The apartment was clean & as described. Excellent location. I would book again.

Do not use this company, they
fraudulently charged me for the security deposit because I raised issues with the property. The property I stayed in was not as shown in images and dirty, they did not like my feedback and therefore chose to charge me the £500 security deposit even though I left the property as found.

The apartment is just adjustment to Thames river, well maintained and it has a very nice well equipped kitchen, the hall is spacious and 2 bed rooms are really comfortable.

Place was clean and as described. Location very close to trains, which made getting around easy. Felt safe in neighborhoods and a few good places to eat within walking distance. Customer service was great, with Ralph answering every question in a very timely manner. Will definitely use this company again.

Great stay easy check in! Super easy communication and great transport links!

Good value for money. Easy to book. I loved that you could book add-ons like extra mattresses, early check in/late check out, extra sets of keys, etc. Responsive company, quick on WhatsApp. We had a plumbing issue arise while staying in one of their flats and it was sorted out in less than 4 hours, whereas when we’ve had similar issues arise with other rental companies, it has taken a few days to get things fixed. We liked these guys a lot!

Our in-person check-in was Farouk:

A responsible staff! The fact that Farouk contacted us at the exact time of our arrival first before we could even do so, and was willing to wait for us throughout whilst texting us to see how we were doing at the airport through the two hours, gave us the assurance that he is there ready to receive us and that we should be in good hands. By the time we arrived the premise, he was just there all ready to carry up our heavy luggages. Moreover, communication flow was smooth sailing. Even though he had done his job, he is continually responsive to us via our phone correspondence.

We made a reservation for a holiday in Londen. I had really good contact with Ralph and everything was fine. The accomodation with 3 bathrooms and 5 bedrooms was nice to have with 4 kids! We enjoyed our stay and will book again! Thank you for your service

I booked one of Flex Living flats in London via Booking.com from 18 to 29 July for a family of four including 2 children and left this review on Booking.com too.

1. The stated location was wrong and misleading. It was not West Heath Road next to Golders Hill Park ( part of Hampstead Heath) as stated on the Booking.com site but Llanvanor Road in Child's Hill next to Cricklewood. It is like you are promised a flat in front of Gare du Nord in Paris but get it at the back.
We were told the exact address after paying the money.
I would never rented this flat if I knew it as I know the area very well.

2. We wanted an early arrival and asked to waive the fee (£50) but it took a number of messages to the property and a long call to Booking.com till the property people said that we shall wait till 24 hours before our arrival. As you have already guessed nothing happened till another call from the door of the property when they finally agreed after "discussion with the team"

3. The back garden was undone, just bare soil, and the trunk of one tree was heavily painted in tar. No one warned us and there was no sign. Although there was a strong stench from it we could not believe that it was the tree in the garden till our little son reclined against the trunk when playing and completely ruined his top and I marred my trousers with it, both worth around £120-150. We did not report it then as we thought it was not worth it but when we did after we left we were told as it is too late. We sent photos but to no avail.

4. The flat was in the grind floor of the house where one would have 2 flats normally. This one has five. It could be fine if the sound insulation was done properly but it was not and we could hear all the sounds and each step on the stairs early morning and late at night.

5. Last but not the least. They charged us £60 for a white hand towel worth £5-7. We asked them to send us the price tags for the towel and/or use bleach when washing but nothing happened. In fact we used it to clean one of the radiators which was dirty upon our arrival. We just have to presume that they used it as an excuse to get the "waived" early arrival fee.

In short. Bad, mismanaged, avoid this company Flex Living at all cost.

I hope Booking.com takes better care of choosing the property and, at least, takes some effort to make sure that it's customers, long term in particular, are treated with respect.

We really enjoyed our stay – the flat is spacious, quiet, and very comfortable. The location is excellent and well connected to the city centre. From the very beginning, communication with the host was quick, easy, and welcoming. We would love to come back again.

No devuelven las fianzas en tiempo y forma. Para cerrar alquiler es imprescindible depositar una fianza de un mes por la cuantía del apartamento a alquilar. Esa fianza, acorde a sus condiciones comerciales, se devuelve transcurridos 90 días después de dejar el apartamento. En mi caso ya han transcurrido casi 110 días y no la han devuelto. Además tampoco responden a los correos electrónicos indicando cuando realizarán esa devolución.

Every time im traveling to London I stay here. The location is excellent, its close to the subway, to bars and restaurants and shops. The place is modern, clean and comfortable and has everything needed for your stay. Also the communication with the host is super, they always answer questions very quickly. I strongly recommend this accommodation.

