For context, payment is required 24 hours before the survey to ensure the booking goes ahead. In your case, we proceeded with the survey despite payment not being received, after several reminders, as we wanted to avoid any delay to your booking. You chose to pay by bank transfer rather than through our secure card payment system, and the confusion appeared to arise from a belief that payment had already been made when it had not.

Regarding the telephone issue, there was a national outage caused by Microsoft that affected multiple networks, including banks and airports, which unfortunately our lines were disrupted for one day. We appreciate your patience and understanding during that period.

Level 2 survey - very happy

We ordered Level 2 survey as part of purchasing a hosue and were very happy with the service received. Communication was good, we had a useful call with Gordon in advance of the survey, as well as, after receipt of the results. The report was thorough and included a lot of useful information - and on the follow up call Gordon happily provided further context on the state of the property and expected level of maintenance of various elements. Overall, this was very efficient and good quality, with reasonable price - exactly what we were looking for.

Best Level 3 Survey in London

This was the third house survey we've paid out for in 2025 (due to two other properties sadly falling through), and Project & Survey have easily been the best company by miles!
Super happy with our experience. The quote and booking process is great - there's so much flexibility, which we really appreciated.
The survey report itself was extremely thorough - it even included a free drone survey of the roof which was really helpful. Gordon answered our survey queries the same day we sent them over too.
Overall, cannot recommend Project & Survey more, and would definitely use them again. Thank you Siphe and Gordon.

Excellent service - A Star

Great service and team support - very responsive to all questions and uncertainty if never doing this before - Plus report was A star, very thorough and detailed. Follow up calls after survey was also extremely helpful to understand areas of concern and helped to know risks and how issues can be rectified.
I would highly recommend the service and company knowing they have a great hands on approach.

Highly recommend Gordon and his team. We had a Level 3 survey completed. His team were very responsive to our questions and kept us fully updated throughout the process. The full survey was delivered in 5 working days as promised. The call after with Gordon was great ask detailed question. Thanks for all your help!

We recently used Project & Survey for a home buyer’s survey, and the service was outstanding from start to finish. Communication was clear, prompt, and professional throughout the entire process. Booking the survey with Natasha was straightforward, and we were kept informed at every step.

The surveyor arrived on time, conducted a thorough inspection of the property, and delivered the report within the agreed timeframe. The report itself was detailed, easy to understand, and highlighted several issues we would not have noticed on our own. It gave us the confidence to make informed decisions and even helped in renegotiating the purchase price.

What really stood out was the surveyor's willingness to answer follow-up questions. Gordon took the time to explain their findings in plain language, offering practical advice on how to handle any concerns.

If you're buying a property and want peace of mind, I highly recommend Project & Survey. Gordon's expertise, professionalism, and attention to detail made a real difference.

Very unhappy with the service

*Update*

Neutral - after a bad review (well deserved in my opinion for the service I received) - the owner did get in touch and processed a full refund (which I had not requested). So changing to Neutral. I did not get the impression that this is a company I would ever recommend though, in the end I was accused to be the unreasonable one for thinking that one may have expected a prompt response after a survey. Rather than thinking of you as a paying customer for a service, it feels almost like they are doing you the favour that you can do business with them!

Very unhappy with the service. They are very good at selling but once they take the money, they don’t really care anymore.
They said they would take care of arranging the date with the estate agent, but they messed up the initial booking (they booked the wrong date) and then the estate agent told me they had to ask to rearrange the visit. They didn’t flag to the agent that they needed also access to the loft so they never got the right keys to check it. The report I received was mostly generic commentary / appeared to be AI generated, didn’t cover the loft which I had been told would be covered when we had arranged it on the phone / booked the survey. We then agreed with the surveyor that I could go and visit the property and take some pictures / videos of the loft and that they were happy to take a look at the video / photos - I sent them 2 emails since then and nearly 3 weeks have gone past and did not receive a single email response back.

The report they prepared also contained a key factual error - they said the property was built in 2021, when instead has been built in 2012 - I asked them if they could please resend the report fixing the typo for my own records, they told me on the phone it was not a problem, but I have got nothing since we last spoke 3 weeks ago.

I am now close to complete the transaction and frankly I feel this survey was a big waste of money, didn’t cover the key part of the house, it was just a very expensive photoshoot and something that ChatGPT could have written.

I would suggest you pick a more reputable and established surveyor.

Thank you for your feedback. I am sorry to hear that our service didn’t meet your expectations.

We were instructed on 29th June and you were advised of our lead time at the time of booking. The inspection took place on 16th July as agreed with the agents and the report was issued promptly on 19th July.

Unfortunately, access to the loft was not available on the day due to a missing key to the loft hatch. We rely on the agents and vendors to ensure full access is provided and this includes areas such as the roof space. They arrange surveys regularly and they know that we need access to all areas of the property. In this case, even a front door key was not provided, and tenants were still residing at the property against the vendor’s knowledge. Despite this, we made every effort to complete the inspection by using a ladder to access the rear of the property to try the only key we had been provided with in the patio door. Many surveyors would have postponed or cancelled under these circumstances.

Following the survey, you advised that you would obtain the key to the roof space from the agents and would provide a video. We agreed to review any additional information you could provide regarding the roof space. You kindly sent a video on 28th July, and I accept that our follow up was delayed by 7 working days. I’ve since reviewed this and provided additional comments, and apologised for the lack of timely communication. I had been on annual leave and out on surveys, but this should have been better communicated by the team.

As to the report content, the property was a new build built in 2012 in good condition. The reporting is going to be more limited than an older property, built to older standards and in need of modernisation. Prior to booking, you were sent a sample report which reflects the content and format of what to expect. We use reporting software on iPads to enable reports to be provided in 2-3 days rather than 7-10 days and on level 2 reports this involves some standardised reporting phrases tailored to reflect the specific property and findings. I can confirm that our reports are written by experienced surveyors, we don’t use AI, and I’m sorry if the format didn’t meet your expectations.

In recognition of the fact this was a new build in good condition we offered a discounted survey fee of £399 inc VAT. Given the property value of £620,000 we believe this to represent exceptional value. It would be challenging to find a more competitive fee elsewhere.

You also rightly pointed out an error in the construction year, and I’ve since issued an updated report with the correct build date of 2012. Thank you for bringing this to our attention.

While I regret that your experience has led you to leave a one-star review, I have contacted you directly to offer a full refund as a gesture of goodwill. You may wish to use this towards seeking a second opinion for peace of mind. We take all feedback seriously and are always looking to improve, thank you again for your comments.

Project & Survey have provided a review for us previously and we returned for another property as the service is outstanding. Incredibly thorough and easy to interpret with photos detailing all of the issues. Gordon scheduled a follow-up phone call to discuss potential costs we might foresee and how to approach various companies. I can't give a stronger recommendation.
