WARNING & CAUTION TO POTENTIAL SELLERS:

I strongly advise potential sellers to think twice before hiring Whitegates. What started as a simple request to fix a poorly taken property photograph has escalated into a formal dispute currently under review by The Property Ombudsman.

Here are the key details of the substandard service and negligence we experienced:

1. Substandard Marketing, Rushed Work & Early Disregard:

* Poor Photography Angles & Misleading Advice: The entire photography visit lasted barely 10 minutes. Before taking the shots, the photographer explicitly told us to leave everything as it was, assuring us that AI would remove any items or clutter. The resulting main photo showed our house occupying only about 25% of the frame, with our wheelie bins right in the center foreground, alongside a large portion of an unkempt neighbouring property. This left prospective buyers confused about which property was actually being advertised (see attached photos showing the initial bad angle with bins, and the second distant shot).
* Early Ignored Requests: We noticed the poor quality immediately after the listing went live. I asked for the photo be replaced the following morning, but our concerns were ignored. The photo demonstrated a total lack of professionalism and directly harmed our property's market appeal.
* Belated Action After Formal Escalation: A second photo was taken later from even further away without informing us. Astonishingly, three months into the contract - and only after we escalated the matter to The Property Ombudsman - the manager quietly updated the listing and used AI to edit out the bins as originally requested and promised. Doing the bare minimum months late sums up their approach.

2. Dismissive Communication, Arrogance & Management Negligence:

* Condescending In-Office Behaviour: When we visited the branch to discuss these issues, we were met with a dismissive and condescending attitude, as if we were begging for a favour rather than being paying clients. We faced an aggressive defence of the poorly taken photo, even though the issue could have easily been resolved in minutes with a simple apology and a new picture.
* Managerial Inaction & Delay: We approached the branch director hoping for a reasonable resolution, but our complaint was ignored for nearly a week. Only after sending a follow-up email requesting termination of the contract did we get a disappointing response which was simply that she was waiting for the branch manager who took the photo to return the following week to respond to us.
* Unfounded Blame by Branch Manager: Subsequently, Branch Manager James rejected our formal complaint and unfairly attempted to shift the blame onto us, claiming the house was "cluttered." This is untrue; the house was clean and well-kept. We had been explicitly instructed to leave the items in the photos where they were, with assurances that they would be edited out digitally.

3. Unfair Financial Demands & Refusal to Terminate (Dispute Over £350 Fee):

* Unjustified Exit Fees: Whitegates heavily markets its services under a "No Sale, No Fee" promise. However, James refused our request to end the agreement and unreasonably insisted that even after fulfilling the 18 week minimum contract term on 5th Oct, and upon providing proper written notice, we would still be forced to pay a £350 withdrawal fee just to walk away.
* Violation of Consumer Expectations: Demanding a termination fee upon the natural expiration of a fixed-term contract is a direct breach of basic consumer expectations and unfair practice.

Conclusion: An extremely poor experience defined by arrogance, negligence, and a complete lack of professionalism. I strongly advise sellers to avoid Whitegates altogether.

Great contact through out. I dealt with Whitegates through a 3rd party but they always contacted me if ever they still needed my help or had any confidential questions.
