I knew there was something too good to be true when, by chance, we found a beautifully designed house in a fantastic location at Handley Place (Plot 6) in 2024. Perhaps the early warning signs of numerous St Modwen employees on site openly expressing their eagerness to get the rest of the land sold and get the hell out of there and move on to other projects/employers should have been an indication.
But the stars aligned in every other regard. Although I considered pulling out numerous times, from the identification of small issues that would not be fixed between multiple visits before completion, to the numerous GDPR breaches, stingy negotiations, and the uncomfortableness the sales team felt when they were instructed from upon high to deploy the classic rushed completion playbook threats because they knew damn well I had skin in the game and wouldn't fall for them.
But we pressed on assuming there was just a lot a fatigue on site and within the company. The Miller homes acquisition was looming, and these guys were understandably soon to be moving to other employers as is the nature of the industry. Because once we complete, if we're buying from a quality homebuilder, it shouldn't be too much difficulty getting things fixed right?
Well I think others have done a good enough job on here painting the picture of the site issues at Handley Place. But this goes right to the heart of the problems with internal processes within this business. It seems they're very much geared as a development company, which is St Modwen's core root, and not selling to members of the public.
On the day of completion, not a single issue that the assistant site manager himself had picked up on numerous site visits had been fixed. After they killed the garden retrofitting drainage before completion (keep note of this drainage theme), a fresh new lawn was half dead. On the very first visit before the kitchen had been finished, we were told not to worry about the sink being damaged where there was a visible foot print where it had been stood on as the house wasn't ready yet. 18 months after moving in, it's still like that. When the sales rep came to welcome us, she remarked upon opening the patio door that it rubbed on the patio. None of this bothered me too much. I've lived in new builds before, and things like this get fixed pretty quickly, and this house was of far better quality that any I'd previously experienced. Even the professional surveyor we paid remarked at how few issues he found.
But this is where the battle began. The communication channels seem almost purposely designed to deter raising issues. From no reply inboxes, to various snag lists that never seemed to be acknowledged into a single place, and communications between various parties loosing messaging in translation.
The sink issue, for instance, where all that had to be done was Bob the kitchen fitter guy to pop in for half an hour whilst they were still building and get one out the van (which is what Persimmon or Taylor Wimpy would do) had to involve a back-and-forth with a small sink and tap company despite the fact the issue was that a St Modwen decorator simply stood on it by accident whilst painting. The Damp Proof Course has been breached as my garden is 150mm above the DPC height and the garden drainage has failed. Problematic when you live at the bottom of a hill at the foot of marshy moor land.
But St Modwen like to blame everyone else. The solution to the garden height, DPC breach, and air brick covering was first to get to glazing company round to jack the patio doors up to maximum height, something which they'd already done. The waterlogged clay garden eventually pushed the slabs slightly, which crushed a plastic threshold and the doors had to be forced open. Under heavy rain, small puddles began coming into the house, the flooring began to warp, and the skirting boards started getting mouldy. Yet St Modwen had this listed as some sort of slight patio height issue, with the solution being to "check plans".
I complained 6 months ago (they have 56 days to agree on a solution), something which I hate doing. No one likes a 1-Star Review "I want to speak to the manager" Ken or Karen (as a manager myself, I certainly don't!). But this company frequently insults my intelligence. Despite making clear I do thoroughly understand the regulations for DPC levels and level access provision, this old chestnut has now been used 3 times. I've asked for my drainage to be fixed and my finished level to be 150mm below the DPC 6 months ago. But despite a promised 56 day turnaround time, they've just ignored the issue and suggested a few stones and slight lowering of 25ml! What?
After 2 winters, I have damp in my house, my garden is a desert, and St Modwen expecting me to be greatful that I have them half a million quid!

The Middlesbrough development at ember park the homes looks good there currently under construction and we visited the sales office the sales lad was spot on showing up the houses the site manager was also a top fella he showed up how the development will look when finished. We will come back when we are ready to buy later in the year.

Having moved into our new build there were the inevitable ‘snags’. We expected some challenge from the developers (that’s what happens right?) wrong! Josh could not have been more helpful. In terms of aftercare service, Josh demonstrated all the skills required as an aftercare/service provider. He is a great listener, empathetic, even better problem solver and fantastic negotiator (to our advantage) Always jovial, nothing is too much trouble. He is also reliable. I have to say all of the St Modwen employees and subcontractors were fantastic. I cannot speak highly enough of them. Shout out to Callum, John, plumbing and groundwork lads.
