I was recommended to JustMortgages by my Estate Agent. It was 13th of March when I got my offer accepted on a new build (ready to move). I asked the EA if we could be fast as I had hopes to beat the stamp duty deadline and they said it might be possible if I went with "their guys". The initial process was ok, although I was annoyed that they were overselling insurance when I clearly had coverage from my employer benefits. Nevertheless, the problems started happening on their interactions with the lender (HSBC) on my behalf. The lender never approved my application and keep asking for additional documents because they didn't like the wording on my employment contract (which is a standard American multinational contract). Even though I appealed many times, JM took the lender's side and said I would have the same issue with any lenders. In the end, after wasting almost 3 weeks, I decided to go on my own and get a mortgage directly with a lender. To my surprise, I had my offer approved in less than a week, no questions asked about the contract. Also I got a better rate than HSBC / JM were offering, which makes me both happy and mad, as if I got this approved in less than a week, I could have beaten the stamp duty deadline without JM in the way. I've requested my money back, but they are being as efficient at refunding me as they were at getting my mortgage approved. Huge disappointment. Lesson learned: go directly to the lenders!

Our experience with JustMortgages was disappointing due to the complexity of our case. The initial lender discovered that the flat required work to become liveable, and the vendor refused to undertake the repairs, selling the property “as seen.” This necessitated extensive negotiations and a deeper search to find a suitable lender. While the broker initially provided proactive daily updates, their communication gradually became reactive, shifting to weekly and eventually monthly updates. It seemed our case was deemed too time-consuming and not profitable enough, leading to it being deprioritised. They didn’t advise us to seek alternative brokers, leaving us in limbo with no progress.

We ultimately switched to another broker, who secured a lender within a week—a stark contrast to the nearly three months spent with JustMortgages.

If we had gone with the other broker from the start, we could have finalised the process before the new stamp duty charges kicked in, saving a few thousand pounds.

I honestly can not thank Charlotte Innes enough. She has secured me a fantastic mortgage offer, she has been a massive support throughout the whole process and I can’t recommend her enough. Although a very stressful time for anyone moving house, Charlotte made it as easy as possible. Thanks again Charlotte I appreciate your help more than you will ever know

I just want to take a minute to say that Atthar Kazmi from Just Mortgages in Barking has been amazing since the first day I called to speak about my mortgage. The initial call happened exactly a week ago, and now a week later we have our new mortgage offer, as well as a re-mortgage offer too! I can’t believe the pace in which Atthar managed to get us both these offers and the level of professionalism he showed. Out of everything, what really stood out to me was how friendly Atthar is, he kept my mind at ease throughout the process and is still hanging on to help & advice all while the solicitors are completing their work too. We are in the process of viewing and offering on properties and nadia has been an absolute gem. Understanding things such as this can be daunting and difficult but she has been patient and made sure we are certain of the process. She has been quick at responding to our emails/phone calls and has gone above and beyond. We have no doubt that she will eventually get us moved into a new property soon. An asset to the company.

Thats fine as I can still sue him at this address as he's provided it and I have screnshots.

Ravneet Sokhi made our process really smooth and bearable. She was of great help considering our unique case and immediately preferring options which other brokers had initially said were not available.

At the later stages as well where we had to have Emma Rae involved, she was also extremely helpful and Responsive.

We will definitely Recommend Ravneet to other buyers.

My first interaction with Just Mortgages was having a meeting with one of the brokers, we had run through some affordability and she got me a Decision in principal and then vanished and ignored my E-mails.

The next Broker I had seemed great to begin with, would reply fast and we managed to get a mortgage offer which was great.

I must of got the wrong idea about what Just Mortgages are suppose to bring to the table with their service because I was under the impression they help you get an offer and will be there to help and support through the rest of the process up until I get the keys.

Once I had my offer I was ignored for weeks on end on many occasions, as a first time buyer I thought for £700 the service would of been a lot better. Other parties involved in the buying process were also ignored by my broker. I had put this in a complaint but was told this is a great example of good service.

Their website clearly state they will 'We liaise with the lender, valuer, estate agent and solicitor to ensure deadlines are met'.

Appreciate the fact the mortgage was applied for, but my honest advice to anyone would be to save £700 and apply yourself. This service was not worth £700 at any point. I am Still being ignored now regarding a question about the building insurance.

My second experience with Just Mortgage. Matt Tilbury, provided the utmost professional service, helping me and guiding me through the process. I was provided a solicitor Advantage Property Lawyers, they are the worst company I've ever had to deal with. The lack of understanding and zero respect for customers was beyond a joke from APL.

Please avoid APL, for any future solicitor work. Not a pleasent experience.

Matt Tilbury was brilliant. He was professional, patient, and super kind and helpful. He explained things in a clear way that then made sense and he went out his way to help me get to exchange regarding my move. I couldn’t praise him enough!

We have used Gavin Poulton’s services a number of times and recommended him to our daughter who has also used his services twice and also a work colleague who also found his services fantastic!
