All of the sudden cancelled
After asking several times to reconfirm that the villa was available on the dates i needed, and sending the final payment, i was contacted to ask to change the date since they were no longer available. I was able to cancel the final payment but still waiting on the deposit. With plane tickets purchased now have to try to find a new villa.

We completely understand how upsetting it is to have travel plans affected, especially when flights have already been booked. To clarify what happened on our end, the villa was placed on a complimentary 48 hour hold on January 4th, but the payment was only received on January 15th. Unfortunately, during that time the home was booked by someone else. Once we received your payment, we reached out right away to discuss the next steps and offer alternative dates/homes.
We truly regret any inconvenience this caused and appreciate your patience while everything is finalised. If there’s anything more we can do to assist you, please don’t hesitate to reach out and we'll be more than happy to help.

Reservation made but not guaranteed
Nothing went wrong at the moment, I am bit confused as to how you ensure payment is received. However there is no guarantee that the reservation is available from said property manager. This is discovered today when I called your customer service line to inquire about my reservation and what is the next steps.

I rented this property as I rented before others, but think the experience was sad, painful and disappointing
The house :
1 Very deteriorated ( sad to see a house like this abandoned)
2) Walls and doors dirty and scratched
3) The house was dirty inside and outside
4) Dead bugs behind the curtains
5) Broken curtains
6) The main living room window totally faded
7) The little barbecue ….for 32 people in theory?
8) The barbecue was dirty inside and outside and in a very bad condition
9) The outdoor table was covered with rodent excrement !
10) The outdoors chairs disgusting . We had to clan it !!!
11) The place where the barbecue was located just on the wall showed the walls plenty of fumes and greasy TV over the barbecue!!!!
12) Chairs inside some are broken including a tall one. There are liabilities providing such a dangerous stuff to renters
13) Lack of enough stuff for the kitchen. Please just take a look to the Teflon pan
13) Ice maker broken
Finally a special chapter for the “garage” plenty of funny things. Most broken , dirty and outdated. There is one connected to the electrical system that is overheating the installation, so it activates an alarm at anytime including at night and you have to find the way to stop the noises. Purely amazing
I can add more to the list, but it is time at home in Miami to enjoy we are back home and we left a place that it does not match our life standards

The Property Management Team reviewed every reported issue. A housekeeping team conducted a professional clean and inspection of the property prior to your stay. In addition to this, the cleaners inspected the home on your check in day to address any specific areas requiring extra attention.
Regarding the grill, the unit at the property is exactly as shown in the listing and unfortunately, no alternative options are available.
The issues reported during your stay were a door code matter, cleanliness concerns and a request for a new BBQ. These concerns were all addressed during your stay by the Property Manager, however we offer our sincere apologies if you remain disappointed with the resolutions provided.
In recognition of these concerns, we have contacted you directly with a partial refund offer. We hope that this will go some way towards restoring your faith in Top Villas.
Thank you again for sharing your thoughts. We truly appreciate your understanding and hope to have the opportunity to host you under better circumstances in the future.

Above and beyond
I have nothing but good things to say about our experience booking a villa in St Barths with Top Villas. Enya our Guest Experience Specialist promptly responded to all of my emails and helped coordinate everything from the rental car to dinner recommendations and reservations, as well as beach clubs. The villa itself was perfect and exactly what we wanted for a private, romantic stay on the island.
Pablo, the Top Villa rep on the island met us at the airport, brought our bags to the villa and responded to texts immediately regarding any questions we had. We unfortunately had to cut our stay short due to a family emergency back home and Pablo was invaluable helping to arrange getting off the island, canceling multiple reservations so we wouldn't get charged and even transporting us from the rental car company to the ferry so we could catch a flight from another island.
I'm so impressed with the entire team from Top Villas and look forward to booking another trip through them soon.

Never Again!
I do not recommend this company at all!!! The heat was broken (59 degrees in the house for 2 days) and no one would respond to our phone calls. The dishwasher flooded. There were blood stains and urine stains on the mattress pads. We tried contacting multiple times, but no one answers the “24/7 emergency” phone number. We finally had to contact VRBO, but they couldn’t contact the host either!
Never again!
UPDATE 1/23/26 - In response to the business's reply...
I am so disappointed by this reply, as the facts are not correct. The heat issue should have been addressed immediately, not within 48 house. It was 59 degrees in the house. We called the number that was provided all night long, with no response. The next day, we were in contact with the Top Villas team. We were assured that the problem was fixed, but it wasn't. Still 59 degrees when we got back to the house.
The dishwasher issue was reported on Sunday, the day before we left, but I never got a response from anyone.
The dirty linen issue was only discovered when we stripped the linens from the beds before checkout. (I don't usually check the mattress pads for blood and urine stains when we check in. I trust that everything is clean.)
I asked for a 2 night refund, which was refused by Top Villas. Instead, I was offered a 10% refund of $102.10, which isn't even close to a 2-night refund of a 4 night stay. I reached out to VRBO to see if they could get a 2-night refund. They contacted the property manager (it took several tries) and the refund was denied by Top Villas again. I did not sign the waiver because I did not accept the offer.

Having checked our records I can see that the Top Villas team was in contact with you extensively by phone and email during your stay. I apologise if you were unable to get in contact with the Property Manager directly, however we did provide their contact information in the welcome pack sent to you prior to your stay. Nevertheless, we will follow up with the Property Manager to ensure that the information we have for them is correct, in order to avoid any miscommunication in the future.
Regarding the issues you mentioned, the property’s heating system was addressed within 48 hours. The remaining issues were not reported until the last day of your stay which meant that the Property Manager did not have an opportunity to resolve them for you in house.
To be clear, you did previously confirm your acceptance our original offer in writing, however it seems that the waiver required to finalize this refund was not signed, which we believe has contributed to ongoing frustration. However, in recognition of any inconvenience caused, Top Villas did increase our goodwill offer to a 25% refund of your property rental fee, which we do believe is a fair resolution under the circumstances.
Please be assured that we have reached out to you directly today with a view to resolving this matter to your satisfaction.
