Protect yourself against deposit deductions

My experience with Regent Property at the end of my tenancy was very disappointing. We caused no issue or inconvenience to the landlord or estate agent during the 3 years of our tenancy going through regular inspections leaving the flat in a very high quality condition. A substantial amount was proposed for deduction from my deposit, much of which related to fair wear and tear or issues that were either pre-existing or not properly evidenced at check-in. The check-out report was significantly more detailed than the check-in, which made fair comparison difficult and raised concerns about consistency.

After escalating the matter to independent adjudication, over 75% of the proposed deductions were rejected. While the outcome was fair, the process itself felt overly aggressive, one-sided, and unnecessarily time-consuming. Based on this experience, I would be cautious when dealing with deposit negotiations through this agent.

I would like to give Ms Lorek a 5* Review for the following reasons:
I have always found Ms Lorek to be extremely professional in the management of our property. Ms Lorek is both courteous and helpful and will go out of her way to ensure any problems are rectified in the most efficient way. Emails are answered promptly and telephone calls replied to at the earliest opportunity. I am relieved to know that any issues arising in the future will be swiftly and competently managed.

No assistance since move in date

I'm not usually one to complain or write reviews, but I moved into a flat in New Cross November 2025 and I've had very little response from Regent Property.

Queries/issues raised in November upon moving in still haven't even been addressed, let alone resolved.

If you need any assistance with your rented property during your tenancy, then you won't get it with this company and advise going through someone else more reliable

Poor communication, misleading information, and unnecessary pressure

I viewed a property through this agency on 11 December while under urgent pressure to move, as all residents in my previous building had to be relocated due to structural issues. This was made very clear to the agent at the viewing.

I was initially told I could move in around 22 December, which worked for my situation as I needed to be moved in by the end of December. I submitted my offer the same day and was then contacted the next day where I was advised to increase my offer in order to be “taken seriously” by the landlord, despite the rent already being high. Given the pressure and urgency, I reluctantly agreed.

They following day, I was told my application had been successful, but the move-in date was then changed to 2 January, something that had not been disclosed or advertised at any point prior. The agent told me they would speak to the landlord and confirm whether a move-in date of 31 December could be arranged.

Over the following days, I repeatedly chased for updates and was repeatedly told I would have an answer “by the end of the day.” No update ever came, and messages went unanswered despite the urgency of my situation.

I ultimately secured another property elsewhere quickly and without issue. Over a month later, I was contacted again by the same agent asking if I was still looking for somewhere to live and they want to "run some numbers by me" which demonstrated a complete lack of awareness and professionalism.

Very disappointing experience overall. Poor communication, misleading information, and unnecessary pressure.

Absolutely irresponsible agency

Absolutely irresponsible agency. We signed a contract and paid the first month’s rent and full deposit, then just days before move-in (on Christmas Eve) we were told the existing tenant refused to leave and we would not get the property.

They refused to offer or arrange any temporary accommodation and provided no solution at all. We were left without a place to live over Christmas and New Year and had to rely on friends.

This was by far the worst renting experience I have ever had. Renting out properties they cannot deliver and taking zero responsibility when things go wrong.

Avoid them completely.

When we first moved in our gas pipe had been cut and we didn’t have gas for 3 months. It is a concern this was not checked for such a long time. Since then our lift has been broken for 3 months (I live on the top floor)and building front door broken. I rarely get email responses and have raised these issues many times.

Difficult Deposit Return Process

I rented through Regent Property Management in London, and my experience was unfortunately quite disappointing. The release of our deposit took two months, despite UK law requiring it to be returned within 10 days. We repeatedly emailed them with no response and had to constantly call to get any updates.

Whenever we did manage to speak with someone, we were told they were “very backed up” and that “this is just how it is,” which did little to help and did not justify the long delay.

If you choose to rent through them, be prepared for slow communication and significant delays, especially regarding your deposit. My experience was far from smooth, and I would advise future tenants to proceed with caution.

AVOID AT ANY COST ❗️❗️❗️

I was renting a flat at 25 barge walk from this scam agency. During the whole year of my contract (October 2024 to October 2025) I was not getting any help in terms of maintenance. During November and December 2024 I had no heating and no hot water because the boiler was not working and they did nothing to solve this problem. It took them 2 months just to send a contractor and solve it.

Additionally, I’ve had issues with kitchen electricity, and it took them more than 1 month to fix it. The fridge was not working during this time, and it took them so long to replace it (I replaced it for my money and they deducted it from the next payment).

After I moved out from the property on October 8th 2025, they charged me £330 for professional cleaning when I had already organised a professional cleaning at the property. They also charged me £120 for carpet cleaning (which was absolutely clean).

In the end, they did not want to send my deposit back, because “I did not pay the heating bill for the second half of the contract”, but I did not get that bill and no one have seen it. I requested the bill and they offered to take £500 from the deposit for how they said “just in case”. However, we ended up agreeing on £400 because I just wanted my deposit back and I don’t know how much would the actual bill be.

It took them 1 month to send the deposit back, and I got only less than a half from it.

I want to mention my agent Phoebe Yin, who liked to ignore my emails and do nothing to resolve many issues.

Do not rent any property from them if you don’t want to have the worst experience of your life.

NEVER rent through this agency, you’ll be ignored, lied to, and left in unsafe living conditions.

Can't find deposit with regulated scheme

My sister rented a flat with them (I was the guarantor), and the rental agreement had to be terminated early just after a few days as it became clear there was a bed bug infestation already present in the flat. Regents still hasn't returned the 6-months rent that was paid in advance nor the deposit even though it's been several weeks. We are now having to look at taking legal action against the company, and it also doesn't seem like they placed the deposit in one of the regulated deposit schemes, only providing bogus tenancy deposit numbers so far.

Absolutely awful experience

Absolutely awful experience – I feel completely scammed. I was forced to pay 1000€ to this “agency” even though they did nothing to help me. The owner never met me in person, I never even spoke to her directly, and I found the apartment completely on my own. The only thing they did was unlock the door and show me the apartment. For that, they charged me an outrageous fee.

We lost better apartment options due to them with holding information and being very two faced.

Landlords and potential tenants should…

Landlords and potential tenants should be cautious when dealing with this property management company. We gave notice for early surrender in late March for a late July move-out, which the landlord approved on the condition that we find a replacement tenant. We paid all fees promptly to begin the reletting process.

By May, the 3-bedroom property still wasn’t listed. After repeated follow-ups, it was finally posted in early to mid-June, incorrectly as a 2-bedroom at the price of a 3-bedroom. I caught the error, and while they fixed the listing, updated photos and floor plans weren’t taken until mid-June.

I submitted a dummy inquiry online, which took time to get a response. A viewing was scheduled, but the letting agent claimed the prospective tenant cancelled. However, the building concierge confirmed the tenant showed up, only the agent was a no-show.

Due to this negligence, we had to hire a solicitor to dispute any liability for rent beyond our move-out. The solicitor requested the landlord’s email, but the agency seems to withhold this information. We ultimately had to send the notice to the landlord’s address listed in the tenancy agreement.
