Lots of contact until you've paid...then silence

Lots of contact until you've paid. And then getting a response is slow and painful. Tom is a nice enough chap, seemed to know his surveying stuff, but as with all surveys there are follow ups and thats where it goes wrong. Emails ignored for days.
Communication is the simple easy bit - not sure why he can't get this right

We recently instructed Lang and Stone


We recently instructed Lang and Stone to carry out a Level 2 Home Survey on a property we’re purchasing, and we couldn’t be happier with the service. Tom was professional, and very thorough in their inspection.

The report was detailed and well-structured, clearly explaining the condition of the property, highlighting any issues, and providing useful recommendations. It was easy to understand and included photographs to support the findings.

Overall, we found Lang and Stone to be professional, reliable, and excellent value for money. Their attention to detail and customer care made a stressful process much easier, and we would not hesitate to recommend them to anyone looking for a trustworthy company to carry out a home survey.

Tom from Lang & Stone went above and


Tom from Lang & Stone went above and beyond! I needed a survey of a property being sold at auction, and was desperately seeking a surveyor who could conduct the survey quickly. Tom managed to fit this in at incredibly short notice (within days), and kept me updated throughout, even providing a verbal run through of the survey findings directly after conducting the survey, ahead of the formal report. A very thorough, kind, knowledgable service that I would recommend wholeheartedly. I felt in very safe hands and Tom's advice was instrumental in giving me the confidence to bid on a modern auction property. He gave practical solutions and remedies to the issues identified, and clearly has an excellent understanding of Bath property. Heartfelt thanks. Your advice and kindness has made first time buying feel less scary!

Tom / Lang & Stone arranged booking


Tom / Lang & Stone arranged booking fairly last minute - dealt with an occupied property for the Survey. Great on-site communication, however the following report overlooked key issues one would hope a surveyor would highlight/notice.

Exceptional service

Just had exceptional service from Fred Perkins at Lang & Stone..
we needed an Asbestos survey on our daughters property which we are selling. It was arranged at short notice to work around our needs and was cost effective with the report produced quickly for delivery to our solicitors

I contacted Tom with an urgent request


I contacted Tom with an urgent request to survey a house we had offered on. He came back within a few hours and booked it for the following week. Immediately he left the property he he contacted me to give me a verbal assurance that there were no red flags and I received the full report within 48 hrs. Excellent service and communication and I would have no hesitation in recommending Lang and Stone to anyone. Thank you

Great service again

Second time using Tom. Great service, provided another in depth survey with pictures.
The most recent Bath property Tom alerted me to some damp in the roof space, and some subsidence on the driveway. Prompt reply’s to all my queries on these issues and advice. Cheers again.

It was with regret the survey date was changed, as we arrived at the property at the agreed time but the vendor was not home and as such we could not gain access. This was unfortunately out of our control. Thankfully we were able to reschedule for 3 days time.

Avoid this surveyor

Avoid this surveyor.

In response to Tom’s reply it is complete lies that he needed to remove anything or dig up the garden - If he actually looked he would have seen it. As you can tell by Tom’s tone in his reply he is passive aggressive and his response stating X-ray eyes is childish. In addition putting the words ‘well versed’ in inverted commas as a dig to me about knowing this clause again is childish - I of course know these clauses but it’s when these clauses are used as a get out and not relevant to the complaint. I really do hope that any reader seriously just uses another surveyor - there are many to choose from.

Original review:
Inexperienced and will miss very obvious issues. Having bought many properties in a professional and personal capacity over the last 20 years, I am well versed therefore I can confidently state that Tom is the most unprofessional I have encountered.

We purchased a Grade 2 listed property and requested a full level 3 survey. Tom comes across as pleasant and friendly when you first engage, however when it comes to addressing an issue that arises he will ignore continuously. Multiple voicemails and emails and when we eventually reached him, he requested photographs and wasn’t going to come to the property in person to review our concerns - I had to push him to do this which is an immediate red flag of someone wishing to ignore their responsibilities. It took him a further 29 days to respond after he came to visit the property and that was after many emails requesting a response. After 29 days he provided a letter stating no responsibility and incompetent suggestions as to how to address the issue.

Tom will continue to use clauses regarding visual inspections to get out of his professional responsibilities, like he seems to continually do on his responses to other poor online reviews (Trustpilot, etc).

Our issue outside at the rear of the property should have been picked up during the survey as it was quite visually clear (without the need to remove anything). It is not a major issue and will cost £2.5k to rectify and I was prepared to share the cost with Tom (not that I have too) but he wouldn’t even entertain that - he simply avoids dealing with his professional responsibilities. His responses to say how to address our issue are incompetent and having shown his suggestions to two professional builders they were in agreement that his suggestions simply demonstrate someone with a lack of knowledge and experience.

Tom had this to say to me when I challenged his letter response:

“However, I realise it is your go to stance to be rude (as we have seen before) but as we are all humans I urge you not to take this approach as it is unnecessary. Your threats are weak and will get you nowhere.”

First of all I wasn’t being rude, Tom simply can’t handle the truth about a situation. In addition I never threatened Tom, I just stated that I would prefer not to go a legal route and instead reach a compromise - as a consumer you do have the right to take legal action and to be able to state that to a business you have an issue with. I am well within my right to lodge complaints with RICS and advise the estate agent that recommended Tom to us of his poor service.

Honestly it is not the £2.5k that it will cost me to rectify our issue at our property, it is simply a point of principle that we hired a surveyor to do a job and that job was not properly carried out and therefore they should take responsibility for it. I actually spoke with the previous owner of our property and they were able to tell me that Tom was in the property no longer than an hour - hence why the report was just full of standard templated blurb including things that were not relevant to a Grade 2 listed property!

Tom is a very small business (it took him 9 days to give us an office address to send legal correspondence, the address was for an accountancy firm in London!) and clearly doesn’t have the resources to deal with an issue that arises hence why he chooses to ignore them. As a business owner myself I can confidently state it takes years to build a good business reputation and minutes to destroy one.  As another reviewer states, Tom is a modern day cowboy. Continuing to operate a business in such a poor manner will eventually catch up with Tom

Of course it is with sincere regret that you are unhappy with the service and that you have had problems hidden within your house.

You bring attention to clauses within our reporting (which are made available upfront in the terms of business). These are extremely standard across the industry and recommended by the RICS. We follow strict RICS guidance on how to conduct a survey and report on its findings. Someone as 'well versed' as yourself will have therefore seen similar clauses before in home surveys.

I realise you dislike this fact but unfortunately we, as surveyors, are limited in our investigation and it is a visual survey to the extent that we cannot remove fixed panelling nor dig up the garden/patio. To find the defect you refer to would involve doing both of these. At the time of inspection you were not the legal owner and therefore we cannot destroy the property by digging up the rear garden. We would love to have x-ray vision so as to provide more detail for our clients but for now the continuous professional development and guidance provided by the RICS and other educational bodies will have to suffice.

Having followed due process laid out by the complaints handling procedure, it was found that the inspection was done in line with the service expected of an RICS Home Survey. A return visit was agreed to immediately (not as you suggest after any 'pushing'). We realise you are upset but false claims of spending less than an hour at a property for a survey such as this are wildly inappropriate.

We would always advise that the description of service and terms of engagement are read prior to instructing any professional service.

Great experience with Lang and Stone

Great experience with Lang and Stone. I commissioned a house survey report at short notice and the response was incredibly fast. They booked me in, completed the survey and produced the report in under a week. The report was well-written and detailed and covered all the issues that concerned me. The follow-up was also fast and efficient. I highly recommend them.
