After reading good things about Paul Fox Estate Agents, we decided to entrust them with the sale of our house. How wrong were we.
At first, everything seemed professional. We received a visit from Ryan Fox who pretty much after sitting down divulged that Paul Fox, his Father is a Mason. I don't quite understand whether he expected a standing ovation or invite to dinner, but the fact that he felt the need to mention this seemed to cause him some embarrassment. He then spent some time letting my partner and I know how wonderful they were. Convinced that they would do as they promised, we signed with them.
10 days later Ryan turned up to take photographs. Because it was grey and windy he said that he would return on a day less windy to take drone shots of both the back and front of the property, as we have fields to the front and rear of the house.as well as a covered walkway between the house and the garage. He couldn't take it on that day as my partner and I have mobility issues and because we knew that at some point we would be moving.that we had made an early start on packing. The boxes were all over the house, but many were also in the covered walkway. When he mentioned calling in for the drone pictures he said he would take a photo looking down the walkway. The next day the house was online and on the market. I noticed online that some details on the floorplan were incorrect, so I contacted Ryan via email to explain what changes were needed. We also found that some of the description of the property was lacking in detail so included that too. I received an email back letting me know that these items would be addressed.
In the meantime my partner, let's address her a L and I started emptying the corridor of the boxes so when Ryan returned to take the outstanding promised photographs, it would be ready to be photographed. What would take a healthy person just a few hours took us weeks. Now many blue sky, and sunny days past, without a peep from Paul Fox. Ryan had said he would pop in on a sunny day, we had stupidly taken him at face value as he didn't. During the next month I email him twice, both times he ghosts us. I then get a call from Sharna from Paul Fox Gainsborough Office. She has called to let us know why we haven't had any viewings. I tell her that im not surprised as if the bosses son can't be bothered to reply to the emails of people they are working for, it's no surprise really. I then spend 12 minutes reeling off everything they had failed to do, I was met with one of the most insincere apologies I think I have ever received. I mention that if the bosses son can't be bothered to reply to two emails, it doesn't give the customer much hope of getting a sale. I then reel off the floorplan mistakes I was assured would be corrected a month ago, as they hadn't. I mentioned the features missing off the description I had mentioned a month ago. She gave the impression she was writing everything down, but I'm doubting that now. I was promised they would be sorted out. On closing the call, Sharna promises to correct everything asap, send us out a brochure of our house, something we never got but that was promised when signing us up and on this phone conversation. Last but not least, she would contact Ryan at Paul Fox and ensure he calls us. 6 days later, I call Sharna to see when these asap items would appear? All she could tell me is that it had been sent to head office. 2 months after signing us up, Ryan turns up to take the outstanding photos. Before he does so, I mention that he hadn't replied to my emails, he offers no explanation. I ask why the floorplan hasn't been updated, nor the description? He tells us that he will get it updated. He then tells us, he's going out to get the drone pictures but will then leave straight after sends the drone up and takes only 1 photo of the front of the house. He then goes to leave so we ask him about taking photos of the corridor we had struggled so hard to clear. He shakes his head and just goes outside and launches the drone. Sometime after, we receive our 1 and only viewing, it was obvious, even before they had made it through the door that this house wasn't for them. I can't help but wonder if both the viewers and us had both our time wasted, just to get someone through our door?
3 months in, I get a call from Sharna wanting to update us on the slow market. I ask her why the description hasn't been updated, or why the floorplan hasn't been corrected? I also tell her that Paul Fox are in breach of contract and we are considering our future with them? I also mention again that Ryan Fox, obviously an unbelievably ignorant xxxx hasn't replied to any email. She now doesn't even try to give a reason why he is so ignorant or why nothing has been updated.
4 months in. I call. Still no updated description or rectified floorplan.
55 months I tell her that's it. We're leaving.

Paul Fox have been fantastic the whole way through the purchase of our house. They are more reliable for contact and updates than the solicitors we have. Always happy to chat, always free for follow up viewings or anything you need from the property. They couldn't do enough to help. The final exchange is still yet to happen but Paul Fox have been a lifeline throughout. Thank you so much

The Paul Fox team were from the outset friendly and professional. They kept us informed of progress and any changes far more efficiently than any other party and always worked to keep the process as smooth as possible.

Communication at the Paul Fox Barton branch really does need some improvement. I requested to view a property in October 2025 and initially received a response advising that they had contacted the vendor to arrange a viewing. However, I received no further update until I chased it up.

