Très bonne expérience à Uxco Fokus. La résidence est agréable, propre et bien entretenue. Un grand merci à la manager pour son accueil, sa disponibilité et sa réactivité. Elle est toujours à l’écoute et contribue à créer une très bonne ambiance au sein de la résidence. Je recommande !

J’ai passé 3 années à Uxco Pau pour mes études.
Grâce à Uxco j’ai passé mes meilleurs moments de licence, j’ai pu partager, découvrir, expérimenter etc. Je me suis fait des amis, des connaissances mais surtout des souvenirs à vie.
Les appartements sont pratiques, bien aménagés et décorés. Les espaces communs sont incroyables, divers et adaptés à tous.
Dédicace à la manageuse Uxco de Pau qui se reconnaîtra, qui se dédie complètement à son travail et fait en sorte que notre début de vie d’adulte se passe du mieux possible, et même plus encore.
Du coup je recommande à 100%, allez-y les yeux fermés, vous ne le regretterez pas.

Mon fils a passé 2 ans dans la résidence Uxco de Pau et cela reste une très belle expérience !
Une structure sécurisée, des logements propres et une manager sur place au petit soins pour les étudiants

Excellent accueil, résidence propre et calme et gestionnaire aimable et disponible. Je recommande la résidence LE LAB parfaitement située par rapport à la faculté de médecine.

Après y être depuis 1 ans je trouve la gestion rapide et à l'écoute. C'est plutôt convivial et un bon moyen de faire des rencontres. Les appartements sont bien meublé et fonctionnelle.
Point bonus pour la salle commune très utilisé et chaleureuse.

Je suis dans la résidence uxco depuis 1 an et l’expérience est vraiment incroyable. Le personnel et les faites organisée sont très sympathiques et l’ambiance et très familiale

I chose UXCO Atlas Toulouse because it was marketed as modern student accommodation with good facilities for international students. The building itself is genuinely modern, clean and has excellent communal spaces. Unfortunately, the quality of the management did not reflect the quality of the accommodation, and my experience was dominated by poor communication, administrative errors and a lack of support.
The biggest issue throughout my stay was the WiFi. Although WiFi is advertised as being included, I had no connection in my room or flat from the day I moved in. The only place I could reliably access it was in the downstairs communal area. Reception told me they did not deal with WiFi issues and that I would have to contact the broadband provider myself. For accommodation aimed at international students, expecting residents to resolve technical issues with a French-speaking provider is unrealistic. The provider itself was also unhelpful and, despite months of emails and phone calls, I only received working WiFi around two weeks before moving out.
I was also told before moving in that I would be placed in an all-female international flat share, which was not the case. During my stay there were repeated issues with residents smoking from windows, damaging communal areas and removing furniture, with little visible action taken.
Communication with management was consistently poor. Emails frequently went unanswered unless they were resent several times. Despite the advertised office hours, it was often impossible to speak to staff because the office was regularly closed during the day. When staff did respond, they often seemed dismissive of legitimate concerns.
Paying rent was also unnecessarily complicated. The recommended direct debit using my IBAN could not be processed, so I was moved to monthly payment links, which often arrived after the payment deadline and eventually stopped altogether. I then requested the bank transfer details and paid manually every month, emailing proof of each payment. Despite this, my deposit was later withheld because the residence incorrectly claimed I had outstanding payments. After I resent all my payment confirmations, they admitted it was an administrative error.
Another major issue was the lack of emergency support. There was no weekend staff or emergency helpline, and the entire building was left without hot water from Friday evening until Tuesday morning. Residents were unable to shower or carry out basic daily tasks for almost four days. Despite repeated emails and WhatsApp messages, communication was minimal, and no apology, compensation or goodwill gesture was offered once the issue had been resolved.
I would also advise TBS Bachelor students to think carefully before choosing this residence. Although it may suit some universities and the TBS Master's campus, it is around an hour by public transport from the TBS Bachelor campus, which was not made clear when booking. There is also no air conditioning, making the rooms very uncomfortable during the hotter months.
It is a shame because the building itself is genuinely very nice. However, the poor communication, lack of support and administrative disorganisation overshadowed the quality of the accommodation. Based on my experience at UXCO Atlas Toulouse, I would not recommend this residence.

