They're Good for Landlords & Tenants!
As a landlord with two properties, I have used a letting agent for the first time after many years of managing my own lets. My local office is Southville branch. Initially, my dealings with with Branch Manager Josh Box and, more recently, with my Property Manager, Emma Vincent. I reached the stage where I no longer wanted to deal with everything myself, from advertising properties and reviewing tenant applications to handling the day-to-day running of property. I have been meaning to leave a review for some time, but I felt it would have been too easy to do so after only a few week and simply say that everything was good. I needed to road test first! Other landlords will want to know about the benefits and challenges that arise when using an agent for the first time and I believe these things can only really be addressed after several months working together. Let me first talk about Josh, he has always made himself available whenever I have needed to speak to him, even one occasion when he was on leave. If he is unavailable, he invariably gets back to me quickly. He is what I would call a straight talker, which I appreciate very much. When I ask a question, I get an answer, even if it's not necessarily what I want to hear, he tells me what I need to hear. I very much value this about him. That said there is usually room for discussion and negotiation, unless something is dictated by legislation or company policy, there is a frank and constructive conversation to be had. Josh clearly knows his profession, which is exactly what I would expect, but what stands out is that if I ever question something, he is more than happy to look further into it and come back to me. Josh has been very kind to me, my 1st let didn't go quite according to plan, he regularly kept in touch and did everything he could to help. Now to Emma, I was delighted to be assigned Emma Vincent as my property Manager and met her quite early on after she took responsibility for my properties. I have complete confidence in her ability to manage them in the best interests of both myself as landlord and my tenants. As a landlord, I wan't my properties to remain well maintained, looked after and cared for. I have already seen examples of Emma achieving this in a way that benefits both landlord and tenant. She has developed a positive relationship with tenants and is readily accessible when issues arise. Sometimes matters can be resolved without my involvement and, when they do require my attention, I receive a prompt update explaining the issue and the proposed solution. The level of communication and responsiveness is exactly what I was hoping for when appointing a letting agent. One of my properties was already being managed by Bristol Residential and when a second property became available to let, I specifically requested that Emma manage that property as well, even though it fell outside of her normal territory. That request was based on her professionalism and ability. If there is one aspect of the service I am less happy about, it relates to the rent protection policy Goodlord. The overall cost of the product was more than I anticipated due to the addition of VAT because it is treated as a service provided through the company, with Bristol Residential as the policy holder rather than me directly. I had assumed and wrongly so, that this insurance policy would be VAT free. To be completely fair, I discussed this with Josh and the VAT element was clearly covered within the company T & C's. In hindsight, it was my responsibility to read these fully before proceeding but I was disappointed, perhaps naively so, to think that I was quoted the cost price of the Goodlord policy without any commission on top. However as this particular policy cannot be purchased directly by a landlord, only through an agent and the company is the policy holder I am assured that should I ever need this (hopefully not) that Bristol Residential do all of the work for me and of course this is a massive bonus. That said this is an optional add on and entirely the choice of the landlord, who has the option of buying a different policy elsewhere. The fact that the letting agent, Bristol Residential would deal with any administration and claims process is a benefit I recognise. Importantly, this issue is not a reflection whatsoever on Josh or Emma, both have been open, professional and straightforward in their dealing with me. I have included this point because I had totally overlooked the VAT on a service thinking it was just insurance and I believe a review should reflect both positives and negatives. The overall feeling I have is that my properties are in safe hands and I want to thank Josh and Emma for their commitment to both me and my tenants.

I would not even rate it 1 star, the property manager SH, has lied on several occasions and made us out to be the bad apple for just bringing up problems, dont trust the company I am glad I am away from them will be going to social media to warn people, stay clear.
