Pretty shambolic. Received a quote , accepted quote. Was then told they are unable to act on a flat over which is 3 storeys or above. Fine, emailed to say I was disappointed as I had already spent a few hours filling out there forms on there online portal.

Then an email out of the blue to say that they were willing to open a file - and this had been done.

I had in the interim made enquiries elsewhere.

Very shambolic and unprofessional attitude on the phone.

I cannot rate Wake Smith highly enough, specifically Lindsey Canning and Victoria Walker.
Lindsey was the utmost professional, everything was done by the book and at times she was bluntly honest with me. Everything you need from a solicitor.
Vicky was my point of contact, always available, consistent, supportive and very helpful. Dealing with a difficult subject with empathy and humour is a credit to Vicky's character.

I needed advice on an agreement, which wasnt something I had needed before. I found Wake Smkth and gave them the information. I was assigned a solicitor called Harriet Gardner, who immediately put me at ease.

Harriet took time to explain each and every part of the agreement and advised me accordingly as to what it all meant and what I needed to do.

Having been satisfied previous clients of Wake Smith we called them again when we knew we needed a litigation solicitor for a small claims case.
We were promised a call back probably the next day but didn't receive one.
We repeated the process on 2 more occasions with the same result.
The receptionist was disinterested.

Perhaps Wake Smith are too busy but if so it would have been helpful to us, and avoided wasting our time, if we had simply been told they couldn't help us on this occasion

I’m This firm were acting for a client who was purchasing my property.
After requesting completion dates for a few months, I was suddenly told by my estate agent that the a mortgage offer on the purchasers side of the transaction, would expire if I didn’t complete within 7 days.
I’ve therefore went to huge effort and expense to clear the property .
3 days before completion I was collecting keys for a storage unit to rent temporarily when I received a phone call from my estate agent saying that the purchaser did not have sufficient funds, nor a mortgage in place.
Wake-Smith were “speechless” and I have to pay my solicitor £1000 for the abortive sale costs.
My solicitor has informed me that the buyers solicitor and the estate agent are obligated to ensure that there are funds in place to purchase the property.
