The Hobbs Parker Ashford team provided excellent service and guidance throughout the house selling process. The sound advice given on marketing the property resulted in a quick sale above the guide price. From then on Sam and the office team provided great support with fast and efficient communication. The whole team were always friendly and professional resulting in a really good experience from the vendor perspective.

The team at Hobbs Parker were very helpful, engaging & professional with our recent property sale in Willesborough. We would particularly thank Toby, Adam & Gill who managed the sale of our property from offer agreed to completion in under fourteen weeks, and concentrated on quality viewings over quantity of viewings. Hobbs Parker also provided us with a very professional team to produce the property particulars & photographs, we wouldn't hesitate in recommending them to friends & family in the future.

Basically their on line auction site is clunky and does not work very well. You have to send driving licence and utility bill details to them to be able to bid which an outfit called 'Typeform Notifications' respond to promising to send you an Email if approved. They did not do this and I had to go back to the Hobbs site to find out if approved or not. Next you have to leave a £500 deposit which I did using a credit card in case something went wrong as there was no clarification if they were using an escrow account for bidders money. They also expect full payment within 24 hours and only accept bank transfers for over £5,000.

You have to be careful bidding as unlike Ebay you cannot put a maximum bid on but an increment; if you go to your maximum amount immediately that is taken as a bid. If you bid a minute before the end of the timed auction another minute is added until all but one bidder drops out. When it ends if you have dropped out no final bid figure is shown or any other bid details and nothing appears elsewhere on their site, no email of results, no further communication at all.

So thanks for bidding but now sod off!

My experience trying to arrange a viewing for a property in Appledore through Hobbs Parker Lettings was extremely disappointing.

From the outset, I was required to provide extensive personal and financial information before even being considered for a viewing. I supplied everything requested, including detailed explanations of my family's circumstances, affordability information, and supporting documentation. Despite this, communication was poor throughout the process.

I repeatedly had to chase for updates, and when responses did come, they often felt generic and unhelpful. On more than one occasion I was left wondering whether anyone had actually read the information I had taken the time to provide. Instead of receiving clear answers, I was continually told to wait for further information or that I would be contacted if circumstances changed.

The most frustrating part was that after all the information gathering, follow-ups and waiting, I was eventually informed that viewings were already fully booked and that I had simply been added to a reserve list.

While I cannot say with certainty that it influenced the outcome, I was left with the strong feeling that disclosing that part of our income comes from Universal Credit and disability-related benefits may have affected how our application was viewed. Whether intentional or not, the process left me feeling judged rather than assessed on our overall affordability and suitability as tenants.

We are a family who have rented responsibly for many years, can provide references, and were in a position to make a quick decision. Instead, the experience left us feeling ignored, frustrated, and undervalued.

Sadly, this was one of the worst property-viewing experiences I have encountered, and I would think carefully before using this agency again.

From our first conversations to confirmation of completion the whole experience was a positive one.

Tough market at the moment and too few buyers. However our house sale want through smoothly once appropriate buyers were found.

Lovely, calm people to do business with.
Really attentive to what we were looking for in Wye.
Gave us the time and opportunities to see properties until we found the one that was right for us.

Great team in the Tenterden office. Helen and Sue were very helpful and professional in helping with the sale of mother’s house. This was complicated by probate being required halfway through the process as well as other issues that arose. Their communication was excellent and their advice invaluable. After renting a property for 14 months, in Lenham Kent, which was listed through Hobbs & Parker. It seemed well presented property which was a converted pig shed of some description. This was on a track with access to farm equipment which I didn’t realise was so busy. Our cars were parked where the farm machinery and all other farm traffic passed, this left the cars covered in mud etc. the road leading to the property was full of pot holes and puddles of dirty water, it caused 2 tyres to be damaged. The landlord Ivor only gravelled the road once, which made it precariously difficult to circumvent the large holes

Also the water and electric would go off at least once a month, sometime there was no water for hours upto a few days. The landlord was aware of this but didn't inform me until I signed rental agreement and moved in the I started getting these problems.

The finish to the property was poor, with curtain poles were on the wonk, water heater could only be set for couple of times a day, the panel heaters were on the ceiling, and I was told they were efficient, just to run a few of them down stairs for a few hours a day cost around £300 a month, they didn’t even heat the rooms you had to stand below them to feel heat.

The shower was extremely poor hardly any flow, as it was serviced by a mega flow water heater, however they didn’t put a vessel inline which would have increased the flow.

All in all a bad experience as I left on the 19th Feb 2026 leaving the property in show room condition as if it was my own, the landlord stoped me £400 for what he said was a few holes in the walls where I had pictures, I filled these before leaving, as I knew they’d probably fresh the walls up for new tenants. I even had oven professionally cleaned.

The reason for this was Ivor the landlord blocked my partner in one day and she was late for work, he treated her as though she was nothing and ignored her. I told him he was out of order, i explained I expected my partner to be treated with respect as we pay £1300 a month to live there, since that day he avoided me

On receiving the news I was trying to be done out of £400 on my deposit return, I phoned the office of Hobbs & Parker and spoke to Lauren Arnold (Property Manager) she totally patronised me when I was trying to explain the email I received from Landlord, and the deduction from my deposit. Half way through she said what is it I can actually do Mr Stewart. I said well be the agent and explain how this can happen, when the end of tenancy agreement completed by you showed the accommodation was left in excellent condition. She just said not my problem take it up with landlord.

This is not the first time I’ve found her communication a little demeaning and unsympathetic to the issues. I clearly explained to her I’ve never rented before and would never again I was awaiting my own house to be available to me.

It would appear the only time they have interest in you is at the start of a tenancy or when they are trying to get you to sign up for another year.

I can’t paint the whole company in a negative light but I would be weary of any compassion or help when your having issues like this

I will never rent again, and I hope whom ever looks at renting a property pay head to this and makes sure they ask all the right questions. If I could detail the name of the property and the landlord (Ivor) I would but let’s say it’s a farm in Lenham
