Avoid renting through this company at all cost
Avoid renting through this company at all cost. I would give a zero rating if allowed.
Our house for 6 students was in a state of dilapidation and in need of a total refurbishment at move in. There was rising damp and the roof leaked, taking Digs 6 months to address the issues. In the meantime I had confirmed with Bristol Council Residential lettings Department / Environmental Health that they are aware of the property due to damp and had previously requested remedial actions from Digs, but unfortunately no review visit by the council was completed. They advised us to allow Digs to follow through on their proposed rectifications. Unfortunately for us, we suffered damp and mould, adversely affecting health and destroying some of our clothing / possessions. By the time someone completed roof works, the weather had turned warmer. I have little faith that a patch up job will have resolved the issues and I pity the current tenants who are well advised to contact the council if ongoing damp problems.
At the end of our tenancy, Digs withheld a large chunk of our deposit without meaningful proof of works completed. We challenged them through MyDeposits and although time consuming, the adjudicator awarded us 2/3 of the monies they had retained, perhaps validation of their unscrupulous behaviour and expectation of âgetting away with itâ for a transient population who are generally naive of the housing market / tenants rights with many reliant on distant financial support (eg family) and huge loans to get through their degrees.
This company is clearly invested in profiteering from the lack of available properties in Bristol and student need for somewhere to live. The rent was hugely inflated for a run down, damp property with old, broken furnishings (>£43,000 for 1 year!)
From our experience, I would advise anyone to avoid renting through Digs at all cost.
Worst company ever
Doesnt pick up phone calls gives the wrong flat viewing times and agents just dont show up for the tour i waited for 1 hour and no one showed up also called them for 10 times with 0 response. Dont waste your time with this company

Slow response, unhelpful questions (without any follow-up) and no solution to accommodation issue. Very disappointed. A local resident I spoke to confirmed my impression.

Emma was a great property manager during my tenancy for last year. she helped me so much especially with all the faulty equipment, wiring, and up keeping of the garden. Efficient response time to help me with all my problems. Would recommend ð

Had to move out from my property quickly and the change of sharer process was very quick and easy. My property manager was also very quick responding to things which needed to be fixed.

Terrible response time, absolutely no help at all. The smoke vents in our building broke and were jammed closed and nothing was done after reporting!huge health and safety risks constantly overlooked, flooding through ceiling lights in other flats in our building was ignored for days, forcing tenants to go without electricity for days lest an electrical fire begins⊠see my point?
Never ever ever take the risk of choosing digs for any of your housing choices, the streets would be kinder.

Genuinely dangerous
If you're thinking about it, don't. I lived in a block of flats all managed by Digs in 2021. We had a burst water pipe (which was due to poor plumbing) at 7pm and I could not get hold of anybody related to the buildings maintenance at all. In the end we had 300 litres of water removed from our kitchen, causing endless damage to property. We had the fire brigade out in the end, who declared that if the water wasn't stopped soon the floor of our first floor flat (which was suspended over the bins area i.e. dead space underneath) would cave in. After racking my brains and endless phone calls, I managed to be put in touch with a plumber who had worked in the building once by the company that manages the smoke alarms. It wasn't his responsibility and simply because I begged him, he helped me locate the water mains for the floor (this was behind a locked door). This stopped the water and thereby saved literally our flat and the stability of all surrounding apartments.
The stopcock was inside a cupboard in a corner - this was disclosed to us on no documentation and we were never at any time informed of it's whereabouts.
I had to get a 24/7 plumber out to extract the previously mentioned 300 litres of standing water.
After I saved the structural integrity of the floor, Digs said it was my fault I'd be charged damages and have to foot the bill of the plumber (over £250).
Suffice to say I threw the book at them and never paid a penny of this (oddly enough they didn't follow up on this frankly illegal claim).
Don't do it. Unsafe properties and illegal practice. If you're struggling to find anywhere (which I know everyone is) I implore you not to do this to yourself.
Avoid if you want to be treated with a modicum of respect
Left waiting for over 40 minutes (with no communication from Digs) to view a property blindly with 3 other potential tenants after no photos were supplied despite multiple requests.
Property was damp with soft floors and running taps. Estate agent promised renovation, but given previous reviews, who knows what you will end up with.

