Never ever rent here, only as the last resort.
I lived in the main Annadal building of the Maastricht Xior, on the ground floor. The worst thing is noise isolation. Each room has one wall that is alright and one wall that is terrible. You hear your neighbours from both sides, but from one side you hear absolutely everything. Because the wall is made out of cardboard, actual cardboard. Trust me, I checked. It is hard and thick, but it's cardboard. Everyday I wished I didn't choose this place. And other tenants have absolutely no regard for your peace. O had to sleep with earplugs every single night, that is very uncomfortable. And many times even earplugs didn't help.
There are always parties in the kitchen, they are quite loud. The common spaces are always dirty. Many times it smelled like smoking in the hall. I once had a terrible situation that made me feel unsafe in my own room and the residence manager responded with "I can't do anything". It took me a really long time to feel at least half safe again. Every now and then there was a stink smell coming out of the sinks in my rom. And they never fIxed this issue. Me and several other tenants complained about the heaters, they promised to fix it. But they forgot and did only when I reminded them again

The worst company I have ever encountered. Avoid them at all costs. If I had known how truly terrible they are, I’d rather sleep on the street than ever rent from them again.

One of the worst places to rent. Any issue you have with your room will be ignored. In a building with almost 200 people, there are only four washing machines, which are barely maintained. Every week, one of them breaks down.

You pay almost €1,000 for an 18m² room with thin walls, so you can hear your neighbors no matter what. Forget about privacy because everybody can hear you. When you raise security concerns about the building, the company and manager brush them off until you either get tired of asking or forget about it.

I have lived there for almost three years, and each year it gets worse. People have requested refunds for electricity settlements, and they announced that we would receive them in February. However, two weeks before the deadline, they said they made a mistake and needed to recalculate, with no further updates. I still haven’t received anything from the 2023 settlement.

If you’re even slightly late on a payment, they will call you immediately, but any issue you want to raise is always dismissed. We even tried to come together and address the problems in a group chat, but the manager removed all of us to silence us.

There’s a lot of theft happening around the building, especially with bikes. When we asked to see the camera footage, their excuse was that it’s too dark and hard to see. Bikes are being stolen almost every night and getting tagged. They don’t allow us to park our bikes in our small rooms, nor in front of the building. Instead, they demand we park on the side of the building, where they admit there are no cameras. The car parking garage also has no cameras. One person had his car scratched and asked to see who did it. The manager said there are no cameras and suggested he walk around the garage every day to find a car with matching scratches.

This is indeed one of the worst places to live, and you can ask anyone who lives there—they’ll hardly have anything nice to say about it.

Only go here if you have absolutely no other housing option (ENSCHEDE)

1. I lived on the -1 floor of the building (apartments are assigned, you can’t pick which floor you’ll be on). There was SEWAGE leaking from the ceiling into the common area. Puddles and PUDDLES, the stench was HORRIFIC. You cannot flush almost anything down the drain without it breaking, keep that in mind.

2. The stalker. There is no security cameras. NONE. THE PLACE IS COMPLETELY UNSAFE. I had a very bad incident with a monster of a guy masturbating at my window at 6 PM!! There is no security cameras, the police did nothing but ridicule me!!

3. GANG THEFT. The bikes at the building are TAGGED by A GANG OF THIEVES!! They use white ziplocks on the back wheel!!! My bike got stolen, my boyfriend’s bike got stolen, a total of 1500 euros stolen because XIOR DOES NOT HAVE SECURITY SYSTEMS AND TAKES ZERO RESPONSIBILITY!!!

DON’T COME HERE. AVOID.

Worst rental company. They dont care about students as demand for housing is high. They make you pay thousands for a room that barely has a space to walk. If you complain they will just ignore you coming up with some bs excuses.

Meer woorden wil je niet aan deze club toewijden. Verschrikkelijk!

I have a friend who lives there and I have been told that there are constantly homeless people coming in, some also being aggressive and stealing packages. One girl was so scared one day that she had to leave the place at night because the homeless person was constantly calling her doorbell to get in. The person called and reported many times and the managers don’t do anything about it. Even more, someone said that the manager knows about it. The fact that an international student housing with the average age of tenants being 19, who are obviously too scared to call the police or think they won’t be taken seriously, have to normalize the idea of living with homeless people who are drunk, high or have mental illnesses is absolutely insane. This place is not safe and there are a lot of students who have no means of defending themselves that have to put up with it and probably have nowhere else to go. I cannot believe that nobody is doing anything about it. If anybody is experiencing the same, please do speak up because this is absolutely out of this world and the management needs to be held responsible for it.