When I did follow up, I was informed that the property had a leak and required some work, and that they would update me once they had more information. As you can imagine, despite chasing again, I never received any further response. Since then, I have seen that the property is now sold subject to contract, without me ever being contacted.

Paul Fox needs a better process in place to manage and respond to customer queries effectively.

Paul Fox sold a property for us. It turned out to be a very lengthy process with a fair few problems. We were kept informed every step of the way with their first-class service. Very helpful and friendly. Highly recommended, couldn't ask for more!

After asking Paul Fox Estate Agents to sell our plot of land , our contact at Paul Fox was a lady called Taylor. Paul Fox were fantastic to deal with, but as a contact Taylor was very professional, extremely pleasant & basically got the job done. Many thanks Taylor & Paul Fox. Would definitely recommend.

Paul Fox have been amazing with selling my mums house and I would recommend them again. Lyndsay has been friendly and efficient helping us navigate through the selling process and has gone above and beyond to help. The service they provided was excellent and I would be more than happy to use them again.

What a great company to deal with! I got immediate responses to emails from knowledgeable friendly staff. Everything necessary was carried out by them at my convenience and to my great satisfaction. During the relatively stressful time of selling up, it's a good feeling to know Paul Fox estate agents are there to help, guide and give support.

If I could give them a minus 1 I would! Absolute mercenaries without an ounce of pride in the job they do. We have listed our property on a modern auction style sale and it turns out they have nothing to do with it, they just passed our details to IAMSOLD which are nothing more than predators themselves! Our contact Ella, simply did not care how much we lost, she sold our property for a price that was nothing more than peanuts, and even when she sold it she made a clause in favour of the buyer!! So even now after day 56, the buyer can pull out and they will not lose their deposit! STAY AWAY FROM THIS TYPE OF AUCTION YOU WILL SEE YOUR HOUSE PRICE REDUCED TO NOTHING AND ESPECIALLY STAY AWAY FROM PAUL FOX EPWORTH AND IAMSOLD.

We used Paul Fox for our house sale recently, they were extremely friendly and helpful throughout the process. They encouraged plenty of the right viewings on our property resulting in a very quick sale. Communication with the office was excellent and they kept us informed of any updates as they happened. We would definitely recommend Paul Fox Estate Agents.

Where do I start? Paul Fox Estate Agents will definitely be my first choice if I am ever move house again. I recently completed the purchase of a property they were marketing, and from start to finish, I genuinely couldn’t fault the service. Taylor led the process and was outstanding throughout friendly, professional, and incredibly responsive. She kept everything on track and played a key role in ensuring exchange and completion happened promptly. Her communication was second to none, I was kept in the loop at all times with clear, timely updates whenever there had been any developments, Taylor also did a brilliant job liaising between both parties and resolving any issues that came up her proactive approach really did make a difference. I truly appreciated the effort she put in from day one. Based on this experience, I’ve already recommended Paul Fox to others and wouldn’t hesitate to use them again. Had this company value my house over 12 months ago with a view to them listing it. Their valuation was the lowest out of the three we obtained and their costs the most expensive. Needless to say we didn’t use them and sold the property for £55,000.00 more than they valued it. Recently we have sold our current house and their extremely arrogant surveyor was employed by our buyers to carry out a survey and valuation. He valued our house much less than the offer we had accepted! Crazy as Paul Fox had the very same house on their books for sale 2 years ago £20,000.00 more than they valued it June 2025 and now it’s fully renovated too! I would avoid this company at all costs! They are arrogant and think they are the font of all in this area operating under a false sense of superiority. Definitely DO NOT recommend.

Property prices have only increased since PF marketed the property two and a half years ago. That, together with the fact that significant renovation has taken place was not taken into account and you valued it 20K cheaper than you marked it almost three years ago, pre-renovation. There are no other like for like properties in this particular area to compare either. The property sold soon after it hit the market having three interested parties. A clear indication that it was marketed at the correct price.

This is our second negative experience with this company and we have every right to review. It’s worth noting that we have never done this sort of thing previously so the impact has been significant enough for us to do so. There are many other unhappy reviews on this platform I note you haven’t shared or responded to. Hence the ‘poor’ overall rating. I did try to speak to your company but was refused met with arrogance. And now you want to discuss. I have no desire to speak further! We have been disappointed and let down enough by this company.

Rude staff, poor communication. Was warned by many people before going with them but went ahead anyway. I feel like the staff are extremely argumentative.

Would rather spend more and go elsewhere. AVOID!
