I had an issue with an application and Dani Smith was incredibly helpful in resolving it quickly.

Unreliable, unreachable, unresponsive as a company promising to help students. I swear to god I would not use them if for the fact this is the only choice.

Positive experience! Good communication and very insightful. Dani made things much more easy to understand and manage.

I applied for guarantor, and I completed all the process but housing hand again started my process for application and it takes so much time. Please do application Fast and quick.

TL;DR: don't ever try to contact them via email; they will not respond to you, probably won't even read it.

I missed a payment (entirely my bad), but then I couldn't log in to their portal to make the payment. I tried emailing them once but heard nothing. A week or so later, I got an email from them threatening legal action as I "hadn't responded to their attempts to communicate". I tried emailing again. Nothing. Then, I tried contacting them via social media and was provided with two new email addresses. More emails were sent across the three email addresses I had. Radio silence.

Only when I managed to push past my anxieties and make a phone call did I get confirmation that my payments were all up-to-date. The person on the phone then insisted she had no way to prove it to me. So, after sending two very threatening emails to someone with mental health issues, they weren't even going to follow up to say I was in the clear.

It's an absolute crying shame that I am bound to this company merely because I had the audacity to not know a UK homeowner well enough to ask them to guarantor for me. If you have any other option, use that before you use this company.

people aren't just saying it when they're calling this place scam artists.

i was nearly homeless because these people dont do what you pay them to do

they'll get you moved in, sure. into an accommodation you shouldve never been able to afford, in my vulnerable just-turned-18 year old self's case (at the time).

but then when i had an awful health situation and couldnt pay my rent, they were nowhere to be seen. they don't communicate not with tenants or landlords. they just disappear and take your money without full refund

update: theyre trying to get my review removed and a bunch of positive ones have conveniently popped up lol. even trustpilot themselves are saying some of their reviews might be intentionally gathered against guidelines.

Very easy to talk with, worked with me to get the right documentation without delaying the process.

My guarantor service was supposed to end in April. After six calls and seven emails to cancel, they finally did it in July! But here’s the kicker: they still haven’t refunded me for the overcharge in May and June. I’ve sent three more emails about it, but all I get is auto-replies promising to get back to me in three business days. It’s been ages and still nothing!

What’s funny is, when I signed up for the guarantor service, they bombarded me with emails to hurry up and get my guarantor’s signature, even though I hadn’t even contacted them yet. So interesting company, right?

Dani is really helpful with quick responses.
