It took me 10 days just to register a new tenant between phone calls and emails that were never answered.

Unfriendly, bad english just makes everything so difficult. PLEASE look into this. Thanks

Absolute shambles of a website. Tenant update page constantly trying to load. No assistance via email except to ask me to supply the new tenants personal contact details over email (which must contravene Data Protection) for RTB itself to update the system! And then constant reminder emails to renew tenancy!!!

One of the least user friendly bureaucratic websites I've ever encountered. Constant delays when trying to register a tenancy and very difficult to achieve anything. Changes made in past few years have made things even worse.

Dreadful. Nobody knows what's going on, the website is terrible. Sent me a letter saying i could pay over the phone but then said it was a typo. Said my PPSN number was wrong. finally agreed it was right no apology. Its AWFUL

An abysmally run organisation, with a shocking website. Who is running this and thinks its "fit for purpose"? The website has been stuck loading the tenats details page for 10 minutes straight, and you have an hour long wait to speak with someone on the phone. Please improve.

The WORST run organization I’ve ever encountered. These shower deal at a court and law level! Joke. I appealed decision and was granted tribunal hearing to which I NEVER received email for the date of hearing! Despite my complaint I lost my hearing case due to abandoning it as they put it. Yet I was never informed. They sent email for court hearing not registered letters and my email was not sent by them. I’ve paid all my rent kept the property immaculate and have now being evicted AND registered on their website. What sort of system is that?

This board could destroy you, it could mark the beginning of the end of your sanity. It is appalling that such an establishment can exist. An organisation that can freely threaten prison sentences and fines and yet does not enable anyone to use their service. If there was any way of avoiding them I would. Sell your house. Avoid being a landlord. Do anything in your power to not have to engage with this board.

First of all there's no facility to award zero or minus stars which is a big shame.I wonder sometimes if the RTB is a parody or joke organisation? I don't think I have ever come across a more inefficient, inept, useless,organisation in my life. I really wonder what we are paying registration fees to this organisation as you get NOTHING in return from them except
huge frustration, anger and wonderment as to what their purpose is. I have literally spent hours and hours in the past dealing with the RTB
and putting their mistakes to right. Their Website is completely user
unfriendly and making what should be a simple process is a major
operation….nothing makes sense - in fact nothing about the RTB existence makes sense. Just another money making scam for the Government.

I applied for RTB as a tenant victim with the hope for justice, but received a decision that is entirely unjust. I could not believe it, will apply for judicial review. Today I saw very low ratings of RTB, wishing to give him 0 star if there is an option.

Months trying to get my registration fixed after these clowns allowed somebody to overwrite my tenancy with a new tenancy in error.

Am absolutely no further along than i was last August.

Have no registration number to give to my tenant to allow them to claim the 500 tax credit despite them being in the house 4 years and me having done nothing wrong.

Sack the lot of them asap.

USELESS-BEYOND-USELESS... Management should be sacked instantly for the utter shambles of an excuse of a website and the utter misery caused to its customers. The lights are on Ted! You will spend over 50 mins waiting to get through, weeks/months waiting for correspondence, weeks for mail reply, Or worse NO REPLY! I got no reply and so consulted a software IT mate who referred to IT outfit in india dealing with this incompetent RTB. There is NO easy way to pay your €40, no easy way to register, and worse... no proper way to re-register your all ready existing account!!! The theory here is... it has been designed to fine people (make lots've money) because you can't register. If you are fed up, exhausted, in dealing with this ship-of-tools I suggest you write a cheque for €40 to RTB, put your reg number or property address on front and back of cheque, your mobile number... photocopy it, send a copy to your solicitor and the other to RTB, PO BOX 47 CLONAKILITY, CO CORK as I have done (because RTB as incompetent and do not explain how to simply pay €40) and if you get a letter from RTB, get your solicitor to reply with a suit in hand for all your lost time, lost energy, lost attitude and lost money dealing with the most incompetent, useless, Govt appointed body. Thousands of solicitors letters might wake them up - Or at least get the RTB circus clowns sacked. No wonder Ireland is in a state. SHAME ON YOU INCOMPETENT RTB MANAGERS!

