I strongly advise potential tenants to avoid

I strongly advise potential tenants to avoid Cherry Picked letting agents. After two years at a Melia House property, my experience was defined by negligence, poor communication, and unresolved issues.

Firstly, The agency uses BSK, a maintenance firm that consistently provided sub-par work. For just one example: On move in, the toilet would leak under the floor. Despite being told the issue was the toilet, the contractor insisted it was the shower and refused to listen. In the end it very much was the toilet, this initial incorrect diagnosis held up the process an extra week as they had to send another plumber to check. We were not able to use our toilet for weeks. The issue had obviously been a previous issue as the flooring and skirting board in the bedroom were already swollen and discoloured.

We were left without ANY water at all, for three days after their emergency contact did not work
 Our boiler then leaked for six months. The agency claimed they couldn’t source a part
 for 6 months? Keep in mind they had worked on this boiler on three separate occasions. We ended up having to involve the council.

Out biggest issue: The back door was missing a key before moving in. There was a taped on note saying ‘do not push button’, we specifically asked if this would be fixed before we moved in and told yes
. The door was never fixed, when we inevitably accidentally pressed the button the agency tried to charge us to source a new key.

The balcony door literally fell off. A technician confirmed it hadn't been properly maintained in years. We were left with a thin OSB board and a poor silicone seal (the companies maintenance man almost left without sealing around the edges of the board in November, until prompted to do so by ourselves)

When the balcony became unusable, we were granted a one time £100 deduction from our rent . However, the agency "withdrew" this compensation after only one month, despite the door remaining broken for an additional THREE months. Paying premium rent for a luxury feature you cannot use is UNACCEPTABLE.

More Issues flagged during the initial viewing were never fixed or fixed poorly. Such as a missing metal balcony panel being replaced by a thin peice of wood spray painted silver with no primer so the paint began to chip off almost immediately. Not only that, but the handyman they got to do this could only be bothered to spray paint one side, so from street level it showed a wooden panel amongst the metal balcony panels for the entire two year tenancy. Additionally, Our washing machine also broke, which is fine these things happen, they sourced a replacement for us, however we had to have the broken washing machine in our front room for a month whilst the handyman could find a place to dump it.

Getting a response from Cherry Picked, is an uphill battle. They regularly ignore specific questions in emails
 Promises of "call backs" never materialised
 Maintenance issues required an average of 3–4 follow-up attempts before receiving any acknowledgment.

This agency prioritizes the cheapest possible fix over tenant safety and basic living standards. They have zero care for you once you are in and paying rent, and should you flag any issues that arise in their poorly maintained properties you are treated as a burden. I would not recommend Cherry picked.Save yourself the stress and find a different letting agent.

Incompetent

Cherry Picked Properties are wholly incompetent, negligent and incapable of basic communication.

Upon moving to Melia House in 2025 our apartment was not cleaned (even though they requested we wait a week to move in so they could do repairs and clean). Lots of things were broke and the flat was very unclean.
When we then requested it been cleaned before we moved we were met with resistance and one employee Lewis Phipps was rude and dismissive stating that the cleaners would get there when they’d get there.
A cleaning company was sent the next and they did what they could whilst we had already started move in, as we both were relying on lifts and help from friends on that specific day.
The fob for the parking had also been lost by previous tenants and
We repeatedly requested for multiple things in the flat to be fixed and this took over month and we didn’t receive this till a few weeks after.
Upon checkout the landlord Craig Foden requested a full clean at the price of £250 despite us cleaning the apartment to a better standard then when we moved in.

There were also problems with contractors claiming there was a leak in the property and being sent to the apartment multiple times, this also resulted in our water being turned off even though there was no leak to begin with.
My details were given to contractors before I even moved in to the property and I was regularly being contacted about work before I moved in.
When we handed back the keys we were both messed around being told different times by different people and the upon waiting for them to come collect the keys no one would turn up untill we rung
 this resulted in one of us leaving the key in the apartment with the door unlocked at the an employees request.
When waiting for check in I was also waiting for them to arrive for an hour.
The staff can’t communicate between themselves resulting in confusion for everyone and also don’t take any responsibility or accountability.
This company is incompetent

Thanks for your review.

Firstly, I'm sorry that you've felt the need to complain.

I would however like to clarify your unfortunate situation here, as I feel that your review is very unfair and misleading.

There was a miscommunication between you and the landlord directly, not ourselves. We simply passed on what we were provided by your landlord who it would appear had misunderstood what you were asking for when you contacted them directly.

You have asked to leave your tenancy 2 months early meaning there is currently over £2,000 due from you until the remainder of your term. The landlord was not required to let you leave early however we advised them that we would be able to quickly find new tenants which helped agree your early release. This will save you a considerable amount of money.

I understand that you were advised that you would need to pay the re-let fee to find new tenants which incidentally is only a quarter of what the rent due should have been.

I understand that the landlord misunderstood when you asked for a further discount on the re-let fee despite the considerate saving you were already making compared with paying rent. The misunderstanding was quickly clarified on the very same day to you.

Whilst, I empathize that this must be very frustrating for you, this was quickly clarified and was not the fault of our agency. I feel that your review is unfair when it was a misunderstanding between you and your landlord communicating directly. Communications should have been via ourselves as the management agent. I believe that this would have prevented any misunderstanding in the first place.
I would also advise only signing for a term of tenancy you can commit to which would save you being responsible for any let fees.

I wish you the best of luck with your next place and I hope it goes smoother for you.

Fraudulent liars please be aware they take a holding deposit then ignore your application, ignore emails and if you call they are too busy to deal with you. Never refunded my deposit or attempted to genuinely deal with my application. Please be aware!! You will be out of pocket and messed around.

Dear Farzana,

I can see this relates to an application you made over 6 months ago.

We manage over 500 properties and there very few occasions where we cannot refund deposits though the reason must be legitimate and in line with our terms and conditions.

I can see you were requested to provide further referencing information numerous times and were not able to provide the necessary documents to pass referencing. As we incurred costs with the external referencing company we could not refund the deposit and additionally the last minute offer to change from 12 months to 6 months was not accepted by the landlord to get around some of the referencing criteria.

As you will see from out hundreds of reviews, there is no keeping of deposits should the reason not be genuine and less than 1% off all applications result with this being the case should details not be provided or ourselves as a company, we suspect tenant fraud.

Great service, quickly fixed

Requested a repair service for my door and Lewis P sent someone out the next day and got it sorted quickly. Jon M, who was sent out, was friendly, professional and communicated really clearly. Wish more letting agencies were like this! Thanks folks.

Great Service

The team here are amazing

The team here are amazing! I have used 3 other agents in my tenure as a landlord and they have all struggled with the size of my portfolio and the standards I like to keep my properties in but cherry picked are on the ball always. Highly recommend.

Awful customer service

My previous letting agent used these agents to complete the checkout, arrange viewings etc in the last month of our tenancy.

Abysmal communication, promised call backs by Kas that never happened, viewings arranged without a courtesy call to let us know, viewings arranged at inappropriate times despite us giving them plenty of availability in afternoons/evenings (apparently this didn't suit their agents, not their prospective viewers, due to traffic! ) and then to top it all off a curt email requesting that we leave 2 days before the end of the tenancy as they couldn't pick up the keys at the weekend!
