Yes the housing market is a mess and your in the business of making money but would it kill you to have the decency to send a quick email explaining the situation to people. Got to the stage where we were supposedly picked to send our details to the landlord. Never heard another word despite texts and calls. Waiting for word but was completely ghosted. This is people's lives yous are playing with. A 30 second email to say we hadn't got the place would have been enough so we could move on from that one. Maggie O'Shea was our agent.

I am really disappointed with RayCooke.ie lettings, one of the agent send me an email booking for a viewing, with the time and adress,I was at the door 10m earlier my wife, myself and another couple as well.
We waiting for more then 30m. We call the agent number, I emailed them, no answer.
Totally unprofessional and no respect with the other people.

WARNING!!! Absolute scam company!!! During Covid insisted on taking deposit and rent in ADVANCE of letting 3 x 18 year old girls seeing the unholy kip of a house. Then refused refunding when they didn’t want it and returned the keys the same day.
They are well rehearsed in how to do this and what to say to try and cover. NEVER AGAIN!!!

They never refunded them the money!!!!

The fact that they can't even advertise their properties correctly pretty much sums them up. Either incompetent or dishonest. You decide

1) the agent insisted we pay a higher deposit (over a month's rent) which is illegal under RTB rules,because we have a dog. We did pay and since we found out the rules, we have asked to get the excess back. Denied, twice, in writing
2) the flat was handed dirty, with paint chips even inside the cabinets and we had to have it professionally cleaned. The agent refused to acknowledge it was dirty
3) we signed the contract on the afternoon it started and the flat wasn't even ready with the appliance we asked to include - I had initially asked to start the lease a week later but the agent insisted
4) I was handed the flat with a Prepay power meter that is connected to the wrong ESB meters. The agent blamed the energy provider and did not take responsibility for this. My actual meter is actually being disconnected now.
5) Enea Minnini does not have sort of professionalism. He makes escuses for everything. He even suggested I should leave the flat - and I will take this an an intimidation that they could at any time terminate my contract

Extremely unprofession practice from Gabriella, poor communication is an understatement...
There was only 4 parties who viewed the property, so there is no excuse not to reply to emails or text messages to notify that the property is already taken.
Would not try to deal with these people again nor would I recommend them!!

Scam Artists. This crowd of frauds are one of the reasons property prices are the way they are. Multiple fake bids to drive house prices up. Guide price is the same for every property and somehow every property I had bids on always had 4 other bidders that went up in 1k increments. If you see a house advertised by Ray Cooke do yourself a favour and avoid them because you will pay 10% higher than the actual value of the property minimum due to the fake bids they tell you about. Scum.

They're no worries about tenant, just money!!!

Where to begin. Unprofessional, beyond rude, and historically terrible letting agents.
I would be embarrassed to be managing the properties on the Ray Cooke portfolio. Literally ashamed to gaslight and tell lies so a landlord can squeeze every extra penny out of their tenants.
You owe a duty of care. There are minimum standards to uphold, and they’re not even remotely close to the minimum.
And for landlords, if you don’t want your property crumbling to the ground, or to be liable for negligence, steer well clear of Ray Cooke. They haven’t a clue what they are doing, and the house of cards will come tumbling down.

Eight years ago, I invested my pension fund in a property sourced by Ray Cooke Auctioneers at their Finglas office, who found suitable tenants and continued the management of the property during the following years. During that time, I always found the staff most helpful, especially in dealing with any problems as they arose and arranging for any ongoing repairs. When I decided to sell the property this year, they were effective in finding a positive buyer and following up on the selling process through its various stages. I would particularly commend James Bould, who was directly involved in seeing the sale through to completion. He was extremely attentive and kept in touch with regular updates on the progress of the sale. In summary, I never experienced any difficulties in relation to the property or in my dealings with Ray Cooke’s over the past eight years – all in all an excellent service.

Never ever hear anything back despite having a good job, excellent references and money available. Think good reviews are fake tbh

I dealt with Luke Branagan from the Finglas office.He was a real gent . Helped us through the purchase of the house was excellent to deal with from start to finish. Very professional laid back approach which put us at ease.

I had the pleasure of dealing with John Sullivan in the Finglas office. His help was invaluable to me as I was selling my brother in law’s (deceased) house. Selling a home can be very stressful, but John was very reassuring, and answered all my queries immediately. He even sorted out a problem with the property while I was on holiday ! So, in conclusion, I would have no hesitation in recommending this company, from the very nice lady on the front desk and Conor Clarke to John Sullivan, all thoroughly professional people.

Looking to buy a property from ray Cooke didn’t want to sell my property with Ray Cooke was immediately taken from the listing and told the banks would not deal with two separate estate agents which is false but wouldn’t entertain me after this very very rude person we dealt with who was also the sales director for this company would not recommend this to anyone Ross McHugh was who we wore dealing with

We purchased a house through Ray Cooke, and honestly, it was an absolute nightmare from start to finish. The auctioneer was threatening, had unrealistic demands, pitted seller and buyer against one another, and sent unprofessional emails. The whole experience was a complete shambles.

After all the stress and once the sale finally went through, they handed us a wooden chopping board as a thank you for the hell they caused! You couldn’t make it up.

The team feels like a bunch of amateurs, acting like they’re part of some gang mentality. When you push back on their behaviour, the Sales Director (RMCH) jumps in with further threats. The team all seem aware of his bullying behaviour, and it doesn’t surprise them when it’s called out—which, if anything, is quite shocking.

Avoid this company at all costs. Unfortunately, they dominate the Dublin property auction scene, so you might find yourself stuck having to deal with them — but keep your wits about you, as they show no compassion, understanding, or empathy about how hard things are right now in the market.

Mr Ray Cooke, maybe have your team spend less time on TikTok and more on bringing professionalism and decency back into the company and the market. Perhaps even recommend your senior stakeholders take the odd course in legality and basic contractual agreements.

Good luck, and thank God we’ll never have to deal with them again. Thanks for making purchasing a home so stressful, nerve-wracking, unenjoyable, and difficult.

A cold, impersonal, greedy company. Charge the maximum rent possible, are buttressed by cruel private landlords.

I was due to move into my new rental on the 1st, this was agreed as per the contract and my agreement with the landlord/via Ray Cooke agent. 1st came, and the landlord told me it had to be an extra 3 days until I could move in.

This meant I was homeless, I had nowhere to stay and no money to stay anywhere (Ray Cooke made sure to take every bit of my money before I had even stepped foot in the apartment). When I raised this with the Ray Cooke agent, his response (via text, mind you) verbatim was "That's not my problem".

Horrific, cruel company and one of the most enthusiastic proponents of our evil housing crisis. Avoid them.
