They have the NO customer services. Due to them sending our information to the wrong address, we are now dealing with legal matters. They are quick to slack fees, but are never available for questions. They appear to hide behind a voicemail.....in the word of the current president....YOU"RE FIRED......If you are not going to do the job resign and give it to someone else...REDICULOUS

A rating of 1 is too high for this HOA. The reviews stating they're ineffective and nonresponsive are accurate.I've sent an email to the three ladies in Houston who are in charge of my community, and neither of them has responded. It is going into May, and heavy trash in my community has been picked up TWICE this year, and only because I've sent two letters to my councilmember after months of trash sitting on the curb. I'm assuming they get paid for something, but IDK what, since you can't get them to even respond to an email.
The worst property management company ever they lie to you and treat your money like it belongs to them.They don’t stay with the contract that Associa signed beware.

Discrimination from Cities Management …
Some employees with this company Cities Management exhibit discriminatory behaviors of racism, sexism, and biases and who uphold and support others who exhibits these behaviors. When you express your concerns about these behaviors they are ignored because they used these behaviors to weaponized against and push people out and off the board who they don't want to be apart of it.

Associa Mid-Atlantic – Ignoring Homeowners and Shifting Responsibility Instead of Managing Communities
I am a homeowner in the Monroe Chase HOA community in New Jersey, managed by Associa Mid-Atlantic.
For over one month, I have been trying to obtain clear written answers regarding a major HOA fee increase and reserve funding decisions. Despite multiple emails and repeated assurances that my questions would be reviewed, I received only generic documents and vague summaries. None of my specific questions were answered directly in writing.
The most concerning part of this experience was a written response from a Regional Director, Jennifer Johnson, who stated:
“I am not aware that this association is considered affordable housing.”
This is alarming. Our community includes approximately 26 Affordable Housing units administered by Piazza & Associates. A Regional Director responsible for managing this HOA being unaware of this basic fact raises serious concerns about competence, oversight, and accountability.
Throughout this process, communication followed a consistent pattern:
Direct questions were avoided rather than answered.
Responsibility was shifted to “the Board.”
Requests for Board member contact information were ignored.
When I included additional recipients for transparency, replies were sent only to me and one manager, removing others from the email chain.
After more than a month of correspondence, I received a two-sentence response attributed to the Board, without names and without addressing the original questions.
This is not professional property management.
This is a system built on:
deflection,
minimal communication,
and lack of transparency.
Homeowners pay significant monthly fees for professional management services. In return, we expect:
clear written explanations,
accountability,
and respectful, informed communication.
Based on my experience, Associa Mid-Atlantic has demonstrated a pattern of ignoring homeowner concerns and shifting responsibility rather than addressing issues directly.
I strongly encourage homeowners and HOA boards to carefully consider whether this is the level of professionalism they want from a management company.

Our HOA uses Associa for its property management. They are horrible. We have a different property manager seems like very couple months. I’ve been calling and emailing for three months and not one person calls back or returns emails. Three months!
Our community use to look beautiful. Now it looks like a trailer park.

Absolute Criminal
My account had been blocked and I was unable to make a payment. Then they send my account to a debt collector with no response. They just closed the issue without contacting. I had been paying into the HOA for over 10 years and never had a problem until this. Criminal.

I am extremely disappointed with…
I am extremely disappointed with Associa of Florida. After over a decade in this community (The Village at Miramar), I've never encountered a more frustrating HOA management experience. When I reported a roof leak last December, a roofer inspected the issue promptly, claiming only approval was needed, but it's been two months with no updates or follow-up from Associa. Despite multiple reports, they've shown no urgency in addressing this serious problem, which worsens with each rainy day.
Their customer service is atrocious—entirely unresponsive to emails and other communications. This lack of accountability is unacceptable, and I'm considering further action if this isn't resolved promptly. If I could give zero stars, I would. We deserve better management that prioritizes our needs.
Avoid Associa of Florida if you value efficient and reliable HOA services.

Requests submitted on-line disappear into a hole, when you followup, you are told you are responsible to show it is a building issues. You call after hours and get the runaround. Building common area repairs take for ever because of "delays is finding people to do the work". You get the idea.

NO RESPONSE at all
I sent an email to ASSOCIA manager. Since she replied to my other email in the recent past, I know she read my email. Since she ignored my first email, I sent 3 follow up emails, but she completely ignored it. This is unbelievably worst management company I have ever dealt with and should go out of business.