Worst rental company ever! do not rent from them it is very expensive and crapy

A disgrace of a company. Never secured the building meaning constant homeless could get in and steal, broken fire alarm which they refused to fix, went off every 2 weeks which then disabled all hot water and heating until they fixed it, very rude and unhelpful staff, was told by their emergency contact ‘leave me alone I’m having dinner’, they also stole my deposit and many others. Court case soon.

My son left Xior in Groningen months ago but the deposit that was supposed to be returned a few weeks after the end of the contract has never been returned. I have written several times and the answer they have given me is that the deposit has been already sent to my bank account. But I have never received it and when I asked them to give me proof of it so that I could do a search with the bank, they disappeared. I continued to write but nothing...they don't answer anymore and from the reviews I have only now understood that they do it systematically. It's their miserable trick to steal more money. Should you decide to rent a flat in Xior, take into account that they will not return your deposit.

I was a tenant in Amsterdam for three years the apartment was fine and the building manager was very helpful as well
My biggest complain is about the refund of 2023 settlement ( almost 900€ ) the settlement was sent to me at the end of July with a notice that I’m going to receive my refund in a 7 weeks time. I haven’t received anything yet. I’ve contacted the company through email four times so far and the only answer that I received is “ we don’t know “
And I still don’t know when I’m going to get my money back !

I have lived in Eisenhowerlaan for about 2 years. It was quite nice and the landlord is nice to always focus on the safety of the tenants.

Lived in Xior for 5 years, and while Xior as a company can be a bit difficult in terms of certain issues such as flawed service costs, (although payment of rent and any issues surrounding that have always been sorted out quickly and fairly), the actual day to day issues you may encounter were sorted out good by the resident manager (Marco). I’ve gotten a lot of help from him, especially when I have really needed it, so kudos to him! Also, he has worked there for long, so he knows how things work and he pays attention to who you are and what you need, which makes it easier to ask for help.

The house manager was the only good thing about the buildings. He always helped me when I something in my studio had to be fixed. Xior is another thing.

Geld verdienen is logisch, echter doet XIOR dat ook op alle mogelijke oneerlijke manieren. Je moet hier vooral huren als je het niet erg vind om opgelicht te worden en van je geld af moet. Het is niet voor niets dat de media hier uitgebreid aandacht aan heeft besteed. Ik heb 4,5 jaar bij XIOR gehuurd en dat was 4,5 jaar teveel.

