regarding the property and our lease. As of this review, I have not received a single response.

The situation became so unpleasant that we chose to move into another residence while still financially responsible for the previous one. We were willing to pay rent in two places rather than continue living in that house. That alone should speak volumes about our experience.

At this point, my concern is no longer simply about the security deposit. It is about accountability, communication, and how tenants are treated.

Tenants should not be expected to return a property in better condition than it was provided while legitimate concerns about the original condition go unaddressed.

My advice to anyone considering Invitation Homes is to document EVERYTHING. Take photographs before moving in, keep every email, review your lease carefully, and make sure you understand the move-out expectations before signing.

Unfortunately, our experience with Invitation Homes has been extremely disappointing, and I would not rent from this company again.

Completely runed by A.I.; nobody answers the phone, your call is immediately pushed to a messaging system and then a whole list of options are said to be everything but trying to connect to a realtor agent.

I also requested a tour and they want your identity. This has scam written all over it!

For those looking to move under a tight schedule, I wouldn't waste my time with Robotic responses and endless wild goose chases.

Invitation homes is an absolute nightmare!!!! Upon signing a lease for $3400 monthly hidden fees for pet rent $80, smart home rent $45, hvac filters $10 etc. To make matters worse when someone hacked my bank account which cause fraud preventing measures by the bank invitation homes was notified of said issue they froze our abilities to make payment via bank or debit to which they said someone will call you back as soon as possible we marked this as an urgent matter. No one will ever call you back I have called for 4 straight days trying to get assistance only for them to spew the same scripted sentence over and over only to get nowhere and be hung up on. This company is a scam and a fraud fluctuations in fees and rent as they see fit, poor service and extremely rude staff

Invitation homes representative, Orthell, was amazing. He was professional, friendly, and knowledgeable. He totally set us up. I really hope we get him for our next annual visit.

I would NEVER recommend Invitation Homes. We pay nearly $3,700 a month in rent, maintain the property, and pay on time, yet the way this company treats tenants is unacceptable.

During the summer, our AC stopped working, leaving us without proper air conditioning for an extended period while outdoor temperatures reached nearly 100°F. Invitation Homes knew we have three young children and that I am pregnant, yet we still had to repeatedly fight to get the issue resolved. The lack of urgency and concern for our family’s safety was extremely disappointing.

To make matters worse, Invitation Homes blamed our electric vehicles for electrical problems and charged us nearly $600. However, another technician THEY sent later confirmed the problems were caused by old, faulty breakers, NOT our vehicles. Despite this, they refuse to remove the charges.

Communication is terrible. Emails frequently go unanswered, and getting assistance requires multiple attempts. Yet when they want payment, they have no problem contacting us.

What is even more disturbing is discovering Facebook groups filled with Invitation Homes tenants reporting similar experiences, some far worse than ours. Seeing so many complaints about unfair charges, maintenance issues, and poor communication makes this feel like more than an isolated incident. At this point, the company feels like a scam.

It seems Invitation Homes cares more about collecting money than maintaining safe homes or treating tenants fairly. Moving is expensive, and it feels like they take advantage of that.

I wish I had researched other tenants’ experiences before signing a lease. I have completely lost trust in this company and will continue sharing my experience to warn others.

Being a responsible, rent-paying tenant should not mean constantly fighting for basic repairs, fair treatment, and accountability.

Went to see a home by Invitation Homes today and it was absolutely filthy!!!! needed at the BARE MINIMUM a coat of paint and new carpets. Carpets were dingy and the whole place was dusty and nasty! There was urine in the toilet and bugs everywhere. Just disgusting.

Great experience with there Procare Maintenance Service

Expert technician Joshua Brice explained the problem with my master bathroom cabinets. He explained how discoloration that appeared as mold was actually not mold and was not harmful at all. Invitation Homes could have sent this expert technician out five weeks ago to determine what the actual problem was. Also a male maintenance representative at IH who I talked to on the phone on October 7 was actually the only IH phone service representative who could identify the problem and sent a mold expert technician to assess the problem. This was after five weeks of IH phone service representatives not being able to assess the problem or give me the correct route to fix the problem.

I am extremely satisfied with my experience with Invitation Homes! From the beginning, their patience, professionalism, and willingness to work with me throughout the leasing process have been truly appreciated.
What stood out most was their understanding and flexibility. Moving into a new home can be overwhelming, but their willingness to listen, communicate, and help accommodate my circumstances made the experience much less stressful.
It is refreshing to work with a company that makes you feel valued as a resident rather than just another application. Their kindness and commitment to customer satisfaction made a meaningful difference for me and my family.

I had a great experience this morning by a fine professional young man from Invitation Homes It was my annual Pro Care visit and Jamel Graham was super attentive to all of my concerns. He had a great attitude and he had a real desire to make sure my home was to my liking. You don’t find this outstanding personal care hardly anymore. Thank you Jamel for a Awesome Experience!

I am a current resident since 2014, Their management is very disappointing. My kitchen sink is not draining water since Saturday night. When I was washing dishes,both sides of sink got full of water, garbage disposal not working, on Sunday I called them the lady told me that someone will contact me on Monday. But noone called Today, my kitchen is full of dirty dishes , I can't cook or clean, I waited till 2 pm then I called them again and the guy first told me that they will come on Wednesday but I requested sooner so he said ok today the maintenance guy will come, I waited whole day but he didn'tshowed up, no message nothing. I am very mad. Tomorrow i have to go to work. Very disappointing maintenance.
