This builder is unethical and ridiculous. I bought a house in Hartland village and my transfer contract plan clearly states a part as our demise without any limitations. But they will ricdulously said it is not your demise and I cannot use that spot for come home improvements. They then use a terms that we need their approval over everything even if that it is unrelated to the demise reason. So basically you are only a rent tentnant under their unfair terms and their unprofessional staff that call a stag a horse. Dont buy from them and be cheated!

Recently purchased a new home with Berkeley and they were very attentive and thorough during the process. Yuki was particularly helpful in coordinating the completion of the property and key-handover despite my being in-and-out of the country. Any snags were also handled very promptly thanks to Dan on the customer service team.

Impressed by the quality of the building works. The customer service was also very good.

Impressive service first from the sales team and then on going support from other teams.
The sales individual helped and supported me in understanding the benefits of neighborhood and provided the close support regarding mortgage and lawyer set up.
Overall, I was always drawn to Berkeley Homes apartment design and my current apartment is very comfortable to live in with great appliances and internal layout.

I had a very disappointing experience with Berkeley Living at Foundry Yard.

I paid a £250 holding deposit after being clearly informed that only employer and landlord references would be required. However, during the referencing process, additional requirements were introduced which were never disclosed at the outset, including further income verification methods.

Despite fully cooperating and providing all requested documentation — including both paper and digital payslips — the process was unnecessarily prolonged for over three weeks.

Due to the lack of transparency and the constantly changing requirements, I was ultimately unable to proceed. What is most concerning is that the £250 holding deposit has not been returned, despite the situation arising from misleading information and poor handling on their side.

To make matters worse, my follow-up emails have been ignored, leaving me with no option but to escalate the matter further.

I would strongly advise others to proceed with caution and ensure all terms are clearly confirmed in writing before paying any holding deposit.

From placing a deposit to completion, it was just over a month. I was kept updated throughout the process, and every question I had was answered promptly and in full.

If you want to spend half a million on a cheap built property that is amongst a vast number of Vivid Social housing (offered to illegal immigrants) then good luck to you! Rubbish.

Amazing company and estate
Houses are beautiful designed and built.
Some normal new build issues such as raining entering through a window and a door not closing due to the cold. All problems fixed swiftly and professionally.
Even had an accident in my kitchen where I needed a new cupboard door after 6months of living there, and they happily replaced it free of charge.
10/10 recommend

Berkley application for building on the Gas holders site Motspur Park was rejected last night by Kingston council , a proposal for high rise blocks completely inappropriate to the location . Berkeley showed a complete arrogance and disrespect for the community and local residents

The house is beautifully finished, just like the showroom, and the estate’s landscaped areas, grand lobby, and spacious hallways create a comfortable and relaxing environment.

Working with The Berkley Group whilst purchasing my 1 bed apartment at the Horlicks Factory was an exceptional experience from start to finish, and much of that is thanks to the incredible people I had the privilege of working alongside—Izzy, Ellie, Saied, and Cameron.

From day one, the team fostered an environment that felt both highly professional and genuinely supportive and welcoming.

Each person brought something unique to the table: Izzy’s infectious spirt and clarity, Ellie’s thoughtfulness and attention to detail, Saied’s insight and problem-solving mindset, and Cameron’s collaborative spirit and excellent bow making stills😊. Together, they created a dynamic that made information clear rather than overwhelming.

Difficult buying experience - slow and arrogant legal team were a pain to deal with, but we got there in the end. Moving in experience has been great though, with all snags rapidly sorted out and a lovely welcome from the team on the ground.

High standards and outstanding customer care.

Berkeley has a strong reputation for offering premium properties, and that is largely my experience with their Glasswater Locks project. Most aspects were delivered against the top standard. There were some minor flaws that stopped me from giving Berkeley a full five stars, however. The dishwasher door catches the plinth and makes noise when opening and closing, and the backing board under the bathroom sink was not fitted at the time of completion. Costumer service is responsive and keeps me updated throughout, but the dishwasher door issue has not been fully resolved. That said, the overall experience with Berkeley is great.

Very pleased with purchase

Berkeley Homes has had a stellar year financially, yet at Royal Arsenal Riverside they couldn’t stretch to putting up this year’s Christmas tree. Festive cheer clearly didn’t pass the cost review.

Mind you, they seem happy to build over every remaining inch of green space, so perhaps a tree even a temporary one was asking too much.

Mean-spirited and disappointing from a developer of this scale.
