I wish a zero‑star rating were available. My experience with this company was both disappointing and frustrating. I found their approach dishonest and unreliable.
My case was straightforward — a low‑ratio mortgage renewal with the simple objective of securing a competitive rate. There were no concerns about approval amounts. Tara Williams initially offered a fairly attractive 5‑year variable closed rate based on the high‑level information I provided. However, after submitting all my details, the rate suddenly increased to an extremely uncompetitive 3.7%.
I felt misled and raised the issue with Mr. Butler. To my surprise, when I mentioned that I was considering leaving a negative review, he attempted to intimidate me over the phone rather than address the problem professionally.
Based on my experience, I cannot recommend this company. You are better off approaching lenders directly or working with other brokers — I consulted two others afterward, and both provided rate estimates that were transparent and consistent from the start. I ended up with TD mortgage, however, north Star Mortgage has given us very attractive rate (3.4% - 5 years, variable, closed)

Horrible experience. I was looking for a pre-approval and ultimately a mortgage to purchase a new house. Spoke with Cody who was arrogant, spoke over me. He said mortgage brokers aren't for getting pre-approvals. Told me to go to my bank. In a two-minute conversation, he managed to tell me twice that they charged a fee. Obviously my situation wasn't easy enough for him to make quick money - heaven forbid he has to work for it.

Left my contact info online at their website filling out my details. When they called me back they had no idea who I was or what my correspondence was to them which indicated my needs. Furthermore the person contacting me was rude and had no clue as to commence my mortgage query. I asked for someone more knowledgeable to call me back...LOL...still waiting. Strong PASS...lot more options out there.

I contacted Butler Mortgage for a mortgage renewal on my house. While ultimately the mortgage didn't work out due to silly rules about self-employment (none of which were Butler Mortgages fault), I have to say the experience was awesome. I don't know if I should name names, but the two people I was speaking with there was tremendously helpful, patient, and caring. And their rates are quite competitive. Highly recommend giving them a call if you're looking for a mortgage/financing.
