Paul at Hawes & Co was amazing help with the sale of my house. At a very stressful time he was always there to help and advise me. I don’t know what I would have done without Paul at the Surbiton branch at Hawes & Co. from the start of the process in May to the end in July.

Hawes did a great job of managing my rented house for over 2 years. They also found some top tenants for the duration. Staff - special mention to Reece my property manager - were excellent in communicating maintenance needs and advising on complying with the new regulations. I was always offered a choice of quotes and everything was arranged by Reece. I very much appreciated Hawes' service in making my time as an "accidental" landlord easy and trouble free. Thoroughly recommended.

Just had apprasil for letting i recived no email confirming appointment so couldnt send entry code tried sms but didnt accept response.
2 agents turned up not one as previously informed the flat is small and i have a cat the female agent said she dosnt like cats the percentage of london homes with a cat is 44% maybee she should check in advance if homeowner has a cat then either partys can decide if they want to proceed.
Explained i only wanted one agent to come in they look peturbed by this.
Female agent came in other agent said can I poke my head around allegedy he was training I hope his peek into my bedroom will help with his training in the new career of flat letting.
Due to poor communication which is important when letting a property unfortunately I wont be using their services.

I found Damian Anderson to be very professional and knowledgeable, and to communicate effectively with me at every stage. I’d use them again. Recommend.

Don't make the mistake of signing up for property alerts with these cowboys. After briefly receiving rental alerts from the Raynes Park branch last year I've tried dozens of times to be removed from their mailing list. I've revoked my consent under GDPR and sent countless emails and phoned to get them to stop the campaign of spam. It seemed to work for a while and they have restarted without my consent and then ignored another cease and desist email. Save yourself this pain.

Marcus Short and his team are very professional in all aspects.

I rented a flat in Kingston from Hawes and Co in Surbiton for two years, paying cash for a year in advance. Throughout the two year tenure there were issues with the flat, mostly being resolved, but only after a lot of chasing up from myself.

Their Property Managers only represent the landlord and have limited understanding of their obligations.

This came to head when I declined to extend the lease due to a rediculous price rise on a tired apartment. Not only did they NOT return my deposit - they didn’t share the inventory until after 10 day (they are supposed to legally return after 10 days) unless there is a dispute. Which, needless to say, there has been as the landlord was claiming 50% of the deposit, which I disputed, and have agreed a 30% deduction just to eliminate any further contact with these inept, unprofessional and incompetent agents.

Never rent from these Idiots as they are incompetent, lie and gaslight. You have been warned. Stay away from these Jokers. They are beyond inept.

WIMBLEDON VILLAGE. Stephen & Malcolm are so professional. They always kept us up to date. They went above & beyond obtaining so much information to help me. As an executor of my Mother's Estate, they made my task so much easier. It would have been a far more stressful time if it weren't for their expertise and assistance. Very approachable & nothing was too much trouble for them. I'm extremely thankful to them. Miles & Alexander, among others, were also very helpful.

(Surbiton branch)One of the worst letting agents I have had the misfortune of dealing with.
1. They introduced me to a short-term tenant who asked for 6 months - and left after 3 to move to their new house; the agent clearly knew about this as it coincided with the break-out clause.
2. Introduced thousands of pounds of costs in terms of maintenance/bills before/during tenancy, using their maintenance company that auto-inflates prices for any work by at least 100%
3. The agent arranged an expensive cleaner who didn't do an end of tenancy clean or any kind of clean.
4. Staff were unhelpful and abrupt - and offered the most ridiculous candidates for the tenancy including several foreign national students - who did not have appropriate proof, from Iceland and India.

Do not use them - avoid and try other estate agents - preferably outside of Surbiton.

Stephen Ashby is a great professional and knows the Wimbledon Village market inside out. He works proactively and behind the scenes to connect suitable buyers and sellers to the right properties, and then to steer everyone through the minefield of the conveyancing process. I would highly recommend him and Hawes&Co.

Marcus is the consummate professional. I have used him twice when selling a property. He goes above and beyond and really gets to understand what his client is looking for. He treats you with consideration, compassion and care. Viewings are purposeful and feedback is given immediately. As his client, you are kept up to date with every step of the process. He has a great understanding of the local market and property values. His colleagues Paul and John, are equally as professional and reliable, communicating effectively. I can’t thank them enough for a smooth and seamless recent move.

I had one the worst rental experiences dealing with Ria Lawrence,

After agreeing on rental terms and being issued an invoice (which I intended to pay in full upfront), I spent over a month providing extensive documentation to satisfy their AML concerns — despite the rent being well below the legal threshold for mandatory checks.

The landlord had approved the tenancy, and everything was set. Then, on the day I was meant to move in, I received a call from Ria Lawrence saying I could not be given the keys. No proper explanation, no notice — just a last-minute block that left me homeless, despite having shown full proof of funds and a willingness to comply.

Their internal communication was inconsistent, the process was disorganised, and their decision-making shifted constantly — all at my expense. They were unprepared, unaccountable, and completely lacking in professionalism, especially given the serious consequences their mishandling had on my housing situation.

If you value your time, financial stability, or basic trust in a letting agent, I’d strongly advise looking elsewhere.

I have lived in a apartment that was being sold by Hawes&Co, and I have lived in an apartment that was managed by Hawes&Co.

I have never been treated so poorly in my life.

During the selling of the apartment I lived in, the agents turned up on multiple occasions with potential buyers without having informed me. They also organised viewings and didn't even turn up, leaving stranded potential viewers outside - confused and upset. They also told us that our wishes regarding viewing times could be ignored as they had keys and could enter whenever they wanted.

During my stay in an apartment run by Hawes&Co they refused to tell us how much the fee for leaving early would be, then charged us £1175 - the majority of this is to cover a crazy fee they didn't tell us about that is unlawful, and the rest they refused to itemise or explain. To be clear - we had no outstanding or late rent payments, no charges for undue wear and tear or damage to the property, and the apartment was found a new tenant in 2 viewings, with only 4 days of the listing being online.

Reece Francis has been an absolutely amazing property manager. He is efficient, kind and totally professional. I feel lucky to have Reece managing my properties.

He came and validated our property, was very honest and transparent and got the sale up and running very quickly. He was always quick to respond and very helpful. On the purchase side, we found him to be a professional. He was relaxed and not pushy, and didn’t make the process more stressful than it already was.

On the sale side, we were very pleased with the photos, organisation of marketing and the well run process.

Marcus was a pleasure to deal with, and in his absence, Paul was well on top of everything that was going on.

Granted, the transactions worked out. But this was a good experience.
