X1 The Plaza in Manchester
We live at X1 The Plaza in Manchester. My fob stopped working over a month ago, our intercom wasnât working for about 3 months so we couldnât get special delivery post, takeaways etc. The security doors on the buildings are constantly broken and we have rough sleepers smoking drugs and urinating in our hallways and stairs. My fobs stopped working, according to X1 (our letting agent) this is due to issues with Haymarket not reprogramming it but I have never had a response. Our entire group chat (83 of the residents) is full of people who are completely fed up and at their wits end at the treatment we get between Haymarket and X1

Haymarket and X1 are AWFUL! Emails NEVER get responded to and when they do you get a vague response from which nothing actually gets fixed/sorted. Fob doors break constantly so anyone can walk in/out meaning we've had homeless people walking into bedrooms, defecating and smoking in stairwells. Parcels get stolen constantly due to the lack of security and locked doors, fob issues so you can't use the gym you pay for within your rent, flooding, black mould which is a complete health hazard. Lifts break and then don't get fixed for months on end, you'd be trapped in your flat for months if you are unable to get up/down stairs. We pay so much to live here and yet it's an absolute disgrace! THIS IS NOT A SAFE PLACE TO LIVE AND HAYMARKET DO NOT CARE!
UPDATE: Haymarket staff are leaving positive reviews now to try and rectify the current rating... X1 the Plaza residents are sick of being lied to but clearly haymarket staff are used to lying if they've resorted to leaving positive reviews about their own company...

Theyâll fix it eventually until it breaks again
Awful company, living in flats that are still new and having endless issues with main doors not locking, main gates not locking and now one is even missing, homeless people walking in and making home in stairwells, leaks leading to mould that hasnât been fixed in a few flats, canât have parcels delivered here without being worried theyâll be stolen, fobs not working so having no access to the gym.. email them and they just say someoneâs coming to fix it soon. When someone eventually comes the fix will last 5 minutes ð€Šð»ââïž The only good thing about living in X1 is our lovely caretaker/cleaner, the only one who knows how to do his job properly!

Horrific. They will never respond to your emails. Endless problems in our flat, homeless people walking into bedrooms, parcels stolen, endless fob issues, flooding, black mould. No concern for safety whatsoever. Buildings are a disaster waiting to happen.

Absolutely aweful!!! One of the two lift in a 26-floor building has been out of order for almost 2 months. There'd been a few days where both lifts were out that caused all tenants the need to crawl up stairs (I'm living in 24/F)
There are security guards in the conceirge of the building from 7pm to 7am. However, during this period, even when the guards were there any one can easily walk into the building and get through to any apartment he/she likes and attempt to open their doors. I was attempted break in at 2am one Saturday. I walked down to the conceirge to complaint and watched the CCTV as a proof. I wrote letter to complain but no reply at all

the absolute worst company in the world, i live in a block they manage, they do not respond to emails at all, weâve been left without water for hours, the front door is constantly broke and open to the public, do NOT live in an apartment run by these guys, they simply do not care

This company is beyond frustrating. I have a leak in my apartment that still hasnât been repaired for more than 6 months. No one replies to emails. Snagging issues reported more than a year ago are still not fixed.

X1 Lettings and Haymarket treat the residents with such contempt it is almost farcical.
One lift down for months, the second lift often out of use or blocked, water in the car parks, lack of any appropriate communication.
10 people squeezing into a small lift at a time, it wouldn't be safe even if we were out of a pandemic... It should be illegal.