Unorganized, unprofessional and possibly unscrupulous management company. They do not keep their promises. We have to followup numerous times and they unreachable most of the time. They add unreasonable charges. Stay away

If I could give a zero I would. This is the worst management company I have ever had to deal with in my 30 years of owning 3 different homes. They claim to be the leader in association management. Do not believe. The main office number 832-864-1200 is never answered by a person. The option of saying the name of the person you are trying to reach may or may not be answered. I have spent all day today by email trying to get an answer to a simple question. For whatever reason the day is over and my question is still not answered. They took over from our previous association managing company May 1, 2024 and they could not have been less prepared. I would think if you were taking over from another company that you would be up and running on the effective date. No not Associa. If you’re looking to be frustrated every time you need to deal with your homeowner association then by all means hire Associa. If that is not your goal please keep looking.

Borderline criminal
Borderline criminal. They charge absurd fees like 80 dollars for a certified letter, arbitrary fines for grass that isn't green while in a state that is in a drought. The actual services provided are like non-existent. The customer service will try to make you feel guilty that you are upset with their fines and fees. If you are going to buy a homethat is managed by Associa or RealManage I would highly suggest reading the fine print closely or buying a house that is either unmanaged or in a different HOA. Last Week Tonight did a fairly recent episode about the criminal and predatory practices of HOA's and Associa was that star.

This HOA thinks it's best practice to not have a phone number, but to correspond, if you want to call it that , only through the TownSq app. They have someone drive through the neighborhood to take photos of your home monthly to report on *Gasp!* a tuft of grass sticking up from your lawn when your lawn is mowed weekly. They then send a photo of the "violation" to your home with a warning letter. You go on TownSq to communicate with them, and the comment is closed out. No phone call, no email, no communication whatsoever from this HOA. We had a better HOA before, but we were not informed as to why we are now with Associa. Left a similar review about them on another site, and their response was to email them with concerns. I have messaged them multiple times on TownSq, and the response is nothing. When you point out inconsistencies in policies being enforced, nothing. But a tuft of grass warrants photos and a warning letter. How is this company still in business? EDIT: Just received a reply to this from TWO YEARS AGO. REALLY??

As a HOA board member
As a HOA board member, let me warn you about hiring Associa. We listened to the sales person and were impressed. Immediately after signing the contract, the problems started. In two years, they never answered the phone, rarely responded to emails and dropped the ball on every responsibility other than providing Town Square to communicate to our subdivision. After a few months of experiencing their lack of service, the board unanimously wanted to fire them, but decided it would be a major hassle and expensive due to attorneys fees.

never answerphone never call back if you message never respond to emails..we pay almost $100 per homeowner of appx250 homes a monthcand never even have a meeting we can attend..always cancelled and never rescheduled.
Catherine Lindsay is the worst property manager..never answers any of us..she has blocked some residents from turning in tickets for repaurs with photos of damage. Our neighborhood is about to hire an attorney for answers and to get rid of them..Our Board President and Catherine are very cozy..makes you wonder where our money is going. BEWARE this is a horrible management company!

This company runs its communities like they are combination sorority houses-prisons. They have done little if anything of substance for our aging complex in the months they have been here. They think paintings or mirrors on hallway walls are potential liabilities (!) and so confiscate our personal property and expect us to live with stained, peeling wallpaper with no communication about renovations. Do the hallways of all their complexes look like maximum security prisons? They expect us to go running outside to move our cars when they bang on our doors early in the morning for a few inches of snow. There is in fact very little communication with owners and residents - by the property manager or her buddy the so-called board president - and the branch manager thinks it's perfectly fine that the majority of the owners are dissatisfied with the way our condo is being run. They need to take a close look at their business practices if they want to keep their customers. Think twice before hiring these people to represent you; it's like throwing money down the drain.

Buyer beware!!
First off, my association was under Associa for about 1.5 years and if I ask that you consider what I am saying seriously. They are absolutely the worst property management company on the planet. I can document that their staff is totally unprepared. In the nearly 18 months under them we had 7, yes, count them, 7 CAMS. One of them only lasted 2 weeks. They will tell you one thing and then either forget about it, mishandle it, or just outright ignore you. There staff is ill trained if they are trained at all. Turnover is the only consistent item for them. They use a software called TownSq and it is completely inadequate. Not because of TownSq, but the way that Associa uses it. In 2020 we received 11 financials, and more than half of them were found to be not final versions, yet they represented to us that they were. In 2021 they found the problem and presented them to us, but a year later.
For our budget meeting they totally misrepresented 5 of our reserves for the end of the year numbers.
Picking them as your management company would not only be a mistake for you and your association, but for any of the vendors you chose, for the owners of your units, and for your nerves.
Bottom line is this: we were promised welcome packets to be delivered in two weeks, it took two months. We went from a management company managing our association, to working for the association because of their inadequacies, to managing the management company.
STAY AWAY FROM THEM!!

The phone number for Delmy, our completely unreachable "outreach" person, is (512) 252-7300 and it rings out to an error message after 5 minutes. Then I tried to call (512) 252-7300, (512) 328-6100, and (512) 347-2888, all to no avail. I've seen dogs defecate better customer service.