Without fear of contradiction this is the most complicated and frustrating website I have ever encountered. I have been trying to pay the €40 annual fee since May 9th 2022. I made an error. They eventually emailed. I spent an hour on hold. Their consultant told me to download the registration form, fill it in and post it. I did this. Eventually got an email to say there was an error. Rang and waited again. Was advised by their consultant to register my tenants again and then pay the annual fee. I did this as I was so stressed out and feared my tenants would not get their tax allowance on the rent. I thought it was all fine then I started getting more emails to say that I owed them money. Turns out I now have 2 registrations on the same property. They will refund the money - still waiting. I go on today to try and sort it out to see I now owe €120, €80 for a late fee. I am so upset, frustrated and annoyed. I rang them again. The consultant today told me she would waive the late fee when I explained the debacle to date. All good until this evening when I get an email to say there will be no waiver and I can apply for it after I pay for it. To date I have paid €300 on a €40 bill. They have refunded me €80 so I am still awaiting €220 yet they want me to pay another €120. I am at my wits end. At this stage I am going to sell the house so I never have to deal with the RTB again.

Absolute incompetence. Website doesn't work. Sent a cheque to register and waited for month with no answer on the phone. Subsequently, and on one lucky occasion, managed to register and pay via card online (website has not worked since). They send a threatening letter saying my cheque bounced! No answer on the phone. No access to their portal so cannot even check my own registration. Total and complete incompetence. The worst I have ever dealt with.

I’ve been trying to get a determination order for tenants that have been Overholding in my house and this is going on 5 months now even after doing everything I needed to do as I need my house back for my daughter and 3 grandchildren, rtb is an absolute disgrace and like every government job nobody is accountable, there are people in these positions getting paid and looks like there doing nothing it’s just a joke, I wouldn’t even rate this 1 star only that you have to

The Rtb website is a disaster... a disaster zone. Bureacratic failure. No wonder landlord are giving up renting. !!!!

I am a landlord with a PRtb account.
I am legally obliged to notify them of the ending of one tenancy (by voluntary surrender ) and following on the commencement of a new tenancy

So I try to do these actions online .
I am bold my account has been closed (news to me .. I was never informed of this as I have other active tenancies ) , never got a notification
or email. ...... and now I have to register afresh.

I try to register a new account as requested and I commence.... on the first page I am told I need to consult with chatbot to proceed....... when I click on chatbot,...it opens an open message informing me that this chatbot closed in September 2022 6 months ago .... and is not available. ( due to the questions asked being too complicated for chatbot).
This page now informed me I must ring during office hours or send an email.
I send an email .The automated response informed me that a reply would take 2 weeks .. but that was 3 months ago... no reply.
So I try to.call them.. now I have a job during office hours but I try to call...
This is not easy... on 4 occasions I call . I am kept on hold for 1.5 hours no answer , 2.2 hours I get through but I get cut off . 55 minutes and I had to leave to go to a work meeting and once phone was answered after 1 hour and 30 minutes but the lady said the person whom I needed to assist me was not available. She told me they do not have a call back facility. It was my responsibility to call them back...
This is so frustrating and annoying that I am unable to fulfill my legal obligations because of a failed bureaucracy and failed website of Prtb

Went online yesterday morning to register as a new landlord and system is unusable, followed the videos in detail but when I tried to register was told I didn't have access and couldn't get any further, tried looking at videos several times to check I was doing it right and yes I was right, tried send an email and got a computer generated reply telling me that it could take 28 days for a reply and directed me to their website 🥵, anything I've heard about this group is true, useless incompetent unengageable. Well done everyone involved in the RTB.

Have been trying to re register an existing tenacy for 8 months and now its telling me its cancelled!

website wouldnt allow me to change the property management company

Probably spent about 4 hours on the phone and God knows how long on a website that is patently not fit for purpose.

in the end i sent my payment and ammended details in with a postal order only for them to refuse it as i'd now incurred a fine for late registration( due to the site being unuseable) that would go up by €10 a month

The latest contact said that i now dont have any registration at all!

I now have a tenant in a property that i want to register but i cant - writing this while waiting on the phone (30 mins so far)to try to rrsolve it

Took 50 minutes to answer the phone. Then very little help
Website is very bad.
Yet they have the monopoly of power in terms of having to register a tenant or deal with disputes, rent reviews etc
Even fixing simple issues like amending the landlord name is very difficult
All the reviews here show a very bad service but are RTB or government officials doing anything about it?
