Decided not to employ this company to manage a property I let out. Was initially impressed with communication but then had weeks of no reply or updates from them. The lady that I was emailing with left the company which I was not informed of. Documents were not scanned in and tenants not contacted. Just had a very bad feeling about this and have gone with another agent.

We rented our property through The Letting Game from November 2025 to February 2026. Our tenant was perfectly reasonable and caused very few issues. Unfortunately, our negative experience was entirely with The Letting Game’s management of the tenancy.

Throughout the tenancy we were charged hundreds of pounds for works and maintenance that could not be adequately explained despite repeated requests for clarification. Communication was consistently poor, with response times often requiring multiple follow-ups and persistent chasing before we received any meaningful response.

The routine six-month inspection was also disappointing. The garden, which had deteriorated significantly, was not properly assessed or reported on. The end-of-tenancy inspection appeared equally superficial. Obvious issues such as the condition of the fridge, a clogged tumble dryer, and the heating being left running at full temperature when the tenant vacated the property were either missed or not reported.

The landlord statements were difficult to understand and lacked clarity, making it unnecessarily challenging to track charges and payments.

Like many landlords, we were impressed during the initial sales process. However, once we had signed up, the level of service fell well short of what had been promised, and we never received the proactive management we expected.

Had alternative local agents been available to us at the time, we would likely have explored other options. Since then, we have heard positive feedback about Pinnock Property from other landlords.

Based on our experience, we would not use The Letting Game again and would struggle to recommend them to other landlords.

Avoid at all costs. This company is a sinking ship – from ignored maintenance requests to the rare, incoherent replies you might eventually get to an email. Four different property managers in four years tells you everything about the chaos inside.

The lack of basic communication is staggering. A week after we had already moved out, they emailed to ask if we'd be home for a mid-term inspection. That's not a slip – it's a complete failure to know which properties are even occupied.

We've been waiting for almost a month for our deposit. Last week they promised: 'by the end of this week.' We still have nothing. Repeated assurances, zero action.

This isn't incompetence. It's a collective effort to make tenants' lives as difficult as possible."

The Letting Game have been great from start to finish in our search for a new rental property. Sophie Knight was very attentive and understood exactly what we were looking for in regards to size, location, amenities and transport links. She genuinely cared about our situation rather than just trying to push the sale. We dealt with a few different agencies during our search and The Letting Game were by far the best. Pleased to say they helped us to find our new home!

My experience has been wonderful, my property manager Hayley has been extremely attentive since the beginning. Her attention to detail and service has gone above and beyond for me and really helped me out of a difficult situation. After our first property managing company left us with little to no communication, (sending emails to guarantors instead of the residents etc), it has been a breath of fresh air to have someone who seems to genuinely care, and want to help to the best of their ability. I will most definitely be using the letting game in the future for everything regarding rentals. And just a huge thank you to Hayley for all of her help!

They send out links that don't work wasting customer time. It should be a priority to ensure their automated technology actually works before using it.

Letting process went really well with good feedback

My daughter and her student girlfriends have rented a house from this agency for the past two years. A few months ago their boiler hadn't been working and nobody came to repair despite it being reported many times. One phone call from myself threatening legal action as a parent and somebody was sent out. The rent had also recently increased significantly and is always paid on time i reminded them.
Now, a week ago a rodent problem was reported with a large hole in the kitchen wall the rat has chewed through. So, after many emails and phone calls from the girls themselves and my husband and I somebody was finally sent out from pest control today. Unfortunately the agency had failed to let any of the tenants know so nobody was home and after a phone call to my daughter pest control said they couldn't wait 20 minutes for her to get back from the library - had she known they were coming she would have waited in. These students have to live there now all weekend with a rat in their kitchen so they are scared to go in there let alone the unsanitary prospect. Shame on you letting game! You need to do a better service!!!!

Sophie was such a great help for helping us as students understand more about renting and what will be expected from us as tenants. She was very understanding of our situations as medical students and was very flexible with viewing times :)
