I had a very similar experience for a home buyers survey as reported by David. Tom is a modern day COWBOY.
Tom was very happy to take the money, but in terms of responding for his work, very very poor.
Tom who was available at short notice having found 3 week waiting time from others.
A date was agreed for the visit which included access to the roof via entrance from another property. On the appointed date did not show up, did not call either before or after to explain or apologize.
He did eventually show up unannounced, picked up the keys late one afternoon from the agent, no access to the roof as visit was not coordinated with other owner.
Once I received the survey I raised some questions and hoped to be talked through the survey. I also had absolutely zero response from Tom to multiple emails and answerphone messages.
The report was an absolute boilerplate, very generic, could have been written for almost any property, with a few photos attached. As a result not the basis for decision making.
Totally unprofessional behaviour I'm amazed he can still trade as a "surveyor".

Tom Lang of Lang & Stone dealt directly with us for a homebuyers survey. Tom was very efficient up until payment was received.

Initially we were impressed by Tom who was available the following week to carry out the survey (probably should have been a red flag) and he was very responsive. Tom was also very understanding of our late payment, as Tom still went out to the property to conduct the survey having not received any money.

Once we had paid and received the survey we have had absolutely zero response from Tom after multiple emails and answerphone messages. We had contacted Tom as there were some quite obvious errors in the survey which we wanted addressing and correcting. Errors like the placement of rooms across floors and stating the property was a freehold property when it was actually a leasehold. When there are such basic errors in the survey the credibility of the whole report is questioned.

I contacted Tom post-survey and was ignored for 3 months. It was only after RICS made contact with Tom at my request that he responded to me. This is completely unprofessional behaviour. Tom corrected the issues I had spotted in the report.

Wait a little longer for a quality surveyor if you are going to have one.

Tom was very helpful in all his communications. Got a Level 3 buildings survey done by him on Wednesday, got the report on Sunday. The survey itself was done about a week after getting in touch with them too, which is a lot quicker than other companies I got quotes from. Report was very thorough and lots of valuable advice. Highly recommended, thanks Tom 😃

A thorough investigation of the property indeed. I was really pleased with the outcome because I have been assured that the problems in my property have nothing to do with roof problems; the roof being in good condition.

Booked a survey which was due to be completed at the property on 30th April. 2 weeks later I had not one bit of contact from Lang & Stone and in the second week I had sent several emails, left voicemails and texts and I've heard nothing. I was at the point of giving up and then Tom Lang got in touch apologising profusely and sent the report that afternoon. I'm still unhappy with the lack of contact but the report seems good.

We found Lang and Stone through a comparison website and chose to use based on location and reviews. Tom was easy to contact, had quick availability and a quick turnaround for the write-up - our report was ready before some other surveyors’ earliest availability. The homebuyer report (level 2) is comprehensive, highlighting several useful features of the property for us to take into account, and very easy to understand. Would recommend!

I reached out to Tom at the start of March, and decided to go with him despite his quote being more expensive than others as he was local to the property and had excellent reviews. I paid Tom in full on the 18th of March and have since had literally no contact whatsoever, the phone number associated no longer accepts calls and I've been left completely in the dark.

I will update this review when/if I am able to contact again.

Update: Tom contacted me the day after this review was published, apologied and sent the report the same day. Changing from 1 to 3 stars as the survey didn't delay the house purchase and I was happy with the quality of the report, however be aware of potential unexplained lack of contact.

Tom was clear, responsive and communicative throughout the process (a level 3 buildings survey) including providing additional responses post completion of the survey. A positive experience and would happily recommend Lang & Stone.

Lang and Stone are excellent. Tom Lang is knowledgeable, very helpful and replies promptly to all queries. He was very friendly and helpful in responding to queries, and his report was comprehensive and easy to understand. I highly recommend them.

Tom was very quick to get back to me when I first contacted Lang and Stone. He was easy to talk to and very friendly. His quote was not the cheapest but the reviews suggested that his services would be worth the small extra price and his subsequent rapid, comprehensive and clearly explained report and detailed photos have proved this.

We commissioned a survey for a residential property with Lang & Stone, and we found them to be excellent. The survey was carried out with efficiency and accuracy. We had particular need for follow up after the survey documentation had been received, and our surveyor was more than helpful in resolving our remaining issues. Clearly a smart, considerate and trustworthy company!

Clear and detailed Level 3 survey report on a Grade 2 listed townhouse. Great communication and Tom was happy to chat through things post survey to clarify.

Excellent level 3 survey on Georgian property. Clear, detailed report assessing all areas, clearly rating them, pragmatically identifying matter for my awareness, with focus on those areas I requested. Tom took the time to talk me through the issues I wanted to better understand. Prompt survey and report sent within a couple of days. Highly recommend.

Lang & Stone carried out a Level 3 survey on a Georgian property for us in Bath. They managed to book the survey in a timely manner and had the report back to us within a few days. The follow up service was much appreciated as they took the time over the phone to talk us through specific areas of the report and answer any queries we had. Would recommend!

Was initially happy with survey, however, then realised some information was missing.
On returning to the property myself looked, amongst other things, for mains water stopcock (not mentioned on report) to find it in a cupboard in the utility alongside a soil vent which was obviously venting into the cupboard resulting in corroded pipe work (mains water), mould and foul odours. Also found mould which had not been mentioned in cupboard housing hot water tank. Contacted Tom for comment, no response, quick to respond prior to survey and to ask for payment, sadly not afterwards. Wouldn’t recommend whatsoever.

Interesting response, the cupboard in question has no back, just open and full of corroded and soil splattered pipe work.
I agreed to and paid for a level 3 survey so would expect a more comprehensive inspection than just a visual inspection. Reply is about the same as the survey, misses the point!

Tom carried out my level 3 survey. His communication was prompt, informative and friendly. The report came through very quickly after the survey and had all the detail I hoped for, plus a lot more. Tom had carried out checks on the specific concerns that I had flagged up. If I had needed to follow anything up, he was available and willing to talk. A great service and I would definitely recommend Lang and Stone to anybody.

Tom was very swift in his communication. The report I got back seemed to be as comprehensive as it possibly could be and offered some useful advice and tips. The whole service was very efficient. Thanks, Tom!
