I am writing to express my dissatisfaction with the quality of construction and customer service provided by Ballymore at Aster Park Rush. Unfortunately, we have experienced several ongoing issues with our property that have not been adequately addressed by the builders.
We have encountered problems such as leaks in the shower and repeated damage to the side door. When the builders visited to inspect these issues, they dismissed them as normal and failed to provide proper support. Although some repairs were made, the side door was never fully replaced. After the guarantee period ended, the builders informed us that replacing the door would be our financial responsibility, which feels unfair given the recurring problems during the guarantee.
Additionally, I want to highlight concerns about customer service. While Helen from your team appears to assist certain residents, this help seems selective, leading to a perception of favoritism rather than equal support for all homeowners.
I kindly request a thorough review of these issues and clear communication on how Ballymore intends to resolve them fairly and promptly. Proper aftercare and honoring guarantee commitments are essential for customer trust and satisfaction.

I own a Ballymore property and have also experienced their management across multiple developments through friends and family. Architecturally, Ballymore buildings are attractive and wellâlocated, but the management standards and communication processes consistently fall short of what you would expect at the serviceâcharge levels being demanded.
In my own case, Ballymore unnecessarily escalated a simple groundârent issue into a disproportionate legal process, despite the arrears arising from miscommunication between their own outgoing and incoming collection agents. Instead of resolving the matter through routine clarification or direct billing, they allowed the situation to progress to solicitors who applied inflated fees â a £500 groundârent discrepancy resulted in nearly £5,000 of legal charges that were later reduced, confirming the original escalation was excessive and avoidable. This is not how a longâstanding leaseholder who has paid ground rent consistently for years should be treated.
I always believe service companies generally act in good faith, but given the repeated pattern of avoidable escalations, it increasingly feels like this is part of Ballymoreâs business model â to squeeze every possible pound from leaseholders for even the tiniest administrative mistake. That approach inevitably impacts longâterm trust and, ultimately, property value.
More recently, I was charged 150 pounds as tenant missed a fire inspection while they did not even have tenant email. A friend who owns three flats in Ballymoreâs New Providence Wharf was also charged £450 (£150 per flat) so you can see how persisent this problem is. This seems to be a recurring pattern: administrative charges applied even when the underlying issue originates from Ballymoreâs own processes.
What makes this more concerning is the scale of the service charges being applied. In New Providence Wharf, service charges are close to £7 per square foot â roughly 1.5% of property value per year. In Embassy Gardens Latest Phase Capston, the figure approaches £11 per square foot. These levels are 30â40% higher than comparable developments by Berkeley, a developer whose serviceâcharge teams are consistently proactive, communicative, and reliable. Berkeley ensures residents receive timely information and avoid unnecessary escalations â a stark contrast to my experience with Ballymore.
For prospective buyers, especially those considering Embassy Gardens New Phase Capston, itâs important to understand that while Ballymoreâs buildings are visually impressive, the combination of high service charges and inconsistent management can materially affect longâterm satisfaction and resale value. Given the repeated patterns, it is hard not to view this as deliberate behaviour designed to extract maximum revenue from leaseholders, which inevitably undermines confidence in the longâterm value of the properties.

I have tried to engage with Ballymore in Edgware, via their their drop in shop which is nearly always locked, to understand their development proposal for Edgware Town Centre. I'm sorry to say that after writing to them as well to try and understand their development plans I have little or no idea of how they are going to improve the lives of local residents. In fact, after the initial excitement at seeing their proposal I am now dismayed by what they not telling the local residents and the more information I get from different sources the more I see them as an outfit that is doing everything it can to give as little detailed information as possible. They now come across as an immoral organisation only after profits at any cost.
DONT FALL FOR IT
Horribly built flats/houses, my window hinge has completely come off, for 2 years now I've been trying to get it fixed, no one can work on it as the room has been built in a unworkable way, the corners of each room arenât even a 90 degree angle. Thin walls that feel like paper, my neighbour tried to put up a flatscreen and it fell along with the wall. They have some audacity charging high rent for how cheaply they construct their homes. Disgraceful. They distract you with the outside of the buildings, but you will regret it once you move in.

The way this company has used underhand tactics and false Trust pilot reviews (see inside housing website "Developer sent âcease and desistâ letter by Trustpilot over five-star reviews" to gain approval of their Broadwalk Edgware HA8 massive development is beyond crazy and morally corrupt.
If you are going to buy these flats when this development is done you should know
1. The plan hinges on an underground electric bus garage that the London Fire Brigade has already flagged as a serious safety risk, citing a lack of existing regulations or precedents. Over 70% of parking spaces would be lost. New Blue Badge bays are proposed to be placed up to 400 metres from key services â well outside accessibility norms. The scheme reduces A1 retail space by 48%, which will severely weaken Edgwareâs economy and jeopardise the viability of our local high street.

3. What London Fire Brigade said about the plans for Edgware?

The documents were sent to Ballymore a day prior to completion and the day of completion was set just before the long weekend. Desperate to do complete on time, we contacted Ballymore asking them to for help instead of waiting for the normal turnaround time.
