I have used Austin Hawk before and had a positive experience, so I came back to them in April 2026 for a tenant find. Unfortunately this time around the experience was completely different and I would not recommend them to any landlord based on what followed.

First, they drafted a tenancy agreement with my name spelled incorrectly throughout, an error entirely of their own making, and then had the audacity to try and charge me £150 plus VAT to fix it. After pushing back firmly this was eventually dropped, but it set the tone for everything that followed.

The applicant they sourced had failed to disclose her husband's intended occupation on her application form, her referencing form, and verbally at viewing when their own member of staff specifically asked who would be moving in. This only came to light after agreements had been signed and money had changed hands. At that point their own written advice to me was that they would not legally be comfortable proceeding due to statutory overcrowding risk. So their own agent confirmed the tenancy was legally unsafe, yet they still pursued me for their full setup fee.

What followed was months of back and forth in which they consistently avoided engaging with the legal arguments I put to them in writing, ignored the specific clauses of their own contract that clearly showed no fee was due, and simply repeated that I should pay up. It was only when I formally invoked their complaints procedure and referenced The Property Ombudsman that they agreed to settle at a significantly reduced figure.

The whole experience was unnecessarily stressful and time consuming. I felt that they knew their position was weak but pushed it regardless, hoping I would simply give in. I did not, but not everyone has the time or knowledge to fight back.

If you are a landlord considering using Austin Hawk, read their Terms of Business carefully before signing anything and make sure everything discussed verbally is confirmed in writing. You may need it.

Lewis Reed has the patience of a saint, totally dedicated to his job, It took from March 2025 to January 2026 for me to purchase my flat from Austin Hawk, due to the time it took for solicitors to purchase a new lease for me. It took them 2.5 years, I do not know what I would have done if I was selling the flat I am now living in, I think I would have put it back on the market, but Lewis persuaded the owners to wait form me to obtain a new lease. I do not know how he managed to do this and he kept me up to date every week with a very positive attitude that gave me hope that all would be fine. John Ward was excellent, far exceeded our previous experiences of estate agents. John kept in communication with our buyer, both solicitors and us throughout.

Austin Hawk were the epitome of perfection throughout buying our first home. Our first viewing with Luke was balanced in all the right ways - he was professional, smiley, kind and welcoming, with the right level of leaving us to have a look around without bombarding us with information. John was then wonderfully friendly and professional with keeping us in the loop about the purchase, ensuring we were updated in a timely way and thankfully delivering the news of success with sheer kindness - you could really feel his elation for us. Anji alike was so great to communicate with. She was approachable, efficient and informative, and such a lovely person. So lovely infact that we had to hang around when picking up our keys so we could put her face to her name!

We have had a very positive experience using Austin Hawk to sell our property. Dean sold a house for me over twenty years ago, the sale went through very smoothly. More recently, he and his team also sold a friend's house (upon my recommendation). She was delighted, as she had previously had her house on the market with two other agents, with no success. We couldn't have hoped to have had a better agent working for us. Dean was very empathetic and supportive, keeping us informed every step of the way and has a great team working alongside him. I wish I had a more positive review but unfortunately working with this Estate Agents was really hard on First Time Buyers.
Daniel, who showed us around the houses was absolutely amazing, he was so friendly, really cared about our position we were in and gave us so many tips as first time buyers. A real genuine person.
However when it came to putting a offer on a house, it became super unprofessional and really put us off working with them again.
We dealt with a different person when it came to putting an offer down.
We were pressured constantly into providing documents that 1) Werent even needed by Estate Agents and 2) Documents we didnt need to hand over until an offer was accepted.
This made the ordeal really stressful for us and never been ask for documents so early in the process, it just wasnt needed. Your meant to make the journey of buying a house easier, but instead it was made more stressful and hard work.
Relieved that the house we offered under this Estate Agent fell through.
I would love to work with this Estate Agent again in the future if they did not put so much pressure on First Time Buyers.

Our rental move was not the easiest to overcome but the staff were amazing, patient and answered all questions very quickly. Nicki and Holly especially were absolutely fantastic and could not have asked any more of them.
