I recently completed the purchase of two buy-to-let properties in Wrentham, Suffolk, with the assistance of Cripps, and I’m pleased to say that the experience was positive overall.

The team at Cripps, particularly Claire and Jayne from the back office, were always polite and efficient in handling my queries and paperwork. They made the process straightforward and kept me informed throughout. Their professionalism and attention to detail were much appreciated.

The properties themselves have proven to be solid investments for our family, and we’re happy with our decision. The entire process was managed well, with no significant issues, making what can often be a stressful experience much easier to navigate.

Overall, I’m satisfied with both the service provided by Cripps and the properties we've acquired. I would consider working with them again in the future for similar investments.

Our experience with Cripps has been good from the outset. We received tentative treatment and each step was explained in the process. We had super service and after sales snagging, which went smoothly. Staff are well trained with excellent knowledge and supported us throughout. Thank you!

Well what can I say, we brought our beautiful bungalow. Had the snagging report done, what a waste of time that was ,things still not fixed as agreed. Jane never returns calls and when she does just states someone with be with you next week. Just seem to rush to get everything done.
Please don’t buy from them. They Promise you the earth before they receive your hard earned money.

Aesthetically picturesque homes. However lack of attention to detail when the homes are signed off, terrible follow up customer service (don't be misled by the brilliant service when buying a house), bodge repairs by their "snagging expert" leave a whole lot to be desired.

The experience wouldn't be half as regrettable if the management, employees and contractors actually cared about their customers. However they don't, not a shred. They care only about selling homes, period.
After that, good luck , as you'll need it if you purchase a Cripps home .

Never again would I buy or recommend a Cripps home to anyone. I would rate zero stars if I could.

We have lived in our bungalow on the Martham site since January 2022 and have had numerous issues with our heating and hot water system. The system has still not been properly fixed.

Cripps do not seem to want to take any responsibility for the issues and have not once apologised the continuing issues with the heating.

There’s also mould on the ceiling in 4 of the rooms which we cannot get rid of despite all the developer’s recommendations.

The en-suite bathroom also has plaster and paint peeling off one of the walls due to a leak coming from somewhere another issue that is still yet to be resolved.

I would never recommend this developer and despite them selling themselves as a high quality builder they are in fact quite the opposite.

I have to commend Cripps Developments for their representative at the Mallards, Martham, Norfolk site.
A lady called Caroline has been so helpful during our new home purchase.
She goes the extra mile in helping us in so many ways.
Nothing is ever too much trouble for her.
She is an absolute pleasure to deal with.

I would highly recommend Cripps Developments. Can't fault the team as they have attended to every query and answered all questions. Absolutely love our new home and couldn't recommend Cripps more.

BEWARE OF THIS DEVELOPER.
Cripps Developments of Beccles in Suffolk, are the most disreputable company we have had the misfortune to get involved with. Earlier in the year we put a deposit of £500 for a new build house, on a small site just outside Norwich. They promised it would be complete by the end of September, a price, that included a number of `extras’ to standard specification was agreed, and written into the sales reservation, by their Sales Manager, Clair Richards. However, the company CEO, Daniel Cripps, refused to endorse this agreement, and forced us to sign a new one, or we had to withdraw. Reluctantly the new reservation was signed. However, gradually over the months they changed or removed the promised extras, they claimed that a border fence, in a poor state of repair, did not belong to them, (even though the searches proved it did) and it would be our responsibility to replace it after the sale.
It was also brought to our attention that the property would not have conformed to current Electrical Regulations. AND what we were not told, at any stage, by Cripps, was that full Planning permission was not granted, and that they were in fact building at their own risk, and of course, of their customers.
But, this did not prevent them issuing a draft contract, which we had to sign or withdraw, and a deposit of 10% had to be paid on account.
However, on the afternoon of Exchange of Contracts, they suddenly imposed an additional £1000 costs to us, for `extras’ that had already been agreed by the Sale Manager as included, part of which was to paint the interior walls, now an additional £800. Added to this, certain signed papers, of which they refused copies at time of signing, had been altered afterwards. At this stage, planning permission had still not been granted, but Cripps Developments refused to allow an extension to the exchange of contract date.
We had no choice but to withdraw from the sale, 15 minutes before exchange was to take place. The very next morning, the house had been re-advertised on the Internet, for an additional £40,000, which proved they had been increasing pressure, by means of price increases, and lies, in order to force our withdrawal. They eventually returned part of our reservation deposit, but kept £250.
This company is the most unscrupulous, and dishonest band we have ever come across, yet their advertising brochure claims they have an “enviable reputation, and aim to make the buying process as stress free and amiable as possible” That in itself is a lie.
So, in conclusion, buy from this company `at your own risk’ it may be the worst decision you have ever made, and like us, you may come out of it completely traumatized.