I rented the Westbourne Park Collection (5C Hormead Road) for 4 months because I took a short course in London.

The location of the flat was great for me and I was initially quite satisfied with things.

But on the end of the second month, as problems start appearing, I reached out to get solutions from a customer service that gaslights me. I will detail every unappetising complaints.

1. A friend of mine was coming over to stay with me and I asked them for the spare keys. It took them 2 days to reply and then the keys did not work and it took them 4 days to issue another key. My friend was only here for a week so most of the time she had to wait for me to go home to enter our flat.

2. Another friend came from abroad and couldn’t get her keys and I asked The Flex, they said they would get back but then they never got back. My friend, ill, had to wait in the cold for two hours to wait for me to go back to open the door for her while The Flex was radio silent.

3. The flat ran out of washing up liquids and kitchen towel. I asked them if they can refill it. They say it is currently being ordered and will arrive the next day, but the next week when I ask again, they say it’s not their burden to get these items and tenants have to buy on their own. That means they lied when they say it’s ordered and in process for delivery.

4. Some lights were not working and I asked if they can change it. They said ‘we schedule it for tomorrow’ and then ghosted me for a few weeks. I’ve moved out and it’s still broken, which really made it hard for me to read around the dining table at night.

5. The building was dirty, the hallways going to my flat was always filled with boxes and junk. The fallen leaves from autumn stayed all the way to spring. And guess what they replied when I asked it to be tidied? ‘It’s not our job but we will contact building management’. And of course they told nobody.

6. They lie all the time and have no shame to tell you that ’we are understaffed’ while being so nagging when it comes to payments. A suggestion perhaps to allocate some people from finance to operations?

7. When I told them that they had things to do, they copy my message and send it back to me. I do not understand the motivation to do it.

Unresponsive, irresponsible, and unprofessional all the way.

Renters, avoid them unless you are alright with not getting any service when you need it.

Landlords, consider that they will make your properties have a bad reputation.

Scammers.

I had a very mediocre stay at one of their properties.
The photos of the apartment, advertised on AirBnB, were a lot nicer than the dirty and musty apartment I arrived at.
All the taps in the apartment leaked and it was clear that it was not being taken care of.
They also wanted to charge for any assistance you might want. Early checking, late checkout, additional keys etc... all available at exorbitant cost.

Stay away, well away. I could not recommend Flex Living any less.

ATTENTION. J'attire votre attention sur cette société britannique Flexliving, qui propose des locations en Algérie, et également, selon son site web, à Londres, Paris ou Dubaï.
J'ai récemment loué un de leur logement pendant un déplacement professionnel à Alger. Mais les gérants de cette entreprise n'étant pas sur place, ils délèguent leur accueil locatif à des employés vivant à Alger, et que j'ai d'ailleurs parfois eu du mal à joindre. En plus de ce problème de communication, il m'est arrivé une mésaventure encore inexpliquée a ce jour, jamais vécu jusqu'ici. Mon séjour professionnel se prolongeant à Alger, j'ai loué à cette même société un deuxième logement puis, avant de quitter ce dernier, un troisième appartement que je n'ai hélas jamais pu occuper. J'ai reçu le matin du départ du second logement vers le troisième, un message m'informant que ma reservation été tout bonnement annulée, avec pour motif lunaire : "des activités suspectes constatées lors de [mes] précédents séjours dans [leurs] logements". Choqué, car ayant scrupuleusement respecté les lieux et le voisinage, j'ai tenté de nombreuses fois de joindre les gérants de Flexliving. Ils n'ont jamais pris la peine de répondre à mes appels. Leur employé sur place n'a pas su me donner d'explication. Je me suis retrouvé dans la rue avec mes bagages ne sachant où aller. J'ai peiné à trouver, par mes propres moyens, un autre appartement.
À ce jour, et malgré mes relances, je n'ai jamais eu d'explication. Le logement existait-il vraiment ? Si oui, avait-il un problème qui justifiait que je ne puisse pas y accéder ? Ou voulaient-ils finalement le louer à une personne de leur entourage ? Aucune réponse à ces interrogations. Leurs méthodes sont particulièrement louches. Le professionnalisme de rigueur aurait été de répondre aux interrogations du client et de pas le malmener comme il l'ont fait avec moi. Je leur souhaite d'apprendre le sens du sevice. Quant à vous, cher.e.s voyageurs.euses, je vous souhaite de ne jamais avoir affaire à eux : fuyez.
