It is impossible to recommend based on my real-life experience; their strategy is too similar to that of snake oil salesmen. It turned out Salboy, with the help of Redmayne, ripped me off by providing flawed information, unrealistic calculations and making false promises. My real-life conclusion: do not trust, avoid them as an investor! They will try to rip you off to make money at your expense.

1. It turned out I bought flats via them extra expensively, although it was advertised by Redmayne that off-plan purchases are the best option to buy. Salboy now provides a 25K cash back incentive for new buyers for similar flats, so their advertisements were wrong.
2. I paid some penalty since I did not complete the purchase "in time" because the mortgage arrangement took longer than the company recommended by Redmayne. Salboy sells apartments now cheaper than I bought off-plan, so it is a rip-off regardless of what you do, just pure manipulation.
3. The forecasted rental numbers provided to me during the purchase were off by about 35-40%, forecasting much higher rent numbers compared to reality. This is a problem; there is no real positive cash flow as promised, since the monthly mortgage costs are close to the rent.
4. The close connection between Redmayne and Touchstone Education confuses starters and can lead inexperienced property investors to trust the sales pitch from Redmayne + Salboy since the same people are also property mentors on Touchstone. Redmayne + Salboy actually aims to make a profit on behalf of uninformed investors, not educate them to make the best investment decisions. So this is confusing and a problem.

Not a very good experience, very pushy with trying to get you to buy a course, there are much more cost effective training companies out there

I was a bit scared when I first started buying property with Redmayne Smith. I had to set up a new company, an accountant, bank account on top of all the paperwork for the 2 properties I am buying. I can't tell you how much help and kindness all the staff have shown me. No matter what time it was, and for that I am so grateful. I know that I am in safe hands.

I was encouraged by Redmayne Smith to purchase an off‑plan investment in Liverpool, and the experience has been stressful from the start. Securing financing was extremely difficult, as most banks were unwilling to lend on this type of property—something I wish had been made clearer before I paid the holding deposit. A year on, the investment has underperformed and I’m now facing overall losses. I am also facing a massive loss if I sold the property as there is just no demand for it. So now I am forced to hold on to a loss-making investment and hope that in a few years I can at least sell it for the same price I bought it for. Based on my experience, I did not feel adequately informed about the risks or practical challenges involved, especially for someone that could not buy with cash.

Exchanged this week on my off plan property with Redmayne Smith. Excellent service so far. I feel far more confident with Danny and the team project managing me! As a first time property investor it was reassuring to have the advice and guidance of the team, always on hand to answer any questions and constantly in contact to advise and remind me of next steps. They have made the whole process stress free by breaking everything down into manageable chunks and making available their black book of contacts for services that are required making everything seamless. First impressions are that it's a very slick professional operation but also very open and approachable. You can contact anyone whenever you like, even a Sunday night (but I'm sure they won't thank me for broadcasting that!) I'm so excited for completion and can't wait to go for a second investment.

I thought I would update now I am just over a year on from completion.

Well, its coming to the end of my company accounting year to, and despite it being fully tenanted for the whole year, I have to say that the end of year accounting figures are not looking that great. The forecasted profit that my off-plan will make in its first year of trading will be lucky if it makes triple figures and that is with self-managing, as I was put in a position where I had to ditch the letting agent fees.

Unfortunately, it is not the market to sell currently and as the mortgage is fixed term, it looks like I will be holding onto it for the time being, in the hope the capital value will increase.

Investments, as an accountant reminded me this week go down as well as up and with this performance this one would normally be sold, but that is also difficult in the current climate so I am now left with a liability after taking account of inflation, which is a very poor result indeed.

The property boat has now gone for the small UK based investor. That includes off-plan property to. These type of investments are only suitable for cash rich investors.

I’d highly recommend Redmayne Smith. This is my first property investment. I watched a few Redmayne webinars so I could see the range of developments they worked with first. My impression was that they are a specialist company, take care to do proper due diligence before working with a developer and only work with high end developments – this was important to me.

I bought a Vivere property. There was something unique about it being a branded residence and in the city centre of Manchester that appealed to me. I had actually started to talk to the sales agent, Curtis, several months earlier. Curtis took time to listen to my requirements and it was quite refreshing to feel like he just wanted the best outcome for me. I was going to invest in another development earlier and he told me to wait, and I’m so glad I did. Vivere is stunning and I feel excited and nervous at the same time about this as my first step into property.

From putting my deposit down Danielle and the customer service team in Redmayne were a delight to work with. Navigating solicitors and deposits and developers was all new for me. It really felt like Danielle was on my side, answering my daft questions, and making sure the process was a smooth as possible.

I’d invest with them again – thank you to the team at Redmayne.
