I pay 11.5% for management + Premier Service (???) and receive nothing. Reserve funds are held for years with no interest paid?? Total scammers

As a landlord I reluctantly pulled out of a letting because I didn't trust the negotiator, who found to be a glib smart @rse.
My suspitions were raise by being told I could skip reading the online contract, which was struggling to download and read, and scroll straight to the signature page.
Whether its a work culture or one rogue employee - but I shall not be using Portico to manage any of my properties in the future.
Sure enough, the commission rates agreed verbally and confirmed by WhatsApp, had been hiked and there was a list of 'optional' extras which I'd said I expected by be included in normal 'management.'

Urgent complaints regarding serious black mould ignored for over two years.
Black mould first appeared in our flat in November 2023, initially spreading across the lower area of our kitchen. We took photographs and reported it immediately, yet no action was taken.
Despite this unresolved issue, our rent was later increased. We responded reasonably, agreeing to the increase on the condition that the black mould would be addressed. This never happened -although the rent increase still went ahead.
Fast forward two years to November 2025, and the situation has become severe. The mould has now spread to every room in the flat except one. In the kitchen, the problem is so extreme that the entire ceiling is black with mould.
Since then, I have been persistently emailing with little to no response. Two mould specialists visited in November and were both shocked by the condition of the property. Despite this, nothing has been done. I have also made it clear that I am prepared to involve the Environmental Health / Environmental Hazards Council, yet even this has prompted no action or response.
Communication has been extremely poor. Staff are frequently out of office, phone calls go unanswered, and voicemails are ignored. Attempting to have a productive conversation has been nearly impossible.
If you are considering Portico as your housing agency, think very carefully. Their communication is poor, and their urgency - or lack thereof - when it comes to tenant welfare is even worse.
The only positive experience weâve had was with Salman, the letting agent who showed us the property. Unfortunately, that has been the sole saving grace in an otherwise unacceptable experience.

Dire customer service for landlords. Their utter failure to get reliable tenants, failure to chase rent owning (rent has not been paid on time for five months) and inability to respond to calls or emails is remarkable. You can ring and email and get no response whatsoever. Latest joke is an insistence on filing statutory documents when it suits their income projections while ignoring the property owners requests. Do not touch this company if you wish to maintain any semblance of sanity.

I dealt with Portico last year and have been meaning to write a review for ages. Our landlord dropped Portico so in some ways we got off lightly - but would not go near them now Iâm flat-hunting again.
They try to force you to buy their own insurance and push you in to a no deposit scheme very aggressively. The estate agent we dealt with told me that my flatmate had agreed to the no deposit scheme and vice versa - he tried to play us off against each other which was extremely unprofessional. When we made it clear we had never agreed to a no deposit scheme, he told us that was a condition of the offer and the landlord would reconsider our offer. It seemed very unlikely to us that the landlord had made it a requirement (as only Portico benefited) so we asked to speak to someone more senior at Portico. They did manage to sort it out for us but it was such a bad experience and it really did feel like we were being manipulated and scammed every step of the way.

Currently having an awful experience with Portico Battersea Square.
I have rented my current property since May 2021 and notified Portico of my request to process a change of tenant on the 9th of October. The landlord confirmed his agreement to this.
Portico are refusing to progress the change of tenant on the basis that the property does not have a HMO license, putting me in a position where I am unable to exit the tenancy despite the landlord's agreement and the precedent set by previous changeovers, the most recent of which was only last month (September 2025).
The relevant Lambeth licensing requirements have been in place since December 2021, meaning we have been living / renewing our lease on the property for 4 years without a license.
The extremely rude manager has consistently denied any responsibility, despite receiving an update 2 weeks ago saying that âthe landlord gave the ok for the Fire Risk Assessment needed for the license application â our licensing team will be in touch with you asap to book one.â I have heard nothing since and the issue is still outstanding - leaving me trapped in my tenancy agreement.
I will be escalating via the council and property ombudsman.