Résidence étudiante UXCO Student Hacker - Palaiseau
THIS RESIDENCE IS TO FLEE FROM! I stayed in the female dormitory, it was a horrible experience. First one roommate is planted to make life very miserable and unbearable for you, her belongings are everywhere, and her bed somewhere else. Her goal is to frustrate you out just after moving in and paying 365 euros, for admin fees and 365 caution and then 365 euros for rent. From the first day I moved the she did everything to make sure I was uncomfortable and move out. She always bragged about how she sent other roommates packing, she understands that staying filty it's a major turn off for most people, so she leverages on staying extremely dirty to make the hostel uncomfortable! The microwave was extremely rusty and dirty! I managed to clean it but it was impossible and the managers refused to change it! I moved in on 16/09/25 as I was not in France then but they insisted that my rent must count from the 01/09/25. I was forced to pay between 1-16 sept rent 2025, when I had no access to the room and when I hadn't moved in, I specifically told them that I was out of the country and my move in date was from 16 September and I flew in that day! Others had their rents start counting from the days the moved in and the hostel had just 3 of us. The down beds felt like flat a poorly constructed box, you can't fit in. The hostel were extremely dirty as the roommate, always left dirty dishes, trashes or decayed food for months in common areas . The window blinds switch was behind the bunk, so roommates will climb your bed with dirty shoes in the name of trying to open the blind, your beauty products will be used on a regular basis without your consent if you leave them on the sink area ! Honestly, you can't really control the situation. The bathrooms were clogged and the 3 sinks in the room had a stunch smell that oozed out everywhere in the room, it was clogged as well!. The residence is a 6floors building but not one single kitchen on any floor or near the hostel, the general kitchen is on the ground floor and everyone used it including strangers from outside the residence who hosted parties on a daily basis + other studio tenants, you will not be able to use the kitchen at all! It's always crowded! it's impossible to cook as the 3 burners never worked, it displays an error in just seconds once you try to start cooking, I basically starved for 5months living there. The washing machines were about 4.5 euros per wash same as dryer so you basically spend close to 10eueos for 1set of washing. The managers badged into the female dormitory always without pre-notice even when you are not properly dressed or resting, including workers. One day I was in the shower and a male worker opened the door, at first I thought it was one of the roommates but to my surprise when I came out, it was a man plus a stranger who claimed he came to measure the wall to fix a cabinet, this was a regular thing, people gaining access without any form of warning, including the male manager who gets in anytime of the day without warning, whether you are naked or not, they don't care, no form of warning. For your letters or online orders: You will never receive any. Most of my letters got missing and some went back! Be sure to read your contract well as there's this ordour clause that doesn't mention a fixed amount, so they wake up one-day and include an automatic debit of any amount on your card, that period instead of 365, they debited more than 400 euros.. and said it was for an ordor tax! So make sure you double check your contract for ambiguity clauses that allows them to debit any amount from your account. Lastly my deposit was not refunded in full, some amounts were debited without any explanation of what the debit was for. I moved out on the 03/03/2026 due to excessive discomfort, they insisted I have to pay for the 3days into march of which I did pay but recalled it after I noticed my deposit wasn't refunded in full without any explanation as to the deduction.They're now threatening to contact Garantme for 45euros! What a shame! I'll add pictures soon!

J’ai eu une très bonne expérience avec UXCO, aussi bien sur la qualité des logements que sur l’accompagnement. Les espaces sont modernes, bien entretenus et pensés pour être vraiment agréables à vivre, que ce soit pour travailler ou se détendre.

L’équipe est réactive et professionnelle, avec une communication claire dès le départ. Les démarches sont simples et tout est fait pour que l’installation se passe sans stress.

Mention spéciale pour les espaces communs et l’ambiance générale, qui font vraiment la différence par rapport à des résidences plus classiques. Je recommande UXCO sans hésiter.

Très mauvaise expérience avec UXCO Student.

Suite à mon départ de la résidence K7 à Schiltigheim, UXCO a procédé à de nombreuses retenues sur mon dépôt de garantie (nettoyage, joint silicone, ustensiles, linge…), en s’appuyant sur des factures de stock globales, non individualisées au logement, ce qui est déjà discutable.

UXCO affirme depuis août 2025 m’avoir remboursé le solde de ma caution par virement bancaire.
Je n’ai jamais rien reçu.

Malgré :
plusieurs e-mails,
une lettre recommandée avec accusé de réception,

la transmission répétée de mon RIB,

UXCO est incapable de fournir une preuve bancaire réelle (aucun IBAN destinataire, aucun avis d’exécution bancaire), seulement des captures de leur dashboard interne, qui n’ont aucune valeur juridique.

Nous sommes fin 2025, bientôt 2026, et la situation n’est toujours pas régularisée.
Aucune prise de responsabilité, aucune solution concrète, uniquement des réponses vagues.

Je déconseille fortement cette résidence et UXCO Student de manière générale, notamment pour la gestion des cautions, qui manque clairement de transparence et de sérieux.

