Very easy to deal with. Open Property delivered a fair offer and completed quickly, which was exactly what we needed. Would recommend to anyone who wants a fast property sale.

Jason was excellent - my previous buyer pulled out at the last minute and I was at risk of losing the house I was buying. Jason stepped in and everything was completed in less than 5 days. Highly recommend.

I inherited a property in Birmingham that needed a lot of work, I decided to sell to OPG. They offered a fair price and took care of everything, including the legal side. Communication was good throughout, and I felt completely reassured.

It was such a relief not to have to deal with estate agents or endless viewings.

There are, I imagine, a significant number of poor cash buying company out there.
When I started searching I was a little overwhelmed with making a decision on who I could trust.
I searched for the number of houses bought, looked up free filings at companies house to gauge their finances and check on changes to directors, you get the picture, not easy to find the decent ones with any certainty.
I came across Open Property Group and everything I found looked positive including responses to both positive and negative reviews with those looking like realistic and understandable responses where things didn't go too smoothly.
My property had been tenanted for 9 years, needed upgrading and I decided to try a local auction house.
Not long into the process we discovered Japanese Knotweed in the back garden, gutted, we obviously declared it and had no takers after that.
I spoke to Jason at OPG, was very honest and open and he was in return.
I was made an offer that was fair given the circumstances and he promised that the price wouldn't be dropped at the 11th hour - which was my main worry having read so many reviews for other cash buyers.
There were a few niggly things with solicitors, which can happen with any property sale, but we exchanged and completed last week - at the original offer.
With no auction fees or solicitors fees, it softened the blow of the value reduction caused by the knotweed.
I found Jason to be decent, approachable, and most importantly contactable.
I have no hesitation recommending them as one of the decent, above board cash buyers and would do so to friends and family if ever needed.
Finally, with the cash in the bank and nothing to gain by me for leaving this review, I hope you see that I'm hoping to help other people wading through research to find a trustworthy option.

We were quickly made an offer which we accepted in February 2025. Here we are in October 2025 and now they simply ignore every email asking for an update on the delay. The solicitors are also unable to obtain any update. When senior staff promise to ‘come back to you’ and ‘look at the file’…….nothing happens. (If you call you will definitely get the answerphone, but then messages are ignored). A complete and utter shambles of a Company who have wasted my time.

We was pleased with the speed of the sale. The price was lower than we wanted but we accepted the lower price for the speed of the sale so overall this was a good experience and I would be happy to use Open again.

Avoid at all costs.

A below market sales offer from OPG was accepted in April on the basis we would exchange mid May & complete end May.

Mid August & not only has it not happened but the buyer and their solicitors are not responding to any emails from our solicitors.

I sold my rental properties with OPG. Martyn and Jason were both profession and extremely understanding. My properties were not straight forward and took longer than expected to no fault of OPG.However, OPG kept their word and stayed true to the deal. I would highly recommend using OPG as dealing with actual caring human beings makes a huge difference to me at very stressful times. Thank you OPG…

We accepted an offer from this company on the basis that we would exchange and complete within 28 days and that the process would be straightforward and stress free
After 4 months of ongoing and repetitive enquiries we were no further forward. In addition they wanted us to pay for indemnity insurances to protect them from ground rent costs
By this time our tenant, quite understandably had moved on, when we told Open Property this they immediately contacted our solicitor ( but not us!) to exchange that afternoon but at the original offer, which did not represent the vacant possession value in any way and took no account of the continued delays and nonsense we had had to deal with . Fortunately our solicitor contacted us prior to taking any action and thereby saved us in the region of £40k
I then received a phone call from OP to assure me that my property was basically worthless and I should accept their low offer. This is not the opinion of the valuation agents we have contacted or our conveyor
I would be very careful if choosing this company . Keep your wits about you m

Further to the open property response

The lease title is not held by Hawksmore which is well known to OP. This is held against the freeholders company and has no effect whatsoever on the ownership of the lease
The ground rent clause is absolutely standard and refers to event of the leaseholder failing to pay ( quite reasonable) ground rent
In fact two flats in the same block have now completed sale and as the leases are all issued by the same freeholder, none of the comments made by OP really stand up
Having spent four months batting this ball back and forth with Open Property really don’t want to continue with this
It’s for all to make up their mind , but our experience was what it was and all of my comments can be supported by email

This was the easiest property sale I’ve had in my lifetime of selling a few properties. I was skeptical at first but I’m glad I chose OPG.

I was looking to sell my property with tenants in situ and stumbled across OPG by chance. Although the process took almost three months to complete there were various complications plus the Christmas break to contend with, so that is fair enough. I did feel as though I was offered a fair price for my property. Jason and his team were quick to reach out when I had questions and were unfailingly professional and courteous. I would recommend the company wholeheartedly.

excellent, thank you, on a difficult property to sell. Open have throughout been open, honest and fair and reliable, and very pleasant and professional. Shall be happy to come to them when next property ready to sell, hopefully that is "easier" to sell but I still recommend dealing with Open.

Made us an offer, guaranteed for 7 days, on 11 November 2024. We accepted on Wednesday 13 November 2024, just 2 days later, only to be advised that the market value had changed and their "guaranteed" offer would be reduced by £10000 (15% less than the original offer!) So the market value of our property had dropped by 15% in 48 hours, according to them!
They based this on us reducing the price at the estate agents after we received their "guaranteed" offer, which we did as a final try to get a reasonable price for it, before we practically gave it away. This company saw that as confirmation that our property had devalued! Absolute nonsense! I was told that they have a Chrome app that tells them the lowest figure a property has been advertised at and they base their offer on that!! How professional!!

In summary:
Their guaranteed valuation is not only way below market price, but it isn't guaranteed in the slightest.
They use a Chrome app to determine what your property is worth. If yours isn't on the market, they'll base it on another property in your area, almost certainly the cheapest that they can find.
If you reduce your asking price prior to accepting, they'll slash your offer.

Absolutely disgusted with them, I feel we had a lucky escape.

Received a call from company director, Jason. Said he would take my comments on board. Appreciated him reaching out, though my comment remains unchanged.
