H & W handled both the sale and purchase. To say the process was tortuous is an undertstatement. However, this was due to legal difficulties further down the chain and H&W did everything possible to ensure that there was a successful outcome. Particular mention must be made of Zoe who worked tirelessly on our behalf and kept us informed at all stages of the process. There were times when it seemed that everything would collapse but due to the professionalism of H&W we had a successful outcome.

This is a really tough review to write as all of the issues were caused by Wayne, who has now left the business, and our buyers however I feel that I should share the experience so that H&W understand the impact that it has has on us. If Wayne had still been in the business then this review would have been 1 star however over the last couple of months, Zoe worked tirelessly to try and push through the move. Her honesty was also appreciated and I felt I could trust her which isn't something you can normally say about estate agents!!
We accepted an offer in February from buyers that said that they had received a large inheritance and they were using this to purchase our property. From this we assumed that they were cash buyers however we were informed c. 7 weeks later that they had to get a mortgage. I feel that they shouldn't have been allowed to offer without a mortgage in principle in place or some sort of financial checks being done as they struggled to secure a mortgage and eventually managed it c. 5 months later (July). In the meantime we lost the house we were trying to buy. In May, when we learned that our buyers hadn't even paid a deposit to the solicitor to start the searches we asked Wayne to put the house back on the market which he did however we didn't get any viewings. We asked someone to phone to see if they could book a viewing however Wayne told them that the house had been sold and had only been put back on the market to pressure the buyer. This is not what we expected and felt that he was biased towards the buyer rather than us, his client. When I complained, we did get a couple of viewings in before he left but unfortunately they were unsuccessful. Eventually we had to pull out as we got to mid-September and our buyer still hadn't gotten to the stage where the mortgage provider was happy to release the funds and we were on the verge of losing our next property that we were trying to buy. To sum up, we had a bad experience which has a lot to do with our buyers as well as Wayne however Zoe has been great.

Hythe and Waterside were professional, helpful and friendly during the complete set up of my tenancy. From the viewing to the vetting and move-in, they have been faultless.

I particular Adam has been friendly, helpful and gone beyond expectations to make the move in stress free.

Zoe could not do enough for me. She worked tirelessly right up until completion. This took much longer than we had anticipated but Zoe was calm and supportive during a very stressful time. Her customer service was outstanding.

The team were fantastic throughout the entire process. Good communication and patience at all times, and made everything very easy.

Darren has been working with us to sell our home after renting it out for 18 months. We had decided not to rent again after a bad experience but Darren has been excellent, helping us through this and has also found someone who was wanting to rent for a short period of time and after thorough checks we are happy to rent again whilst marketing our home to sell.

Darren helped me get a home for me and my children after a tough start to the year, he was very helpful and communicative.
I can't thank him enough for his help.

I cannot fault the service of Hythe & Waterside for my recent sale. Wayne was amazing in helping us put the house on the market during a very difficult time. We dealt mostly with Joe pre & post sale and he ensured everything went smoothly and made sure we were kept informed at all times. I would also like to thank the lettings team for all of their help when it was being rented. The entire staff are friendly & professional and I would not hesitate to recommend them.

I bought a house as a buy to let investment from Hythe and Waterside two years ago. I left the house with them to rent out on a fully managed basis. Their service is first class with friendly, helpful staff always on hand to help. I would recommend them to anyone looking to buy, sell or rent out a property!

Being LPA for my mother and living over 100 miles away could not just pop in and sort the house sale out personally. Joe and Wayne have been a huge asset to the completed sale and always kept me in the loop as to the proceedings.Would recommend this estate agent as being very professional and courteous.

We used Hythe and Waterside to both sell and purchase our properties, the service was exceptional with both Wayne and Joe being readily available for any queries, questions no matter how trivial. After the post stamp duty holiday finished there was a period when the market in Hythe drastically slowed down. Hythe and Waterside (H&W) were very alert to the situation and kept in touch with their clients which was reassuring for us. Eventually a property that matched our requirements came on the market and we had a very quick response from H&W, we viewed it, liked it and made an offer that was accepted. During the long waiting process of getting the legal requirements in place H&W kept us informed of the position by liaising with all parties involved which we appreciated. Finally a sigh of relief as we have exchange contracts and I think we can thank H&W for pushing this through. H&W's overall performance was very professional and give 100%. The H&W Sales Team also have a good sense of humour, something needed in this particular business sector.
