After 2 years of living there, they contacted me asking me to pay service fees that I wasn't aware about. It's impossible for anyone to prove them wrong so you have to pay them. The amounts are absurd and it's happened to a lot of people.

They will make you pay hundreds in extra service charges years after you move out, without being able to be transparent about how these charges come up. My building additionally had a problem (for months) with 3 homeless people continuously breaking into the building and using the facilities that are meant for students and sleeping in the basement under the stairs. If you want a safe and fair place to live go anywhere but here.

In 2020, I rented a studio in Amsterdam for my son for one academic year, from August 2020 to August 2021. However, due to the pandemic, he was only able to spend two months in Amsterdam before being compelled to move back home. Despite his absence and my request, Xior did not reduce the rent, and he was billed for utilities despite not consuming any. Additionally, this year, they sent him an invoice for 120 EUR for utilities, stating that they only finalized the 2021 billing now. My son asked for explanations for these calculations, according with their Terms and Conditions, but they were not willing to give any.
For 2020 they didn't send any calculation, even if we asked.
My advice to you is: do not rent via Xior. They are nor professional or willing to be.

Ik zal het je afraden om hier te gaan wonen. Brengen te pas en te onpas geld in rekening onder ´servicekosten´. Echter is deze service ver te zoeken. Met meer dan 100 man 2 drogers en 3 wasmachines delen waarvan er tenminste wekelijks een (of meer) stuk was, overal rommel in de tuin en in de gangen en een afval hok waar een rat niet eens zou verblijven.

Ik woon hier nu al een jaar niet meer en ben vandaag nog door een zeer onvriendelijk persoon gebeld dat ik nog een rekening van 188,10 extra moet betalen voor service waar ik al voor betaalde en nog eens extra voor moest betalen.
Dit gebeurde ieder jaar en ze kwamen iedere keer met nieuwe kosten die ik moest betalen, terwijl ik voor een schamele 27m2 al een enorm bedrag mocht afrekenen.

Verdienen geen ster, helaas moet je er eentje aanklikken. ;)

Enorme oplichting en bijzonder treurig dat ze zo met jonge mensen omgaan.. niet met deze organisatie in zee gaan.

Xior is echt een dramatisch bedrijf. Punt een : Denk maar niet dat je ooit de hulp zult krijgen die je wil of nodig hebt, het boeit ze echt niks. Zo was de lift in ons gebouw ongeveer 4 maanden kapot en werd er geen haast achter gezet om daar verandering in te brengen. Punt twee : ze zien jou als last. Het komt echt over alsof ze het vreselijk vinden om met huurders om te gaan. Punt drie (en de belangrijkste) : Jij moet wel altijd je huur op tijd betalen, maar wanneer het hun beurt is om geld te betalen doen ze alsof hun neus bloedt. Je kunt maanden wachten op de terugbetaling van je servicekosten en borg. Voor dit alles mag je dan wel de hoofdprijs betalen. Ze maken schaamteloos gebruik van de woningtekorten.

Worst place to live! There is leaking in the ceiling creating huge moles inside and out studio. I been complaining about the situation for 2weeks. But the amount of rent Xior asked for with poor maintenance and security. You live with homeless that come in the building live in your staircase or hallway rent free, broken door, many times breaking in the building and destroying. It’s become a dirty environment

Poor building management barely responds to emails and complaints but quickly chases people for money; the building is always dirty and has no security.
Never return my deposit.

No service, even with shoes and shirts on.

A terrible company, they didn’t care about anything, we live with homeless, the doors are not working, everywhere is dirty and lots of things

Money hungry scammers, please avoid this business.

Terrible company does not fix anything. Sewage overflowing in building, no security, homeless living in buildings, stolen goods, heating, water, windows etc do not work.

Woning is prima, geldzaken zeker niet. Duurt bijna een jaar om servicekosten terug te vorderen. Houden zich niet aan de richtlijnen voor verhuurders en dreigen naar studenten met extra kosten!

Complete disgrace of an accommodation, we have been without a working kitchen for a month. The oven has just been on the floor of the kitchen for the last 2 months. My electricity in my room didn’t work the first week of my tenancy. The hot water frequently goes out throughout the entire building. The emergency number rarely picks up and when it does it tells us to stop calling as she’s busy having dinner. DO NOT STAY HERE unless you can’t find any other alternative in Brussels. They refuse to take action over any problems the residents have

Ik woon al 3 jaar niet meer in een gebouw van Xior. Krijg ik 2 betaalherinneringen voor servicekosten van het jaar 2020?? De servicekosten heb ik altijd maandelijks betaald. Heb nooit een huur gemist. Heb deze rekeningen ook nooit in mijn mail / post gezien. En dan nu ineens een rekening van 250 euro in een zeer overdreven dreigende mail "of ik deze even snel wil betalen want anders regelen we een incassobureau".

I didn’t expect much in a student housing, but this place is horrendous. I live in Willem Dreeslaan 113 building of Xior, and there are about more than 100 people that live as well. There is 2 dryer and 2 washing machine for the whole building. One of the dryer has been completely broken for 2 months and the other one seems to work at the first glance, but the clothes end up getting more wet after using the machine. The washing machine gives leakages of water and soap. Worse, the hot water is cut off randomly everyday (usually after 7pm) WITHOUT A WARNING. I had to shower with cold water yesterday because i got back from a late shift and it gave me a cold now. There is less to no way of communicating with the management of the building. The “emergency” line usually took 5-10 minutes to reach to a pretty useless person on the other side, and the manager of the building is never here. Most students here agree to take further legal actions if nothing is being done to resolve all this problem. We are very frustrated by how Xior operates their buildings and disrespect the terms of the contract.

If there was a negative review I would have given that. Don't stay in xior as they increase their rents, service charges unjustly. They would send you legal notice years after you leave their accomodation to pay extra charges for services you didn't consume.

Be careful because they are serious scammers, following the most shady practices to scam students money and treat them with the most irrespectful ways.

I signed with Xior for a dorm in Groningen but had to cancel before the contract started due to personal reasons. They were remarkably understanding, promptly agreed to a refund of my deposit and first-month rent, and stayed accessible throughout. Highly recommended! Thanks, Xior for cooperation!

Think twice before you choose xior for student housing, We cancelled our contract at Xior Rotterdam and they didn’t refund the deposit money, We gave them all the transfer receipt and they said they did not received the money, We ask them to give us formal statement from their bank and up to now Its already 3 month they still can not proof it that the money has not been received.
