Single story extension

Doing single story extension on my property and found PorthouseDean online. Project Manager although very forthcoming. Told me steel design I desired at the back of my property at the back of my property was unachievable unless I put a huge steel in, which would require a crane at the back of my residential property (completely unachievable). other options were offered where we would have to put steel goalpost system in which would mean me having to dig half the back of my house out (still with very heavy steels) or gave an option to add to existing masonry which would have left nibs in unsightly places making my proposed extension a waste of time. I was forced to seek advice from an alterative engineering company (paying for advice again) and they offered up a solution within days exactly what I was wanting with smaller steels broken down into manageable lengths for ease of install also with the required calcs that have already been approved by local building control.

Hi Richard, thanks for your review. I called you to discuss but couldn't get through, sadly, so I left a voicemail.

I'm sorry we weren't able to arrive at a suitable approach for you on the technical side. It does look as though your Project Coordinator was in the process of engaging with you on that, but didn't receive a response to their last email to you. Furthermore, there was no escalation (note, there is a link to an escalation form at the bottom of each of our emails allowing you to escalate formally if you wish), so we weren't aware that there was a problem on your part until now.

As part of our process we'll raise an internal project review to see if there is anything we could have done differently, however seeing as this appears to be a wholly technical disagreement it would be helpful if you could send the other engineer's design through to us. If they have done something legitimate that we didn't think of then it is a learning opportunity for us, however if it is something we wouldn't do ourselves on technical grounds then we can let you know the technical details of why.

Of course, I don't know if it's the case here, but our understanding is that a lot of building control service providers don't examine the engineering design in detail because it is covered under the engineer's insurance policy. UK building control authorities generally accept no liability for damages for signing off defective work (see Murphy vs Brentwood Council 1991), so a sign off by them isn't necessarily proof that the engineering design you have is to standards.

One other thing to mention (and I'm not sure if this was missed in communication) is that your Project Coordinator, who is an engineer as well, did suggest that we could provide a detail allowing you to splice the beam as per the other engineer's approach. The main bone of contention, therefore, appears to be that the other engineer has allowed you to install a pair of beams, but our engineer's rationale for not recommending this seems reasonable to me, based on my initial review. They appear to have worked through different options for you, advising you to the best of their ability. The only thing that I suggested to your Project Coordinator is that they could have maybe picked up the phone, however I'm not sure that this would have led to agreement either way. It would be good to know your thoughts on that.

In summary, we'd be really grateful if we could see the other engineer's design so that we can understand what we might have done differently. Other than that, it doesn't sound as though you had grievances relating to response times, delivery times, or anything of that nature, so whilst I understand your frustration at not getting the outcome you wanted I'm not sure that a 1 star review is reflective of the standard of our service. If we were allowed to examine the other engineer's design we may be able to shed some light on our reasoning, or at least learn from our fellow engineers at the other firm you engaged.

Thanks again for your thoughts.

Sam Dean

Great company

This is the second time I have used PorthouseDean and
they again completed detailed structural drawings at reasonable price. They were also very responsive to any queries in a timely manner. I would therefore recommend this company to anyone who is after structural drawings.

The company were exemplary in assisting me acquire the structural plans they had created for a builder I used - unfortunately the building company went into liquidation. The plans were needed to obtain the necessary Building Warrant - thanks to providing me with these my architect will now apply retrospectively for the Warrant.

Ongoing disaster

Awful service, do your research and don’t go off an architects recommendation. My husband and I wished we’d have spoken to our fabricator first to see who he recommended. Ours actually said when he received the contractors pack and calculations his heart sank when he read PorthouseDean
 generic bunch of nonsense, apparently.

Once they have your money communication is inconsistent, they don’t meet a standard service level agreement and today my husband and I have tried every phone line to speak to a representative who could potentially help
but sadly nothing. They have time allocated for focusing on work 10.30-11.30 but this message is played throughout the day
 not useful.

Our coordinator Akhil, is rude, uncooperative and overall completely unhelpful. He’s made claims I’ve asked him to back up and unsurprisingly he’s not been able to do.

I’m looking forward to reading PorthouseDeans response as usually these are quite defensive and detailed. Read my emails, read my husbands emails, review your call logs and come back and tell me our service has been good enough.

I’ve asked to make a complaint but I’m not holding my breath anything is going to be done. I’m 8 months pregnant and thinking about getting these calculations provided by another company, the experience couldn’t be any worse.

However, this is a project which is still ongoing with PorthouseDean and I couldn’t be more stressed with all their jargon and nonsense and lack of communication.

We’ve got bolts sticking up from a walk way
great design work guys. There’s also been push back from the fabricator regarding the use of an RHS and warping that can occur due to heat of the shelf weld and galvanisation process. Akhil’s response was laughable and he asked me does he intend to weld the full steel
that’s what’s been stipulated and how should I know. Again though didn’t answer my actual question of potentially using an I beam to help resolve the issue. Far too defensive to actually help!

Don’t count on any agile working, don’t count on an informed, full responses. This experience is like pulling teeth.

Hi Abbie, sorry for the delay formalising a reply to you on this. Again, we're really sorry about your experience. I can understand the pressure you must be under, and I would be just as frustrated if I felt like my problem wasn't being acted upon with the same urgency I was feeling. Please rest assured that your comments are taken seriously.

