Griffin Funding is a national direct mortgage lender based in San Diego, California. We underwrite in house, so we make the credit decision ourselves rather than passing your file to a third party.
We specialize in borrowers whose income does not fit a standard W-2 box: self-employed business owners, real estate investors, and veterans. The online application takes about 10 minutes, and files move in days rather than weeks. Since 2013 we have funded more than $3.6 billion to over 8,000 clients.
Loan programs we offer
- Bank statement loans — qualify using 12 or 24 months of business or personal bank statements instead of tax returns. Built for self-employed borrowers, contractors, and business owners who write off heavily.
- DSCR loans — qualify an investment property on its own rental cash flow (debt service coverage ratio) rather than your personal income. No W-2s, no tax returns.
- VA loans — purchase and refinance options for veterans, active-duty service members, and eligible surviving spouses, including zero-down purchase loans.
- Home equity loans and HELOCs — including fixed-rate HELOCs and reverse second mortgages, for pulling cash out without touching your first mortgage rate.

Worst mortgage experience I have ever had (among many)! Terms were constantly eroding and with delays, it forced decisions we wouldn't have typically made. definitely didn't feel like they were looking out for my interests. Incredibly disappointing, we ended up walking away from a second deal because it no longer made financial sense.

Smooth and professional DSCR home equity loan process…
I just closed a DSCR home equity loan (HELOAN) on an investment property with Griffin Funding, and I can't say enough good things about Mallorie and Justin. My property has a mix of short-term and long-term rental units, which got me turned down by several other lenders. Griffin was one of the few that could actually work with it.
Mallorie was on top of everything from day one. She was responsive, organized, and clear about exactly what she needed from me, and she kept me updated at every step so I never had to wonder where things stood. Justin made the loan side easy and adjusted the loan amount quickly once the appraisal came in. They worked together to get me to closing on time.
If you're a real estate investor looking at a DSCR product, especially with short-term rental income, I'd recommend Griffin and this team. Thank you both!

Great experience
Wow ! I had stopped using banks for investmrnts many years ago. I hated all the paperwork and all the back and forth . But I will tell you, this was a whole different experience. I'm so glad I gave them a chance because everything went flawless and quickly. And in the end (22 days) they gave me lower rate than was promised. Thankyou PJ and Nina . I will exclusively, use you from now on for all my business Investment loans.

I had the pleasure of working with Griffin to close out one of my rental properties in West Palm. Gabe and Liz were the duo that really pushed hard for my loan to get across the finish line.
I had my share of challenges that didn't make it easy for either of them, but they always communicated with me every step and never tried to hide something I wouldn't like to hear.
They were very honest and trustworthy and for that I'm going to bring new loans their way. It's nice when you have a team fighting for you. I really appreciate them both.

It has been a pleasure doing business with Griffin Funding. The company is extremely professional, the employees very knowledgeable, respectful. I dealt with Justin Ferrara, my loan officer who has been extremely helpful working with me up to the approval. He has been very honest, diligent, knowledgeable and professional.
Next person I want to admire is Mallorie Faust. Extremely helpful and diligent. I could not have gone through the process without her help and direction and she is extremely efficient at what she does.
I recommend Griffin Funding to anyone who wants a transparent business financing their residence, businesses or any other loan requirements. In the end I give credit to Mr. Lyons for having such a group of wonderful people in his company.