Confrontational, rude, aggressive, condescending, intimidating
An email was received by all tenants at 16:28 regarding a contractor's visit to the property. The email did not specify the nature for the visit or the time of the visit.
Consequently, a tenant called Digs (Bristol) Ltd to inquire about the nature of this visit. During the call, the tenant was transferred to Nick Jackson, Digs' general manager, who informed the tenant that the new landlord would be visiting. He indicated a lack of regard for the 24-hour notice requirement or the necessity to provide a reason for the visit to the tenants. In the course of the conversation, Nick displayed unprofessional behaviour by being rude, threatening, condescending, intimidating, and aggressive. Nick demanded to know why letting agents or landlords could not visit the property they own whenever they pleased. The tenant stressed that it is only fair to provide tenants with 24 hours' notice and follow regulations and rules, to which he responded aggressively, branding the tenant "a troublemaker" and suggested that he will visit "at 4:30, which will give you 24 hours notice."
It appears that staff at Digs (Bristol) Ltd may not have thoroughly reviewed the tenancy contract or failed to comprehend its provisions, including Section 4, which pertains to "Quiet Enjoyment" and tenants' rights to exercise it. As a representative from Digs (Bristol) Ltd, Nick's refusal to acknowledge tenants' rights and rental laws is highly unprofessional and unethical.
Perhaps further professional and educational trainings should be made available to staff at Digs (Bristol) Ltd, so that they can begin to gain a basic understanding of fundamental legal concepts and regulations.
If you are a tenant or a student who do not understand your rights, Digs (Bristol) Ltd will be here to ensure your rights are stripped and violated. If you have disputes, complaints or issues with the place, Digs (Bristol) Ltd will send people like Nick to intimidate tenants into silence.
Scum of the earth
Do not live with digs unless you want to live in damp, mould and dirt. I lived in a property from July 2022 to 2023 and had endless issues from start to finish. Carpets were filthy, toilet wasnât even attached to the floor and was leaking, bathroom ceiling leak, a literal ant infestation covering the kitchen and bathroom floor upon arrival in which I was told to just hoover upâŠ. Dishwasher didnât work, washing machine was filled with mould, the shower head was thick with limescale which I had to replace with my own money since the agency clearly donât care at all about the conditions youâre living in. The bathroom light gave us an electric shock every time we used it ended up not being able to use it at all since no one cared to fix it. There was a huge damp patch in our kitchen wall growing all year round that also no one seemed to care about which only got worse and I feel sorry for the tenants that will be living there this year. Digs response to the endless mould and damp was to have constant heating on in the middle of a cost of living crisis when in reality it was due to the absolute shambles of a house with poor insulation and no ventilation in the basement of our property. I left this property leaving it cleaner than when I arrived and they still had the cheek to take £700 to âdeep cleanâ when it was clear there was NO deep clean when I arrived at the property. Avoid them at all costs do not gove them a penny of your money.

I had reserved a big room and then when I moved in I was put into a room too small for comfort. I complained about it but they denied any responsibility. They also stated I had to pay for a company they were working with but then said I did not need to pay, and thus wasted my money. Avoid at all costs.
Horrible people
Horrible people. So rude and aggressive. Had one house mate move out because the mould aggravated her asthma so badly. When all our possessions were destroyed by mould we were told to "move all our stuff to the middle of the room". Divided one room into two with MDF board, the bed filled the entire space and meant you couldn't close the door and still had the nerve to charge as a "double room". There was a massive penis on the wall and they refused to have the place painted. We had to get environmental health round in the end because of the mould. The sort of agency who think they can get away with taking advantage of young people.
Awful
Awful, awful experience with these guys. They took my money for a change of tenancy, told me it was sorted and that was supposed to be it. Eight months down the line after moving away I started being hassled by the landlord and legally tied in because they hadnât followed up with the change of contract. No appology from them or anything. One of the worst customer services Iv expericned to date. Exploitative rental company.
£60 rubbish removal for a kitchen towel
They charged me £60 rubbish removal for leaving an unopened kitchen paper-towel roll in the dining room. Not to mention the customer service and extra costs they added. I couldn't have been more dissatisfied with renting from these people.

Really poor service. Charges deducted from deposit without any explanation, had to wait for a month for any contact at all. Even then, costs charged far exceed what they should be. I would avoid using them at all costs.

Awful student property letting company that treats student tenants as cash cows with student finance and guarantors in-place! Massive deposit upfront, slow to respond to any issues when you are living there and when you leave take a massive chunk out if you're deposit without even telling you what for! I know it's supply v demand for student lettings in Bristol, but if you can, avoid at all costs!
Appalling
Don't know how they continue to operate. charge students for laughable cleaning costs on exiting a property even though its cleaner than when they entered the tenancy.. £500 was kept back from deposit in total and the flat was spotless when they left with photos to prove it. On challenging this they said a quick hoover, a light dust, a quick wipe etc was needed.....not sure how that amounts to £500. You could have professional cleaners in and they would still find ridiculous ways to keep part of the deposit. My daughters new house is dirty and the furniture ready to collapse. will be interesting to see if the previous tenants were charged for cleaning and if the cleaning was actually carried out...Curtains are disgusting. Sofas stained. how they are allowed to operate like this in this day and age is beyond me.

Avoid Digs where possible! They have been unreliable all year long. They respond incredibly late and use sly moves to get out of every possible issue and task needed to be done in a property. The latest rip off is taking £714 from the group deposit, due to cleaning costs. Being aware of the nasty nature of digs we made sure we left the flat as spotless as we found it. So, how does an oven clean and a quick hoover cost that much in a clean and tidy 6 bedroom flat?