De problemen bij XIOR kwamen bij mij aan het licht toen ik voor het eerst mijn eindafrekening servicekosten en nutsvoorzieningen kreeg, ca. 1,5 jaar te laat. Dit is een overzicht waarin de werkelijke kosten van een jaar worden verrekend met de betaalde voorschotten van dat jaar. Daar klopt werkelijk helemaal niets van en je raad het al, natuurlijk in geen van de gevallen in het voordeel van mij als huurder. De huurcommissie heeft tot nu toe alle eindafrekeningen van de servicekosten en nutsvoorzieningen beoordeeld en in alle gevallen leverde mij dit een bizar groot voordeel op. Uit de beoordeling door de huurcommissie blijkt dat XIOR veel in rekening brengt waar het geen recht op heeft, maar ook kosten in rekening brengt die het niet eens heeft gemaakt. Daarnaast zijn de afschrijvingskosten van meubilering/stoffering en de wasmachines veel te hoge en uit de duim gezogen bedragen waarvoor geen berekening aan te pas is gekomen, laat staan dat de berekening van de hoogte van de afschrijvingen op de juiste manier zijn bepaald. XIOR mag alleen werkelijk gemaakte kosten verrekenen met de voorschotten op de eindafrekening. Veel rekeningen zijn van Borgondo Facilities. XIOR is daar aandeelhouder van en wel 100%. De rekeningen van daadwerkelijk gemaakte kosten worden naar Borgondo Facilities gestuurd. Voor die kosten stuurt Borgondo dan weer een opgepluste rekening naar XIOR, waardoor XIOR door middel van Borgondo Facilities winst maakt op de servicekosten. Dat Borgondo Facilities de administratie voor XIOR doet, betekend niet dat we de ONBEKENDE HOEVEELHEID opslagkosten die Borgondo rekent moeten betalen, we betalen namelijk al los de maximaal toegestane hoeveelheid administratiekosten op de eindafrekening van XIOR. Uiteindelijk heeft de huurcommissie geoordeeld over alle jaren dat de daadwerkelijk gemaakte en verrekenbare kosten veel lager liggen dan de kosten welke XIOR verrekend met de voorschotten op hun eindafrekening. De uitspraken van de huurcommissie met betrekking tot de eindafrekeningen van 2019, 2020 en 2021 onherroepelijk en aan de hand daarvan moet ik veel geld terugkrijgen. XIOR geeft jarenlang geen gehoor aan het terugbetalen van de teveel betaalde voorschotten en na hun een aantal malen in de gelegenheid te hebben gesteld, ben ik het gaan verrekenen met de huur wat juridisch gezien gewoon mag ondanks dat ze zeggen dat het niet zo is. XIOR geeft alleen thuis als ze geld van jou moeten hebben, en niet als ze je nog geld verschuldigd zijn. Je krijgt dan ook betalingsherinneringen en bedreigingen met huisuitzetting wanneer je niet betaald. Wanneer je aangeeft dat ze de betalingsachterstand weg mogen strepen met wat je terug hoort te krijgen aan voorschotten servicekosten en nutsvoorzieningen moet je gewoon je grote smoel houden, betalen of anders wordt je uit huis gezet. En bij de vraag wanneer je de teveel betaalde voorschotten dan terugkrijgt, is het antwoord zoals altijd dat ze het nu ECHT spoedig gaan regelen. Geloof al die beloftes van XIOR nooit, ook al komen ze heel geloofwaardig over. Je kunt fluiten naar je geld. Veel mensen ken ik die hun borg niet terugkrijgen (zonder reden of anders zoeken ze wel iets bijzonders om het niet terug te hoeven betalen, zoals dat de wanden gesausd moesten worden omdat hier vlekken op zaten). Het enige wat werkt om geld terug te krijgen waar je recht op hebt, is het inschakelen van een incassobureau. XIOR reageert selectief en zeer beperkt op emails, voor zover het gaat over zaken met een positief financieel belang. Het enige positieve aan mijn verblijf bij XIOR was de huismeester die er altijd voor je was en waar je tenminste wel afspraken mee kan maken. Helaas heeft hij geen invloed op het financiële wanbeleid van XIOR en kan hij daarbij niet helpen. Als ik geen ster kon geven, had ik het wel gedaan. Deze ster is dan ook voor de huismeester die zeer redelijk en correct is. Helaas is dit positieve aspect dan weer een druppel op een gloeiende plaat van een beerput.

Tip voor als je toch te naïef bent om te huren bij XIOR: zorg voor een rechtsbijstandsverzekering, ga met al je eindafrekeningen servicekosten en nutsvoorzieningen naar de huurcommissie, laat de kale huurprijs beoordelen door de huurcommissie. Voor juridische vragen kun je ook gratis bij het juridisch loket terecht. Schakel een incassobureau in als XIOR niet betaald. Laat je vooral niet intimideren, wanneer je in je recht staat, kan je nooit je huis uit gezet worden

Ik heb drie jaar gewoond op de Eisenhowerlaan de huismeester heeft voor een prettig verblijf gezorgd . De servicekosten afrekeningen waren minder

Very close to campus and great service. The manager Michel is always available and ready to help. I did not have to pay any extra costs when leaving.

Goed! Nice stay. The manager Martin is really nice and warm :) also the facilities inside Xior are well-established, and the surroundings is also nice since it’s near to city center. Lucky to live in Xior Eendrachtskade for my first stay in Groningen!

I had an exceptional experience with XIOR Student Housing. The property is well-maintained and features premium amenities. Both the Guest Manager and Residence Manager were extremely polite and cooperative, providing invaluable guidance to students, particularly international ones. They helped me with the necessary procedures at both the joining time and vacating time. From my personal experience, XIOR is an ideal and safe place for students. I have already recommended it to my friends studying in the Netherlands. It's no surprise that XIOR is in high demand among student housing options in the Netherlands and fills up very quickly.

They do not return the deposit to you!
Also, they changed the internal rules after celebrating the contract whenever they wanted. For example, before the rules stated that an overnight guest is allowed as long as they register with their ID. However, they just changed it without informing or negotiating with you.
So, if you are a college student who wants to be treated like an ADULT and with FREEDOM, don't live here. Also, the staff can be rude, by the way.
