Avoid to all costs

JCF required access to a flat to perform maintenance, their approach was demanding with suggestions that if no person was present there would be financial penalties. As the work was expected to take most of the morning I organised my schedule to comply. I was informed at 21:00 the evening before that the parts were unavailable. Surely this was known much earlier. A new date was set. This time I was informed that the new parts were incorrect, I found this out at 16:00 having waited all morning for the work to start. I phoned Molade, no answer, phoned David Graves, no answer. JCF have little consideration for their clients and no need to apologise for their actions. No doubt I will be served an Unreasonable Behaviour policy for complaining, meanwhile I expect to see 3 or 4 glowing reviews on this website in the next week to retain their 4.3 rating.

I note you have decided to leave a one star review and given the circumstances I consider it necessary to respond stating the JCF view.

The work required to replace fire detection equipment in each of the flats was initially organised by JCF but the access arrangements for the second visit by the contractor were handled entirely by one of the residents. It was unfortunate that the contractor discovered on arrival that the work was slightly more complicated than first thought and required a new part to be ordered for all of the flats. The contractor decided to abort his visit as the work could not be completed. I am sorry that you were not informed of this until later in the day. JCF were not involved in the day’s events and thus I consider the 1–star review you have left JCF is unjustified.

I would like to make it clear that despite what you say JCF have every regard for their clients, and we endeavour to make communications a strong priority. It is unfortunate that your call to the property manager Molade went unanswered as he is currently away on annual leave. I did not pick up on your voicemail until the next morning as I happened to be in back-to-back meetings all afternoon. Having listened to your message the next morning I made enquiries and discovered that JCF were not actively involved in any part of the contractor visit. Please do also note that if the property manager is not immediately available, you can of course always call our main number so any of our property management team can assist you. I am sorry that your time was wasted and would hope that next time you are told immediately if there is any problem or delay with the important work needed to fire detection equipment.

I live in a block of flats that has been competently managed by JCF Property Management for several years

I am a Lessee and a director of the residents' association, living in a block of flats that has been managed by JCF Property Management for several years. We Lessees own a share of the Freehold and therefore it is essential that the flats covered by the Freehold are properly maintained and that audited annual financial returns are submitted to Companies House in a timely fashion. On account of the large number of individual flats, we employ the services of the reputable and trustworthy property management company JCF Property Management, who facilitate health and safety inspections, gather all the financial information required for annual statutory returns and also negotiate our essential buildings' insurance packages. This is something residents cannot deal with on their own. Also there are basic maintenance issues, which are dealt with by JCF, who provide a good reporting system. We have a dedicated property manager called Oliver H, who is very responsive and competent. I can only speak for my own experience, which has been very good. Remember, all these property managers have a portfolio of properties to deal with and they respond as quickly as is feasibly possible to each request.

I am in a leg cast and have been unable


I am in a leg cast and have been unable to leave my flat for over 2 weeks as the only lift has been out of service. I am scared if there is a fire. Company keep telling us that there are delays but that doesn’t change the fact there is no lift. Have not been able to go to the supermarket or order food delivery as they will not come up the stairs.

We are very sorry to receive your review. We unfortunately haven’t been able to identify which property you are referring to based on your review and so we have sent a request to you via TrustPilot to try and make contact, but haven’t received a reply. We are aware of a lift in one of the buildings that we manage having had a fault, but this has been fixed, tested, and is now fully operational. In general, what we can say is that for the rare occasions that a lift has a fault, we immediately contact the lift management company who will attend the property to assess the fault and they will then typically order the necessary replacement parts for them to install. Dependiing on the nature of the fault, this can take them a little time, with safety obviously being paramount. Additionally, related to the issue of safety, if there was ever a fire as you mention, all residents would be required to use the stairs and not the lift. If you would like to contact your property manager for more information, please don’t hesitate to get in touch.

I am a property manager

I am a property manager, and deal with block management companies often which is tough as there is a lack of communcation and poor attitude. I have for the first time had the most pleasant experiance in a property of mine dealing with Joshua Harvey. I reported an issue that was not an block issue, but an issue flat to flat just for some assistance. He went out of his way to ensure he was on top of it and followed up twice with me to ensure the issue would get resolved. His communcation was positive which is not often found! Many thanks Josh.

