Excellent communication and streamlined process

Never ending changes of agent, their staff turnover is very high.

After starting the process of leaving a property following the landlord selling I’d provided their details to provide a landlord reference, they claimed not to have received the email on multiple occasions. The week after this I found out they had since left, seems pretty likely they just couldn’t be bothered to deal with it before they left the company.

I’m also not sure what it is they actually do, they have a tenant portal (why can’t I just phone?) that you report any issues on and then the third parties (contractors etc) that are registered with them respond and sort out appointments for repairs, so what do the letting game actually do ?

My son and his five friends rented a property through The Letting Game. At the end of the tenancy there was an issue with the landlord returning the deposit. After multiple calls to The Letting Game and calls to the deposit scheme it transpired that the deposit had been incorrectly registered, five of the boys were not on the deposit certificate. The Landlord was planning on keeping the majority of the deposit (£4000) to cover works to the property, her costings were excessive and I felt the landlord was trying to make money out of these students. The property was in a poor state of repair when the boys moved in, broken furniture and the boiler constantly not working. When I brought this to the attention of the Letting Game the response I received was, I’m not sure what you want us to do. The Letting Game have an ongoing relationship with this landlord, they did not seem bothered that one of the landlord’s they do business with are illegally registering deposits. The only prove they requested from the landlord was a screenshot to say they had registered the deposit, this screenshot did not say the deposit was protected, ie no funds had been transferred and who had been registered on the deposit, they should have asked for a copy of the deposit certificate, this was never done. Now Letting Game will say this is a Let only property and it’s the responsibility of the landlord. However, they received the funds for the deposit so have duty of care to ensure the funds are registered correctly, they didn’t seem to care.
I work in Lettings and because of my knowledge I was able to get the full deposit refunded, this took two months and a lot of my time.
If you are renting through this agency please double check all your paperwork because The Letting Game will give you no support or help if it’s been done incorrectly, totally shocking behaviour from an agency.

Great experience finding a rental property with the letting game! We had the pleasure with dealing with Zoe through the process and she made it incredibly easy and was extremely helpful. I rented a property from this agency for a year, and my experience at the end of the tenancy was extremely disappointing.

At the end of our tenancy, we were unsure whether to hand over the keys to the landlord or the agency. We called the agency to confirm, and they told us to return them to the agency office—which was extremely far from the city. After travelling all that way, we were told that we should have left the keys at the property when moving out. When we explained that we had called for instructions and were misinformed, they showed no empathy and simply said we “should have known,” which was incredibly unfair given the distance we had to travel unnecessarily.

It has now been over a month since our tenancy ended, and we still have not received our deposit back. For the first month, both the landlord and agency were completely unresponsive. They repeatedly claimed they had sent us an invoice by email—which they had not. When we finally received it, more than a month after moving out, we were shocked to see they were charging us £1,321 out of our £1,730.76 deposit, and even asking us to make a further payment before they would return the remainder.

The charges were outrageous. They included £250 for a bed that broke within 24 hours of our tenancy starting—something that happened the moment I sat on it. When we explained that this was not our fault, they still insisted on charging us with zero empathy. They also charged us £25 for a “lockout,” which I have never heard of a reputable agency charging tenants for.

From my experience, they are unprofessional, unresponsive, and seem to look for any opportunity to overcharge tenants. Based on our discussions, we are still owed at least £599.10 from our deposit, but they only paid us 408 pounds and took my entire individual deposit of 865.38 pounds.

I would strongly recommend avoiding this agency entirely. If there was a rating of zero, that's what I would give them. In my opinion, they operate in a way that feels more like professional extortion than fair property management.

Was a tenant at one of their properties for six years and had no support from the letting game with the landlord always complaining about them. They had to issues internally with managing keys and keys were giving out to contractors when asked not to. Property was given back in a good state and I was overcharged on the deposit returns. They also never answer the phone lines for the tenants and only answer the phone lines for the landlords.

We have just begun the letting process and so this isn't a complete review.

Zoe was a great letting agent and was knowledgable about the property and general area. She was happy to answer as many questions as she could and did not pressure us at all. She kept the whole process professional and was consistently honest.

However, The Letting Game can be difficult to contact. When I was originally trying to get in contact with an agent for our property, it was difficult to say the least. I understand that there is a lot of competition and applications; however, it would be great if there was an easier route to contacting an agent.

As a Landlord it gives me great confidence to know I've got a knowledgable and professional Letting Agent to rely upon for advice and support. I've been working with them for over a decade and can highly recommend.