Je ne recommande absolument pas cette résidence étudiante. UXCO abuse de ses locataires en ne remboursant pas le dépôt de garantie. Cela fait trois mois que j’ai quitté le logement (dans mon cas, à Clermont-Ferrand), sans aucun dégât ni dégradation, et je n’ai toujours pas reçu mon remboursement.
À chaque fois que je les ai contactés, ils m’ont donné des excuses absurdes, comme des problèmes avec leur service comptable ou informatique. Aujourd’hui, ils ne répondent même plus à mes e-mails.
De plus, l’administratrice sur place fait preuve d’un comportement irrespectueux et d’un manque total de professionnalisme. Le service client est inexistant.
Je déconseille vivement cette résidence. Ce n’est pas une entreprise sérieuse, et d’après ce que j’ai pu constater, nous sommes nombreux à avoir vécu une mauvaise expérience avec eux

My experience at UXCO Boulogne was extremely disappointing. After moving out, the management never contacted me directly — instead, I received a registered letter demanding a very high payment, mainly due to outrageous cleaning and repair fees. UXCO will look for any possible excuse to claim that you have not returned the room to a “brand new” condition, and then charge excessive amounts for cleaning and repairs. During this time, no one answered my calls and there was absolutely no communication — only aggressive demands for payment. When I requested real proof of payment, they only sent me invoices and incorrectly claimed that “an invoice is proof of payment,” which is not true in France. The process is extremely opaque and shows a lack of respect for tenants. I strongly warn anyone thinking of moving into UXCO to be cautious about their fees and management practices.

Mon expérience à UXCO Boulogne a été extrêmement décevante. Après mon départ, la gestion ne m’a jamais contacté directement — j’ai reçu à la place une lettre recommandée m’exigeant un paiement très élevé, principalement à cause de frais de nettoyage et de réparation scandaleusement exagérés. UXCO cherche tous les prétextes possibles pour prétendre que le logement n’a pas été rendu à l’état « neuf », puis facture des montants excessifs pour le ménage et les réparations. Pendant cette période, personne n’a répondu à mes appels, aucune communication n’a eu lieu — seulement des demandes de paiement agressives. Lorsque j’ai demandé une preuve réelle de paiement, ils m’ont simplement envoyé des factures et ont affirmé à tort que « la facture prouve le paiement », ce qui est faux en France. Le processus est extrêmement opaque et témoigne d’un manque de respect envers les locataires. Je mets fortement en garde toute personne envisageant d’emménager chez UXCO de faire très attention à leurs frais et à leur gestion.

我在 UXCO Boulogne 的住宿體驗非常失望。退租後，管理方完全沒有主動與我聯絡，卻突然直接寄掛號信要求我支付一筆極高的費用，主要來源就是他們收取誇張的清潔和維修費。UXCO 會想盡辦法認定你沒有把房間還原到「全新」狀態，然後以此為由收取高額費用。這期間打電話都沒人接，完全沒有溝通，只是一味地催款。當我要求他們給我確實已付款的證明，他們只發來發票，還錯誤宣稱「發票就是付款證明」，完全不符合法國慣例。流程極不透明，對租客極度不尊重。提醒所有考慮入住 UXCO 的人，務必小心他們的收費和管理手段。

Malheureusement, je n'ai personnellement rien à redire sur Uxco (Villeneuve d'Ascq). L'inscription coûte 600 € ! Le personnel est très désagréable et inflexible. Malgré la signature du contrat de location, il n'y avait pas de consigne à bagages. De manière générale, on a l'impression que les besoins des étudiants ne sont pas pris en compte. C'est juste une question d'argent !

Pire résidence de ma vie, vraiment fuyez surtout à Lyon!
Super cher pour des étudiants vraiment des qui peuvent vous prendre votre argent ils le font sans scrupule lors de l’état des lieux toute occasion était bonne pour prendre de la caution alors que j’ai rendu la chambre nickel bien plus propre de ce qu’on m’avait donner j’ai dû payer toutes les choses qui ne fonctionnait pas même si ce n’était pas moi qui les avait abîmé ou autre.
Vraiment ne faites pas la même erreur que nous!

Pa s d'interlocuteur actif, site internet deficient et, quand il ne l'est pas il est vide !!! J'ai reçu un mail m'informant qu'un nouveau document m'attendait et le site est une coquille vide.
Ou sont les intervenants ? Qui se cache derrier ce foutoir ?

A FUIR ABSOLUMENT des problèmes techniques non résolus , gestion catastrophique , un studio est en fait une petite studette grande comme une cité U , appartement très cher au final , un conseil : passez votre chemin : voir le reportage france 3 Fuites, chauffage défaillant... Des locataires de cette résidence étudiante privée tirent la sonnette d'alarme

Service client UXCO déplorable .
Ils ne épondent ni au téléphone, ni au courrier. Problème de restitution de caution non-résolu depuis 4 mois sur la résidence de Grenoble. Je vous invite à consulter les avis Google UXCO Management pour vous faire une idée, il ne s'agit pas d un cas isolé. Je vous déconseille fortement UXCO, le manque de professionnalisme est flagrant.

Problème de fuite d'eau dans ma résidence à Villeneuve d'Ascq et les managers ne veulent pas dédommager. C'est dommage.

Nous avons annulé le bail car les photos ne correspondaient pas à l’appartement loué.
Aucuns problèmes pour être remboursé.
Manager efficace.