Terrible property management

Terrible property management. 3 weeks and the elevator still not fixed!!! We had 2 break-ins in underground parking and they still not changed the parking fob. DISGUSTING JUST DONT USE THEM !!

Dear Roland,

We fully understand your frustrations. As you know, the lift maintenance company have been out to the lift to replace the faulty parts and unfortunately, in doing so, an additional issue was diagnosed that requires further parts, which have also been ordered and the lift maintenance company are awaiting them. We are in constant contact with the lift maintenance company to ensure they are ready to fit the new parts when they arrive. Obviously our first priority is that the lift is fully checked, tested, and safe, though we do appreciate any time with the lift out of operation is difficult for residents and the lift maintenance company are in no doubt that fitting the new parts is a priority as soon as they receive them. With this in mind, we are obviously saddened to receive a 1 star review.

Amazing property management!

I've lived in property managed by JCF for the last 18 months and it is the best experience I've ever had as tenant. Davina in particular has been amazing, she's really friendly and is quick to respond to emails, and has been so helpful in making things go as smoothly as possible.

The best bit about dealing with JCF is working with their people. Davina P gives us solid support with our property management needs; really clear advice and decisive follow-up. With Davina at the front, and Douglas O there in his role, we feel well looked after.

Have owned a leasehold flat in Staines


Have owned a leasehold flat in Staines for money years and JCF have been the managing agents for about the past eight. A breath of fresh air after poor experience with previous agents. Howard Nicholson is the boss and is very customer friendly. He was involved many years ago wearing the hat of a different agent and it was great to see him back. Some agents are interested only in collecting the service charge and do little else but not JCF. Recommended.

Avoid any property managed by this


Avoid any property managed by this company, especially 17 Hardwicks Square. The management is absolutely appalling. The building is dirty, with frequent fire and scaffolding alarms going off weekly, and rodent problems that are never properly addressed.

Despite repeated requests, basic issues like connecting flats to the intercom or installing a mailbox (requested over 6 months ago) remain unresolved. There is no meaningful response or effort from the management to solve problems.

This is one of the worst-managed buildings I’ve ever encountered. Save yourself the frustration and avoid any property managed by this company like the plague.

We are naturally disappointed to receive your 1-star review. There were undoubtedly difficulties with keeping the exterior of the building clean during the currency of the building works, but these issues have now been resolved and the cleaning team at Hardwicks Square continue to do a great job. We have had no reports of any issues with rodents. We are aware that the scaffolding alarms were triggered from time to time by trespassers, but the alarms are there for a purpose and cannot be disabled.

As a tenant, you have a separate managing agent for your flat and issues relating to your intercom and mailbox will need to be referred to them. Perhaps you are thinking of them when you mention unresponsiveness. We always do all we can to respond rapidly to all issues within our control.

During the renovation of our building, JCF not only efficiently coordinated various repair tasks, but also consistently prioritized the needs of our leaseholders, ensuring the smooth progress of the renovation work. In particular, Elena performed exceptionally well during the process. She not only has solid professional knowledge, but also can accurately identify the problems and quickly find solutions. At the same time, she pays great attention to communication with leaseholders, making us feel the warm and considerate service. Here, I express my heartfelt thanks to the company and express my respect to all the employees who participated in the renovation work. Your hard work has created a more beautiful, safe living environment for us.

Extremely helpful and very responsive

We've had a fantastic experience with JCF so far - they've always been very responsive and helpful with sorting out any (major or minor!) issues with our property, ranging from a malfunctioning washing machine to a tripped switch.

Particular shoutout to Davina and Helen for all their help throughout our tenancy.

Swift, clear and excellent to deal with

I have inherited my father's flat, managed by JCF. Throughout the process, including when I was dealing with the property when he was ill overseas, JCF was excellent to deal with, clear in billing and prompt to respond. Most recently they instantly arranged for me to get additional keys to the block. I've dealt with quite a few property management firms, and JCF is the best so far.
