DON'T RENT THIS APARTMENT. I live in Canada Garden of Quinayin Living. I am about to check out these days, but I received a payment link of more than 1,000 pounds inexplicably. There is no detailed information in it, just a payment link. I sent an email to ask, but I didn't get any reply. And my rent is paid every six months. After I paid the second phase of rent with the payment link they provided (using a local British bank card), a few months later, they came to me again to charge me a 2% link fee for payment. This is really ridiculous. The apartment will hardly reply to any emails, and will only send payment links inexplicably without any explanation. I have lived here for two years. In the first year, they behaved very formally and never charged me randomly. Since they changed the team, the situation has become worse and worse. And this random charging situation is not only encountered by me, but also by other friends around me.

just moved in Canada gardens , such a nice place to see in person, I was greeted by Yusuf and you can see he values service and made me feel welcome, it’s my first time in uk he even came to show me how to use things in my apartment in great detail, thank you and I’m excited to stay with quintain very nice apartment in Thomson

I just have to say that we moved into Canada Gardens Thomson building two weeks ago. I would hire Jonathan, Yusuf, Salma and Piotr ANY day! Those four made our week! Jonathan and Piotr met us and gave a warm welcome and overview of logistics and move-in instructions. They opened the docking area gate six times for us in one day and not once did they appear to be frustrated to get up and open the gate. Jonathan arranged for us to use another trolley from the Renolds building because the one in Thomson was broken down and the other one was being used. They both answered ALL our questions and went the extra mile to ensure we have a wonderful experience in moving in. Hats off to both of them. Yusuf went beyond the mark in coming up to our flat and explained how EVERYTHING with our appliances work. He is so helpful and customer-service oriented! He has found solution for us regarding other issues as well. Salma has always helped us find solutions to our questions with a smile especially regarding the mail box and package drop-off room. These workers are the "FAB FOUR". Thank you!!

Frustrating tenancy renewal process

We have been happy tenants of Quintain Living for the past 2 years but the recent tenancy renewal process was (and continues to be) extremely frustrating. We had been chasing since April for a new tenancy agreement and as result our starting date has been postponed twice. We finally managed to get this signed in August. In the process, their accounts team calculated our rent once on the basis of a contractual rolling tenancy uplift (which was thankfully corrected in time) and for the second time based on not explained to us calculations which resulted in an amount higher than our rent (which has been debited from our account even though we flagged this as incorrect). After we managed to get our tenancy agreement signed, their accounts team requested again a payment of the whole rent amount (regardless of the over-payment debited that month). After lots of following up the amount was "corrected" but wrongly again, as it was not accounting for the higher amount debited from our account this month...

Overall, a very messy process and there seems to be no effective communication between their back-office teams.

Additionally, other than sending an email to the residents team address, we were not told about any other way to raise a formal complaint or to escalate this process even though we asked for it.

Thanks to Yusuf and front desk team who did much better job in explaining the cash differences and seeing this process through than their account team or management.

Ones of the best apartments in Wembley Park, although prices are a bit higher too, especially for studios/one bedroom apartments. There are many different options to choose from, but it takes time to complete all steps, so you have to be patient :)

Living at Quintain for almost a year now has truly been a breath of fresh air for me. As someone who values their space and mental well-being, Quintain Living has been thoughtfully designed to make me feel truly at home. Despite some initial delays in response time when I first moved in, the staff's kindness, helpfulness, and overall pleasant demeanor have made all the difference. Their polite and attentive nature ensures that any concerns I raise are promptly addressed, leaving me with a sense of care and support. I genuinely love it here. Also thanks to Yusuf Khalifa and the team at the front desk. Truly incredible people.

Quintain living team is a total scam. The place is nice to live, but they will eat up all your money and never respond/address to your queries where money is involved.
I left Quintain Living due to their unexplainable high utility charges , no response/actions for incorrect amount charged. I paid a certain amount for end of tenancy cleaning to a company with which Quintain has partnered for EOT cleaning, I even dropped them email regarding this and still they have sent me an invoice for cleaning and damages. I have sent them numerous emails to provide me pictures for damages , but they are not responding. Also they incorrectly charged me £40 extra for utility and are not returning it to me.

Two months later the whole flat is full of mice, they came and put two mousetraps and that's it !!!! I have mice crawling on the curtains already !!!!!

Rent increase from £2,660/month to £3,082/month...for a 2-bed apartment in Zone 4?!!?! Comparable apartments are £2,200/month...

We have been living with Quintain for over 3 years now and in our second building at Canada Gardens. I love living here; the facilities and the staff in Canada Gardens are amazing! Jonathan in particular has been very friendly and always helpful if we need any support.
Also, Yusef, Sonam and Pioltr are great :)

We've been renting at Canada Gardens for over 2 years now and have had a fabulous experience. There are many boxes it ticks - great location, amazing facilities,community areas, gym, but mostly a great team that's around for constant support and manage the relationship well (shout-out to Jonathan who has been fab - he has helped us with multiple things in the last few months, and is super responsive)!

ALL OF THE BAD REVIEWS ARE TRUE

My partner and I have lived with Quintain for 4 years (we are stuck with 1 year left on our tenancy) and I have to be completely honest and say it’s never been “easy living” despite the marketing banner.

They roll off a never ending list of excuses, refuse to actually make any type of improvement or take any amount of accountability, they have literally no care at all for their resident safety - Canada gardens have had several trespassers, security breaches, tailgating kids and police involvement incidents, stolen packages and even had a group of “professionals” enter my home without my consent or even being made aware.

Quintain sell you into a false hope, the buildings are beautiful but cheaply made, Quintain do not up hold her contractual right of window cleaning - we have in our 3 years of living in Canada gardens had our 17th floor windows cleaned once, it takes at least 1000 emails to speak to anyone in the maintenance team.

STAY CLEAR! - we have tried to use all of these issues and overall feeling of unsafety to try to leave our tenancy- however to even be able to discuss these problems that would require some sort of responses to emails - which apparently no one in Quintain know how to do - despite this being a very basic administrative task? Perhaps invest in more qualified, more competent staff.

Mice in my flat on the 4th floor and they do nothing ... not even a mousetrap . In the mornings you can see them .
Maintenance came to the flat, looked at it and left and did nothing.

Jonathan is a fantastic guy! Always so helpful and friendly. Always meets with a smile. Lovely geez !!

Had a little trouble with delivery but Scott and team here at the reception were very helpful as always , love the support and guidance from the team for everybody here who’s new at Quintain living..

Terrible in all ways possible. They should sell off the buildings to someone who can manage.

Worst Place to live in. They are looting the people by keeping the rent so high. Services are worst. They charge exorbitant price for the flat or when your are moving out they charge you alot for cleaning.

They give residents no access to the meters, charge an absurd metering charge around 70 pounds, if you turn off everything and go travel for the whole month you will still be surprised to see how they charge you for electricity you didn't use. In a regular month, I'm a one person I'm a small 1 bed apartment not using much stuff at home and still their meters say I'm consuming more than double of the UK average for consumption for 2 people on a one bed. And still this is supposed to be an efficient green building. All the prices for utilities are also high, they have pretty bad deals with the companies. And there are so many residents also complaining about excessive high utilities bills that it really seems they either have a massive problem in the building they choose to ignore, or they are simply scamming us by overcharging utilities. And yes, it is easy to think this about this company when you can early see their go is to extract all money they can from you in every situation and that they don't care about residents, ir you are unhappy and move they will just rent it to someone else and keep the cycle.
