Joanne Murphy has been very helpful in working with us to secure our house purchase. She was there to answer every question and did so in a timely manner every time! This was a great reassurance to us considering the horror stories you hear about other solicitors not answering queries for weeks at a time at other companies. We can't thank Joanne enough and we're greatful for all the hard work we know she's put in, especially now that we're in our new home. I paid this firm to handle a standard property transaction, including registration with HM Land Registry. More than 2 years, 1 month and 24 days after completion, my property is still NOT registered.

I only discovered this on 26 February 2026 when attempting to remortgage: something I am now unable to do as a direct result of their failure.

This is not a minor oversight. This is a serious breach of basic duty of care.

At no point over those two years was I informed of any issue. There was zero proactive communication.

Instead, I’ve had to chase repeatedly, being passed between teams with no ownership, no accountability, and no clear answers.

I have been told vaguely that HM Land Registry requires “additional information,” yet:

No one can explain what information
No one can confirm when the issue was first identified
No one can explain why it was left unresolved for over two years

On 21 April 2026, I was told I would receive a call back AND they would expedite everything when they worked out what went wrong: it never came. This perfectly sums up the level of service.

The only way I’ve been able to get any response at all is by going through their “new business” team, which says everything about how broken their internal processes are. No one answer and email, a call etc .... i have spent last week chasing and sitting with the impending doom of an offer off the table through zero fault of my own.

Because of their negligence:

My property remains unregistered after an unacceptable delay
I am currently blocked from remortgaging
I have experienced avoidable stress and potential financial loss

This is basic post-completion work that any competent firm should handle as standard. Failing to do so for over two years, while keeping the client completely uninformed, is indefensible.

If you are considering using this firm, be very clear: even the most fundamental legal work may not be completed and you may not find out until it’s too late, and facing serious financial consequences

Sidrah is very professional individual. She gets the job done and always replies to phone calls and emails in a timely manner. It was a pleasure dealing with her.

I would strongly advise caution before using Advantage Property Lawyers.

My son's purchase is a straightforward cash transaction with no chain, yet it has now been ongoing for nearly five months with little meaningful progress.

Communication has been extremely poor. Emails regularly go unanswered, and even a formal complaint failed to receive any acknowledgement. Responses, when they do arrive, are generic and fail to address the substance of concerns raised.

The same enquiries have been repeated for months without resolution, despite these being issues that could reasonably be addressed via indemnity insurance. He has made it clear that he is willing to proceed and accept any associated risk, but his instructions have not been followed.

To add to this, his case was reassigned from a senior conveyancer to an associate without explanation, despite assurances that the same conveyancer would handle the matter throughout.

Overall, the service has been slow, unresponsive, and lacking accountability. The delays are now causing significant personal and financial impact.

We would not recommend based on our experience.
