The process itself was quite lengthy, taking a few months to complete, and the amount of paperwork required was extensive. I was disappointed that Gatehouse Bank wouldn’t allow me to move to a cheaper rate, even though my mortgage hasn’t started and the house‑buying process is still ongoing. Most lenders allow customers to switch to a better rate before completion, so it felt unnecessarily rigid.

For anyone applying in future: once Gatehouse issues you a rate, they won’t let you change it - even if better deals come out before your mortgage begins. Overall, the experience could be more accommodating and customer‑focused.

As an international investor, I applied to Gatehouse Bank for a buy-to-let mortgage on a property in Leeds. After months of back-and-forth, I would not recommend them to anyone in a similar situation.

The process was marked by information requests that came in waves — each batch resolved, only to be followed by another — with no clear overview of what was ultimately needed or when a decision could be expected. This dragged on for months and cost significant time and money.

What I was never clearly informed of upfront is that Gatehouse Bank operates as a Sharia-compliant lender. Had this been communicated from the start, it would have allowed both parties to assess fit much earlier. Instead, it only became apparent late in the process that our short-let proposition was incompatible with their financing model. A basic eligibility check at the outset would have saved everyone considerable effort — and, for an international applicant navigating an unfamiliar market, the lack of clarity was particularly costly.

Additionally, the independent valuation they commissioned came in more than 30% below comparable sales in the same apartment complex — a significant discrepancy that materially affected the loan-to-value calculation and left us with far less financing than expected.

I have no doubt Gatehouse Bank serves certain customers well. But for an international investor with a short-let buy-to-let structure, the lack of transparency about their financing model, the drawn-out information process, and a valuation that appears disconnected from the local market made this a frustrating and costly experience.

Throughout our application process, Mohammed was incredibly prompt, professional, and responsive to any questions we had. His guidance and support made the entire process much smoother and less stressful.

Mohammed kept us informed at every stage, ensuring we understood what was required and what to expect next. His dedication to providing outstanding customer service was evident throughout, and we truly appreciated his efficiency and attention to detail.

AVOID AVOID AVOID

I am extremely disappointed with my experience with Gatehouse Bank. Before submitting a full application, I obtained a Decision in Principle which appeared to indicate that the finance amount I required was achievable based on my salary ONLY. At no stage was I made aware that affordability could be a significant issue to the extent that it would prevent the application from succeeding.

I was encouraged to proceed with a full application and pay the £149 application fee, putting emphasis on overtime (which made no sense because the DIP was an indication based on SALARY alone, no overtime. Only to later be told that affordability was a problem and that the amount available was substantially lower than expected. Had I been given clear and accurate information about affordability from the outset, I would never have submitted the application or paid the fee.

The process felt rushed, with pressure to proceed quickly, and I now feel that the information provided before payment did not accurately reflect the likelihood of the application being approved at the level requested. As a result, I have paid a fee for an application that, based on the information later provided, appears to have had little prospect of success.

I appreciate that lenders have underwriting criteria, but customers should be given transparent and realistic expectations before being asked to pay non-refundable fees. My experience has left me feeling misled and frustrated. & 0 interest in trying to assist other than saying unless you have can make the difference, which was in excess of 34,000 plus my deposit - which is an absolute joke. This is meant to assist young Muslims but you should be ashamed of yourselves

It was challenging from the beginning due to some communication issues which became understandable along the process. These ups and downs are usually normal in these kind of applications. But all in all the experience was excellent and we got there at the end.
