Choices continue to inform me of issues and offer no solutions/guidance or management of any kind. This is the 3rd time I have been left to sort out the issues my tenant is facing. Given the fees are 11% of the rental value, this service is completely inadequate. I will be sending formal notice to end my contract with Choices tomorrow.

I cannot speak highly enough of my agent Rachel Nichols. She has been servicing my flat for some years now and I have never had cause to query or complain about any aspect of her work. I have been with Choices for the last 5 years and have worked mostly with "Rachel Nichols" who right now holds "Deputy Manager" position at Choices. During this whole term, I have found this lovely lady always very cooperative and extremely responsive. And I must say I am very much impressed from the support provided by this lady and on the behalf of this lady, I will highly recommed Choices.

Be very cautious dealing with this lot, still no sign of my deposit almost 6 weeks after moving out, as a tenant under the Choices banner, you are the very lowest of the low, you are not a person, you are a commodity, a thing. Yes I do have mental health issues and have tried suicide in the last 6 weeks. Thanks Choices Redhill, Merry Christmas

Rachel Nichols has been very helpful throughout the recent process of our tenants leaving and in trying to negotiate a settlement regards the non return of their deposit due to the condition they left the flat in. Rachel always returned our calls, came back to us whenever she said she would and was most helpful. It has been a pleasure dealing with her.

I had bad luck to choose choices for my first stay in UK, this agency didn’t provide any inspection report when I moved in and now special inspections is arranged for check out. I’m sure they do not have any basis of what was good and what was bad but after reading reviews post on Google I’m confident they will do everything possible to hold my deposit and not return a single penny.
When I moved in they didn’t show up at time leading to half working day loss for me. They are not accountable for anything. Although in contract they act as landlord they always blame landlord for all disputes.
When I joined HMO most of the tenants were paying £550-£620 /month, while I was paying £695 (my room is biggest but the difference is not justified). they strictly follow 12 months of renewal contract instead of rolling contract. Because of these kind of agency government brought Tenant protection act 2025, but it will come effective after may 2026. Until then they are forcing foreigners to sign 12 months contract while for other rolling contracts are enough.
I’ll do everything to claim my rights. Just getting ready for the worst possible scenario.

I have used Choices in South Croydon for over 10 years to manage my property. I have always been very satisfied with their overall service. For most of that time I have had Rachel Nichols from the Croydon/Redhill branches as my principal liaison manager. She has done an excellent job in managing my property, she is efficient and very reliable and responded quickly to queries. I would definitely use Choices again in the future.
