I have just sold a mid-century house that had been in my family for 60 years via The Modern House. This estate agent has a good reputation and had sold several neighbouring properties, but I was initially unimpressed by my interactions with its staff and worried that I had made a mistake choosing it, especially as its fees are on the high side. However, as soon as sales advisor Manon Coldicutt took over the process I felt reassured and confident that the house would sell at the price I wanted.
The Modern House’s marketing ensured there was a steady flow of viewings in the first couple of weeks of the house going on the market. Viewings were arranged very efficiently and professional viewing host Marlene was excellent. Several people quickly made offers, so I was able to pick the one that suited me best.
Manon was extremely knowledgeable, her assessments and advice were always sensible, and once I had accepted an offer she worked tirelessly to keep all parties informed of progress and the sale on track. As well as being warm and friendly, she is highly professional and has a clear understanding of the market. I have rarely if ever encountered such brilliant client service, and ultimately my experience was extremely positive, so I have no hesitation in recommending The Modern House and wouldn’t hesitate to use the company again.

My husband and I approached Inigo on the back of a recommendation from other property owners, who have worked with them on marketing their period homes. We went in with an open mind, after carefully selecting them from other prospects and felt that they are arguably the best, on the surface (website perception) to represent this property.
On providing depth and insight to a 260yr+ Georgian home to the Inigo team, showing a beautifully furnished and sympathetically restored property, an email was sent back advising that they 'don't feel they're the right agent'. What exactly are we missing here?! It was felt that little consideration was given in their selection due to the speed at which the outcome email was received, but proceed with caution, as the first encounter with Inigo has not been positive. It may be that whilst the website presents capability and prestige, behind the scenes seems to be a different matter, as the home presented is a no-brainer!
We now feel as though we may well have dodged a potential disaster by going through this agency, just based on this initial encounter. Thank you Inigo.🙏

We sold our house fairly quickly through Modern House and were largely happy with the experience.
They get your property out to a wider market which is a big plus, however the downside of that is that a large number of viewers are just there to take a look because they have seen it on the Modern House, not because they have any intention of moving to the area. A fair amount of last minute cancellations and time wasters.
If selling a property below £500k the fees are very high. They charge a flat fee commission system of £12.5K + VAT for properties below this threshold, this makes the rate of commission an exuberant amount in relation to other estate agents. The other downside of this is that as they receive a flat fee they have zero inclination to get you the highest price going, they get their £15K whatever you sell for, in my mind this means they undervalue to get a quick sale. We didn’t go with their valuation and got two offers at our price!
The sales progressor assigned to us did work hard to achieve our deadline under at times challenging circumstances.
It was all in all a good experience, we got a quick sale and in the time frame we needed, but beware if selling a property under £500k as the Modern House is going to cost you more.

A complete breath of fresh air. We had been stuck in the doldrums with our previous agent and wish that we had turned to Inigo earlier. Engaged, intelligent, proactive, strategic and reassuring. It actually felt like we were in a team right to the last. A huge thank you to Ollie and David for their belief in the project and their guidance.

I couldn’t have asked for a better estate agent to support me in the sale of my house in Hackney — particularly given a very disappointing experience with a prior agent. As a first-time seller navigating a complex process in challenging market conditions, there was a lot to take on board and many uncertainties along the way. Manon combined clear-headed professionalism with support and empathy throughout, and was consistently good-natured and warm in all our interactions. In particular, she handled the final negotiations with great skill and judgment, guiding the sale to a better outcome than I expected, even though I didn’t entirely understand the strategy at the time. When complications arose just before exchange, she remained calm, patient, and constructive while I was feeling anxious.

The Modern House also have a very well-organized way of arranging viewings, using dedicated viewing hosts to show the property. My hostess, Isadora, was absolutely excellent — her background in architecture helped her appreciate and communicate the key features of the house, and she was a wonderful ambassador for it throughout.

I’d heartily recommend The Modern House without hesitation.

We have just completed on the sale of our house with Inigo and cannot recommend them enough. We were under offer within a few weeks of marketing. We were also over the moon with the photos taken by one of their incredible photographers who really captured the period features in our house very well. Really good from start to finish. They were always able to schedule viewing times that suited us, even at short notice. Emily McEwan was so helpful and encouraging throughout - once we had the survey results she made sure that communication was smooth between us and the seller, which really helped avoid any misunderstandings. They really were a cut above all the other estate agent we encountered - we never felt any pressure, and they really seem to enjoy their work. Great job.

The Inigo staff understood the special nature of our 18th-century townhouse and were intelligent and responsive in the service they gave. The quality of the photography was outstanding and the write up of the house went beyond the usual estate-agent speak. An excellent article about the history and restoration of the house was written for the Inigo almanac and helped to draw attention to interesting and unique features of the property. Throughout the sales process staff were always at hand to advise.