Our operations senior management team have now reviewed your comments, and have been through the audit trail, including emails and call recordings. In response:

- The contractor's pack we provided showed bespoke design information specific to your project. We do include standard connection details in our package to make the process more efficient and cost effective for the consumer. This tends to work relatively well, and although there are sometimes cases where further information is needed the Contractor's Pack does seem to have been sufficient in this case, except for a phone call needed to clarify a few construction queries, which isn't out of the ordinary.
- Our target is to respond to emails and phone calls within a working day. From the audit trail it looks as though we broadly achieved this.
- We're sorry that you were unable to get through the phone menu on the 23rd. We can see that you tried to call various lines without success. Akhil responded to your voicemail the same afternoon, however clearly you were looking for something more immediate than that. I hope you understand that we only have a limited team available (5 in total), sometimes working on different projects, sometimes at lunch, and sometimes in meetings, so it is a challenge to make the lines accessible at all times. We will however review our scheduling and availability to see if there is a way to improve on this.
- We think the voicemail message may be not operating as intended as regards to the 10:30-11:30 working slot. We will review this and make sure it is working properly. Please accept our apologies for the confusion caused, and thanks for bringing this to our attention.
- Our senior management listened to phone calls and checked emails and didn't interpret Akhil as being defensive or rude, and we believe he answered the questions sincerely in the best way he could, however we do apologise if it came across rude. That certainly wouldn't have been his intention, and indeed Akhil gets many positive reviews about the standard of his customer support.
- Regarding the bolts sticking up, this doesn't need to be the case. There are are various ways to deal with this, as discussed over the phone. This relates more to construction approach taken by the builder and steel fabricator than the engineering design in itself, and I'm glad we were able to resolve this - as we were the queries relating to galvanizing and welding of the shelf plate.

As I have said, we're sorry that you've had a stressful experience here. That's not the kind of experience we've built our reputation on over the years; although it certainly can be a stressful industry to be involved in. We think the one thing that may have helped here is having a clear escalation process. Whilst we aren't an emergency service able to answer calls 24/7, this could be better. For that reason in our emails we have now added a link which allows the user to fill in a form to escalate their project (or request) if they so wish, which has an SLA time to first response of 1 hour by a member of the senior management team. Whilst we appreciate it is probably little comfort to you now, we do hope this goes some way to prevent this situation recurring for others in future.

Thanks for your feedback, and apologies once again from the team.

Regards, Sam Dean

highly recommended

We were unfamiliar with how the building process worked so left it very late for structural engineering plans to be drawn up before the builder started.
The drawings were prepared in a matter of days even with amendment's, Fantastic service as well as excellent value for money.

Structural Engineering Design for Rear Extension for Terraced property

Our recent house rear extension project was our first experience of a project of this size, and at its core, ensuring structural integrity was of paramount importance. The success of the project hinged on the knowledge, expertise, and diligence of our chosen structural engineer, PorthouseDean.

I'm pleased to provide a detailed review that delves into various aspects of their contributions:

1. Initial Assessment and Planning:

- PorthouseDean commenced the project with a comprehensive assessment of our house's existing structure. Their approach - while being remote and online - was meticulous, taking into account the age of our home and the unique challenges it presented. Their in-depth planning ensured that the extension would seamlessly integrate with the current structure while also complying with all relevant building codes and regulations.

2. Structural Integrity:

- At the core of any structural engineering task is the assurance of structural integrity. The PorthouseDean team diligently ensured that the rear extension's foundation, framework, and load-bearing elements were engineered to meet all the requirements as per the latest building regulations standards.

3. Compliance and Regulations:

- One area where the PorthouseDean team excelled was in navigating the complex web of building codes and regulations. They meticulously ensured that every aspect of the project met or exceeded these standards.

- Their expertise in this domain significantly eased the bureaucratic aspects of the project, ensuring that the necessary permits were obtained and inspections passed without a hitch.

4. Collaboration and Communication:

- Effective communication is essential in any construction project, and here, Chris and his team were exemplary. They maintained open and transparent communication channels with us, the contractors, and other professionals involved in the project.

- Their willingness to listen to our concerns and promptly address any queries or changes was instrumental in maintaining a smooth workflow. For example, the project encountered a major challenge when a surface water drain pipe was discovered in the rear of the property; Chris and his team came up with an appropriate solution in a short time that allowed us to proceed with a request of a build-over agreement with the local Water Authority.

5. Problem Solving:

- Challenges inevitably arose during the project, but Chris and his team approached them with a problem-solving mindset. Their ability to provide creative solutions ensured that the project moved forward without significant delays. In one instance, the contractor had deviated from the original structural plan; Chris was able to design an appropriate solution to mitigate any loss of structural integrity due to the deviation of the plan with a very short turnaround time.

In conclusion, the PorthouseDean team have not only met but exceeded our expectations in every aspect of their role as a structural engineer for our house rear extension. Their technical expertise, attention to detail, and innovative solutions have resulted in an extension that seamlessly integrates with our home's existing structure while offering exceptional durability and aesthetic appeal.
