Avoid Sun-Mark Properties
I rented a house through Sun-Mark Properties. Azam Nadler handled the deal and managed the property while I was a tenant for almost five years. Azam engaged in false advertising, because she advertised the house as air-conditioned. But the air conditioning did not work, and after I moved in she said the owner, Christopher Hammond, refused to fix it. So I had to buy window air conditioners. The house was in continuous need of repairs, and Azam was slow to fix things, and everything was shoddily done. The master bath shower never was usable. The old water heater exploded, flooding my belongings. The roof leaked, and instead of repairing it the owner just threw a tarp over it, leaving black mold to grow in the area between the ceiling and the roof. The skylight was covered by the tarp, leaving it dark and gloomy inside. The garage door opener was old and ultimately failed. Again, the landlord didn't fix it. I just had to park in the driveway. These are just some of the things I went through. I recently moved out. The final insult was Azam tried to withhold part of my security deposit to pay for power washing the driveway and decks. This might be reasonable if I had spilled oil or paint, but I did not. The surfaces just darkened over time. When I left I had the house professionally cleaned, having also used cleaners throughout my time there. I always had the yard mowed and edged, and I blew the leaves off the decks and driveway. My wife weeded the garden beds. I had a professional fill any picture holes in the walls, and he repainted those walls, not just touch-ups, the entire wall. I also had the carpets professionally cleaned. And I had the railings of the decks thoroughly cleaned, and the driveway and decks were swept and blown clean of all debris. When I left, the carpets and walls were in better shape than when I moved in. Yet Azam tried to withhold part of my security deposit. She and the owner were like slumlords, and then they tried to make me pay for their upkeep costs. Avoid.
