His report clearly categorised items from 1 (no action) to 3 (short term action recommended), estimating likely costs in each case.

He was friendly and professional throughout, including a debriefing Teams meeting to discuss/clarify the report.

I won't hesitate to use Charlecote Estates again.

I instructed James at Charlecote, and the service he provided was outstanding. The task was completed promptly, and the report delivered was exceptionally thorough. The level 2 report played a crucial role in facilitating my property purchase, highlighting various important elements. I highly recommend James and the entire Charlecote team over other surveyors.

In the end it was the level of detail and possible consequences of the issues found. It cost me £1275 for the survey but saved me at least 10 times in fixing the issues.
From the outset James was polite, explained what he would do and gave me a timescale. In reality it was much shorter than indicated. Great value for money.

James's level of detail in his surveys is outstanding, detailing all defects including photos. James is also very quick to have the survey back to you, in my case it was the same day. James also followed up with a call to go through the report and help understand any areas of concern. You are spending your hard earnings on the largest purchase of your life, don't scrimp on the survey which could save you money in renegotiation of price or in some cases, pulling out completely due to the many defect and associated costs, as in my case recently.

Very professional survey but did not see any thing on your app to obtain a discount that mentioned in your earlier emails
