We rented with CHK Mountford, Surbiton for just over two years and our experience was very positive throughout our tenancy. The team at the Surbiton branch were very responsive, especially after we'd flagged a number of concerns with the property after the inventory report and even helped us with our own personal requests. Any emergencies were dealt with quickly and thoroughly, appointing good tradespeople in decent timeframes. Inspections were quick and professional and we were kept updated via email or post. With our recent move out of Surbiton (we bought a property after a long transaction), we found the team (who liaised with the landlord) very accommodating and supportive, especially as our transaction dragged on over the year. Overall, a very professional, friendly estate agent.

Having been a tenant with this managing agency in Surbiton for a year, I found their lack of service and responsiveness to be appalling. Despite repeatedly raising concerns since moving into the property, the agency took no action. After a year of receiving no support from either the managing agent or the landlord, I discovered that a significant portion of my deposit had been deducted with no communication whatsoever. A considerable portion of my clothing was ruined due to the extensive mold accumulation in the property, resulting in damage that far exceeded the deposit amount. This issue was dismissed as a 'personal hygiene' problem, which left me genuinely appalled by the service provided. I would strongly advise against using this agency.

As overseas residents it is not always easy to manage our second home in the UK. CHK Mountford in Surbiton has been efficiently taking care of our property for a number of years, with admirable attention to detail and prompt response to all correspondence. Ryan Letch and his team could not have been more helpful, especially at times when difficulties arose and had to be dealt with quickly on our behalf. We have very much appreciated their professionalism, good advice and courtesy at all times.

The letting service provided to me as a landlord has been truly appalling. Despite CHK Mountford forcing me to take my complaint all the way to 'The Property Ombudsman' (TPO) who initially advised that "any award is unlikely to exceed £300", when they had examined the case they were so shocked that they awarded me £2912.80. The TPO found that CHK had failed to "...provide a service consistent with fairness, integrity and best practice", had failed to "...treat all parties fairly and with courtesy", had failed in "...CHK’s duty of care was to their Landlord client, to act in their best interest and offer suitable advice to meet their aims and needs" had failed to "...manage property in accordance with the law, the relevant tenancy agreement and their Terms of Business with landlord clients." had failed to "....respond promptly and appropriately in the circumstances to reasonable communication from landlord and tenants particularly where these relate to statutory repairing and maintenance obligations or safety regulations." - and plenty more. Shout-out to Polly Ogden-Duffy (MD) for her failure to resolve these issues and her leadership of a thoroughly inept and incompetent organisation.

The worst experience to rent a house that I had in my life. We applied for a house that was published, we sent all the information, we signed a 2-year contract and the owner signed, after receiving the contract signed by both parties, and with 3 days left to move (we are a family of 4, with two children 2 and 3 years old), with the whole house already packed, they called 3 days before to tell us that the references had failed... we already had the contract signed! the "solutions" they offered were crazy: that we pay for a year in advance (£33,000), or that they make us a 6 month contract, let's pay those 6
months in advance and then pay again 6 months in advance.
Added to all that, they kept £600 of the deposit.

10 years tenant and I found very patronising and arrogant

I have been a tenant for several years; CHK Mountford Surbiton branch have been scrupulously professional in all dealings between me and the landlord, and are always courteous and friendly. They have been transparent about their fees and about my rights as a tenant, and have always been quick to follow up queries about repairs, maintenance and improvements. I'd thoroughly recommend CHK if you're thinking of renting in or around Surbiton.
