Our house sale has still not completed, but I feel it's important to share our experience so far incase anyone is considering using Blain Boland.

The transaction has been ongoing since February. While many of the delays have been caused by the buyer, the service we've received from our solicitor has made an already stressful situation much worse.

Communication has been extremely poor. We've often gone weeks without any updates, even Upto over a month, and when the solicitor handling our case is on annual leave, there appears to be no effective handover, leaving nobody able to progress matters or answer questions. In contrast, our estate agent has kept us far better informed than our own solicitor, regularly providing updates that should have come from the legal team.

There has been a complete lack of urgency throughout. We have been working towards several deadlines over the course of the transaction, only for each one to pass without any real sense of urgency or proactive action. Our final deadline is 7 August, and the firm has been aware of this for several months. Despite this, there has been no noticeable urgency in progressing the matter. Even when issues are pressing and require urgent attention, it routinely takes around two days to receive a response to a question, or a call back (if you get one at all) causing unnecessary delays and additional stress. There has been little sense that anyone appreciates the pressure we're under or is making any effort to move things forward.

When we've called for updates, we've sometimes been met with inappropriate laughter, which is the last thing you want during such a stressful process. On other occasions, we've been left with little confidence that the person dealing with our enquiry fully understands our case. Whenever we've tried to chase for updates, we've often received dismissive or snotty responses, making us feel as though we were inconveniencing them simply by asking for information.

This firm was recommended by our estate agent, but based on our experience, I have strongly advised them to stop recommending this solicitor. All three parties involved in the chain have been disappointed with the level of service received.

We also assumed that having all three parties in the chain using the same firm would help communication and speed things up. Unfortunately, that hasn't been the case. It often seems as though departments within the firm don't communicate effectively with one another, let alone with their clients.

The first concern should have been shortly after instructing the solicitors to start the process they sent us documents of someone else’s property, listing their home address, names, purchase price. A massive breach of data protection.

Overall, the service has been poor from start to finish. I would not recommend this solicitor, nor would I use them again. I just hope this nightmare is over soon.

Following very favourable recommendations from my local residents website regarding conveyance solicitors, I contacted Blain Boland and spoke to Jonathan regarding the sale of my deceased parents’ property.

Right from the start Jonathan was very informative and friendly, guiding me through the process, timelines and the associated costs. He immediately forwarded their imformation pack which clearly and concisely covered all aspects of the sale.

I was very impressed with his level of customer service and instructed Blain Boland to conduct the sale.

The whole process took approximately four months. Throughout the entire process, Jonathan dealt with all the various issues etc immediately, answering queries and detailing the various stages involved with the sale of the property.

On the day of completion, Jonathan called as promised to confirm sale complete and double checking bank account details for the proceeds of the sale.

His service in comparison to a local solicitor that I used five years ago for my own house sale couldn’t have been more different. Professional, easily contactable, and acting quickly on driving the sale through, my faith was restored that there are actually decent and forthright solicitors out there acting in their clients best interests.

The icing on the cake is that their charges are considerably lower than all of the other solicitors I had previously contacted. No surprise excess fees or charges, exactly what was quoted from the start.

In conclusion I would say that if you want to sell/buy a property, please look no further than Blain Boland. It’s never going to be a stress free process, but their services proved it doesn’t have to be a torturous experience.

Excellent service. We used Blain Boland to do the conveyancing for a property we were selling. Jonathan Shields was thorough, approachable and diligent. What started as a fairly straightforward process quickly unravelled into anything but, Jonathan had to deal with the original buyers solicitors going out of business, an incompetent sales progression company and a difficult management company. None of this phased him and he kept going at it in a professional manner.
I would not hesitate to use them again or recommend them.
